- PLANNING FEES & SCOPE OF SERVICE

We thank you for the opportunity given to us to provide you with our professional
services. For your information, we are providing professional services for Town Planner
Consultancy Services.

1. SCOPE OF SERVICES

i. To advise CLIENT on all necessary land and planning matters. The


involvement of the Town Planner in the above application shall include the
preparation of related plans and Laporan Cadangan Pemajuan for
planning permission.

ii. To liaise with the planning authority to ensure timely approval.

iii. To attend meetings, discussions and presentations, as and when required


by the planning authority – Majlis Perbandaran Sepang

iv. To prepare the layout plan for the purpose of planning submission and
inconformity to the town planning requirement. The Layout Plan will show
the development components and its layout configuration, floor area
tabulation, plot ratio and plinth area percentage, parking requirement,
internal circulation as well as provisions for infrastructure and utilities reserve,
landscaping zone and so forth.

v. To prepare the Planning Report, “Laporan Cadangan Pemajuan” (LCP) as


a supporting document for the planning submission and complying to the
Section 21A of the Town and Country Planning Act 1976
(latest manual LCP 2013). The report will outline the development
components, site analysis, circulation and accessibility, analysis of existing
land use and surrounding developments, land matters as required under
the Act. The report will be supported with the plans and site photographs.
vi. To submit the application to the Local Authorities Majlis Perbandaran
Sepang and assist in doing the monitoring and follow-up.

2. DELIVERABLES
i. Site analysis and evaluation of proposed site and its surrounding areas.

ii. Layout Plan that show the development components and its layout
configuration, floor area tabulation, plot ratio and plinth area percentage,
parking requirement, internal circulation as well as provisions for
infrastructure and utilities reserve, landscaping zone and so forth

iii. “Laporan Cadangan Pemajuan” (LCP) as supporting document for


development proposal.

iv. Preparation of other documents required for submission by the relevant


authority and co-ordinate submission requirements from technical
departments.

3. PROPOSED FEE FOR SERVICES

Based on the scope of works given as stated:-


*Based on the scale of professional fees by the Malaysia Institute of Planner
2016.

The above fee covers the cost of preparing planning reports (LCP), layout
plans, photographs and other documents for ONE TIME PLANNING
SUBMISSION to Majlis Perbandaran Sepang.

4. SCHEDULE OF PAYMENTS TOWN PLANNER


Schedule Payments

20% Upon Appoiment 2,000.00

30% Upon completion and submission of plans and LCP to client 3,000.00
for signature.

40% Upon completion and submission of plans and LCP to 4,000.00


relevant authority

10% Upon getting decision from authority. 1,000.00

Total 10,000.00
The total fee DOES NOT COVER the following:

i. The cost of reproducing documents like planning reports, layout plans,


photographs and other documents for subsequent planning submission
to Majlis Perbandaran Sepang after receiving technical comments
from respective technical departments.

ii. The cost of reproducing documents like planning reports, layout plans,
photographs and other documents including those used in
communication between the Town Planner and the other independent
consultants and contractors and in making inquiries with the relevant
authorities.

iii. All planning submission fees to Majlis Perbandaran Sepang

Terms and conditions of our appointment can be discussed in detail upon your request.
We hope our proposal is agreeable to you and your management. Kindly sign the
duplicate copy and return to us upon your agreement.
