DEED OF ABSOLUTE SALE OF A PORTION OF LAND

KNOW ALL MEN BY THESE PRESENTS:

I, SIDNEY DELA CRUZ SIMANGAN, of legal age, married to MARISSA B. SIMANGAN,

Filipino citizen and residing at 16-B Mercury Street, Fairview, Quezon City (VENDOR), through
his ATTORNEY-IN-FACT CLEOFE DELA CRUZ SIMANGAN, of legal age, with address at # 34 Bassig
Street, Ugac Norte, Tuguegarao City, Cagayan, by virtue of a Special Power of Attorney
notarized by Atty. Joseph Andrew L. Calubaguib and registered in his notarial book under Doc.
No. 80, Page No. 17, Book No. 564, Series of 2015, for and in consideration of the sum of TWO
HUNDRED FIFTY THOUSAND PESOS (PhP250,000.00) Philippine currency receipt of the entire
amount is hereby acknowledge, do hereby sell, transfer and convey to FR. STEPHEN DELA CRUZ
SIMANGAN (VENDEE), of legal age, Filipino citizen and residing at L Mansion 2, 3530 Hilario
Street, Makati City, their heirs and assigns in a manner that is absolute and irrevocable the ONE
THOUSAND TWO HUNDRED THIRTY-SEVEN (1,237) SQUARE METERS portion of a parcel of land
identified as Lot 4212-B-1 which is more particularly describes as follows:

“Lot No. 4212-B-1 of the Subd. Plan (LRC) PSD-110356 located at Bassig Street
Ugac Norte, Tuguegarao City, Cagayan with a total area of One Thousand Two
Hundred Thirty-Seven (1,237) Square Meters and still embraced under Transfer
Certificate of Title No. 032-2016000614.”

The vendor warrants ownership and peaceful possession of the said parcel of land, free
from all liens and encumbrances of whatever nature. The said parcel of land subject of this sale
is not under lease and it is not tenanted.

17, Book No. 564, Series of 2015 do hereby authorize MS. NENITA C. ABAYA, Pengue Ruyu,
Tuguegarao City, Cagayan to transact on my behalf, secure, receive, sign for me and process
necessary documents in Government Agencies at the City Assessor’s Office/Treasury/BIR/ROD
pertaining to the ONE THOUSAND TWO HUNDRED THIRTY-SEVEN (1,237) SQUARE METERS
portion of a parcel of land identified as Lot 4212-B-1 which is more particularly describes as
follows:

“Lot No. 4212-B-1 of the Subd. Plan (LRC) PSD-110356 located at Bassig Street
Ugac Norte, Tuguegarao City, Cagayan with a total area of One Thousand Two
Hundred Thirty-Seven (1,237) Square Meters and still embraced under Transfer
