A. Functional Approach

Objective This is a Property Search Website/ Mobile App will act as a catalogue for showcasing
Summary properties cum property locater for desired buyers/ renters

 Property search website will be available as a public domain website and in


mobile App version
 It will serve the purpose of a property finder for end users. The website will
have multiple CTAs to generate business lead of prospective buyers/ renter

User Roles
User Roles: It will have primarily 3 types of users

1. Public Domain Users: This will be the public domain users who will visit
the Website for searching properties. The desired output from their visit is
lead generation.

2. ICICI HFC Users: This will be ICICI HFC users who can visit the prospective
home buyers along with PDA devices to showcase the properties on our
platform. This users will have an addition facility in their access mode for
punching leads.

3. ICICI Bank Users: This type of users will have an access similar to ICICI HFC
Users. They should be able to punch in lead into the system.

Functionality: External Users:

1. The landing page has to be personalized for the user. It should show
personalized content to the users.
2. Multiple tools and calculators to be integrated with the website to support
decision making of property buyer/ renter.
3. The Website/ App will have a catalogue based view for showcasing properties
based on multiple filtering and sorting capabilities
4. The user should have an option to download/ self email the property details
from the catalogue with single email/download for multiple properties.
5. Website should have an integrated chat bot for better customer support
6. System should have Wishlist/ Save for later option for shortlisting properties
7. Map view(Google map Integration) to done for plotting/ locating properties in
a map view
8. Live stats to be available to display most viewed properties, most liked
properties etc.
9. Global search to be available across the platform
10. Knowledge centre to be available as depository for all the related information
(should support multiple information formats)
11. ICICI HFC office Locater with google maps integration
12. Augmented Reality view for showcasing property features (to be discussed)
13. Property comparison option to be available for comparing up to 5 properties
on a single matrix view contributing to decision making for the buyer/ renter.
The comparison parameters to be configurable at admin end(CMS).
14. Property comparison on map. (with average price, highest price, rating etc.)
E.g

It should also display the top decision making parameters along with the
proximity with the desired property (e.g. schools, colleges, hospitals,
shopping malls etc.) with appropriate filters.

Internal Users (ICICI HFC and ICICI Bank):

1. In addition to above mentioned functionality(except customized content),


internal users should have a provision to punch in lead into the System. (to
be identified based on login)

Backend Integration:

1. System will be connected with the catalogue database using APIs for
showcasing property catalogues on the System
2. It will also be integrated with Lead management system for passing on the
leads generated to the LMS

For Analytics and MIS:

1. System should have a capability to read/ store/ export the click stream data
for the users visiting the website
2. Based on click stream data, System should prompt the user to see more
property option in the vicinity with probable tradeoffs. (For e.g if the budget
is a primary constraint and currently there are all 2 bhk flats fitting in that
budget, the system can give a prompt saying, a 3bhk and more luxurious
property is available in the customers budget 3 kms away from selected
location).
Thus nudges and prompts have to be there to support customers buying
decision

Factors influencing buying decision:

1. Economic Factor: People can’t buy what they can’t afford. The need of a
product also doesn’t play a role here, but the most important thing is
affordability.

Possible solution could be awareness on financing option available.
