SIX STANDARD PHASES OF A CONSTRUCTION PROJECT AND ENGINEERING SERVICES

 STUDY AND REPORT PHASE

 PRELIMINARY DESIGN PHASE
 FINAL DESIGN PHASE
 BIDDING OR NEGOTIATING PHASE
 CONSTRUCTION PHASE
 OPERATION PHASE

STUDY AND REPORT PHASE

 Analysis of the client’s needs conceptual design, conceptual opinions of probable

construction project
 This phase involves determination of project scope and economic and technical
evaluation feasible alternatives.

THE SERVICES PERFORMED DURING THIS PHASE MAY INCLUDE:

1. Reviewing available data

2. Advising the client

3. Identifying and analyzing requirements

4. Providing analyses of the clients needs

5. Providing a general economic analysis

6. Preparing a report and presenting alternative solution available

PREMILINARY DESIGN PHASE

 Preparation of final design criteria, preliminary drawings, outline specifications,

and prelminary options of probable construction cost
 This phase involves the establishment of the general size and scope of the project
and its location on the selected site

THE SERVICES PERFORMED DURING THIS PHASE MAY INCLUDE:

1. Consulting the client

2. Advising the client

3. Preparing preliminary design documents

4. Preparing revised estimates

5. Providing periodic status reports

FINAL DESIGN PHASE

 Preparation of design calculations, construction drawings, specification,

estimated construction cost and other contract documents
 This phase of project development is usually undertaken only after the client has
approved the preliminary design phase material

THE SERVICES PERFORMED DURING THIS PHASE MAY INCLUDE:

1. Preparing construction drawings and specification

2. Preparing and furnishing to the client a revised estimate of total project cost

3. Furnishing the necessary engineering data

4. Preparing basic documents related to construction contracts

5. Furnishing to the client specified number of copies of drawings

 6. Providing final design and construction services for design build contracts.

7. Providing periodic status report

BIDDING OR NEGOTIATING PHASE

 Assistance to the client with the bidding or negotiating process

 Bidding & Negotiation involves organizing a bidding process, making a contractor
selection, and negotiating a construction contract.

Pre-bid Walkthrough - Meet with interested bidders at the project site to observe
existing conditions, describe the scope of work, and respond to questions.

Bid Review Meeting - Review submitted bids and select the preferred general contractor

Contract Negotiation Meeting - Negotiate terms of the construction contract with the
preferred contractor

SERVICES UNDER THIS PHASE MAY INCLUDE:

1. Assisting the client in advertising for and obtaining bids or negotiating proposals

2. Issuing addenda as appropriate to interpret, clarify, expand and amend the

bidding documents.

3. Assisting the client

4. Consulting with and advising the client

5. Attending the bid opening
