Authority To Sell Juana Osmena - Amay Ong Vano - Broker
THIS IS TO AUTHORIZE real property broker AMAY ONG VAÑO, Filipino, of legal age, a
resident of Cebu City, to do and perform any and all of the following acts:
TO SELL the said property which consists of a: building & lot at 94 Juana Osmeña St.
Capitol Hills Cebu City, more particularly described as follows:
That lot numbers 898-E-2 & 898-E-1 which totals 1882 square meters is owned by
Jesus Escaño Development Corporation, while lot numbers 898-D2, 898-D1a and
898-D4a totaling 940 square meters is is owned by our cousins, Fernando Escaño,
Maria Concepcion Escaño and Teresita Escaño. Total area for the lots is 2,822 square
meters, more or less.
That should a possible sale were to be consummated, there will need to be separate
sales transactions for each of the individual owners.
That the broker’s commission will be charged to the account of the seller. The broker’s
commission will be set at 3% of the total sales price.
This is a Non-Exclusive Authority to sell shall become ineffective only after 180 days
from receipt of either party of a written notice terminating such authority.
That the asking price for the properties is P119,000.00 per square meter NET of all taxes
and fees with a total area of 2,822 square meters, more or less, and a total asking price of
P335,818,000.00
IMPROVEMENTS:
The property was the previous ancestral residence of Mr. & Mrs. Jesus F. Escano and has
presently been turned into a boutique hotel with 11 bedrooms, functions rooms,
restaurant and full kitchen. Currently the property is fully furnished and currently being
rented to Orange Carenderia under the management of Mrs. Beverly Pato.
The property sits at the side of Juana Osmeña Street with a 30 meter frontage. Road
access to the property is fully cemented as Juana Osmeña is a major thoroughfare.

Please note that the Broker will not be authorized to receive payment on the Seller’s
behalf, nor bind the undersigned by any contract without subsequent specific
authority.
Broker shall register and identify potential BUYERS to the SELLER or its
representative at the first opportunity.
Broker shall receive the professional fee from the buyer no later than fifteen (15) days
after the completion of the sales transaction.
This authority will expire with the termination of the period stated, unless extended by
the undersigned in writing.
Notwithstanding the expiration of this authority to sell, brokers shall still be entitled to
your full professional fee provided that the name of the prospective buyer has been
registered with the seller in writing during the period of your authority.
The broker shall protect & hold the undersigned free from any claims, obligations from
any brokers and agents registered under his / her network.
