DEED OF ABSOLUTE SALE OF PORTION OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and executed byand between:

I, THELMA S.SANTOS, Filipino, all of legal age, widow, with


postal address at G. Borja St. Bo. Dalig, Poblacion 3rd District Jala-jala,
Rizal, hereinafter referred to as the VENDOR;

-in favor of-

JUNE NORVEN G. SANTIDAD married to Arlyn Joy M.Santidad


both of legal age, both Filipino, with residence and postal address at 255
P. Rosales Street Sta.Ana Kaliwa, Pateros Metro Manila hereinafter
referred to as the VENDEES;

WITNESSETH:

“WHEREAS, the VENDOR is the absolute and registered owner of a parcel of


land situated in the Bo.of Poblacion 3rd District Jala-jala, Rizal, covered and embraced
by TRANSFER CERTIFICATE OF TITLE NO. M-146820 issued by the Register of Deeds
for the Morong Rizal, and more particularly described as follows;

TRANSFER CERTIFICATE OF TITLE (TCT) NO. M-146820

“A parcel of land ( Lot 398-B-9-B of the subd.plan (LRA) Psd-


396457 approved as a non-subd-project, being a portion of Lot
398-B-9, (LRA)Psd-394520,LRC,Rec.No.26403),situated in the Brgy.
Poblacion (3rd District, Municipality of Jala-jala, Prov. of Rizal, Island
of Luzon, Bounded on the NE. along line 2 to 3 by Lot 36,Psd-04-
394520 ;on the AW.pt. 4 to 1 by Lot 398-B-9-E(Alley) ; & on the
NW.pts.1to2 by Lot 398-B-9-A both of the subd.plan. Beginning at
a point marked “1” on plan, being S.3 deg.03’E.585.92 m.from BLM
No.1,Cad 673, Jalajala Cad; Containing an area of ONE THOUSAND
(1,000) SQUARE METERS more or less.xxxxxxxxxxx.”

1. NOW THEREFORE, for in consideration of the sum of SEVENTY FIVE PESOS


THOUSAND (75,000.00), Philippine Currency, in hand paid by the
VENDEES to the said VENDOR and receipt of which are duly acknowledged and
confessed by the latter to their entire satisfaction herein VENDOR, BY THESE
PRESENTS hereby SELLS, TRANSFERS, CEDES and CONVEYS absolutely
irrevocably, unto the said VENDEES, their legal heirs, successor-in-interest and
assigns the afore-described property, free all liens and encumbrances
whatsoever;

2. THAT, the VENDOR, hereby warrants valid title and peaceful possession of the
afore-described property hereinafter conveyed unto and in favor of the
VENDEES and shall defend the same against any and all third party claims
whomsoever.
