NUEVA VIZCAYA TOURISM INVESTMENT PLAN

1. Project Title : Santa Fe Leisure and Retirement Community Villa

2. Project Description:

Relative to the promotion, advocacies and emerging trends in health and wellness, the
Santa Fe Leisure and Retirement Community Villa project is proposed to provide an
international long staying, rehabilitating and health servicing facilities to accommodate
senior, retired persons and general tourist who wish to spend the remaining parts of
their lives in the Philippines.

This is intended to cater the provision of holistic care to the elderly consists of retired
persons from various countries in the world like Japan, China, US, Canada Europe
and among others.

Besides, worthwhile memories are also nourished, while enjoying the health and
wellness services being offered, by providing them with relevant recreational activities
and immersions to the country’s history, culture and traditions.

3. Proposed Services:

3.1. The service provisions are divided into four (4) facilities to address the
customer needs as follows:

A. Health Facilities
This consists of SPA Therapy, Beauty Salon, Naturopathy Clinic, Medicine Doctor,
Alternative Medicine Doctor, Ayurveda Doctor, International Dental Clinic, Holistic
Health Clinic, Thai & Chinese Massage and Therapy, Swimming Pool, Sauna, Club
House, Natural Foods Center, Health Products Shop, Fitness Center, Nutritious
Foods Shop & Restaurant etc.

B. Hotel Facilities
This facility consists a 4 stories deluxe hotel - 150 rooms, 2-3 bedrooms, to facilitate
both general short stay and long stay customers. The charge rate ranges from
P1,000-P2,500 /person/day.

C. Senior Residence Facilities


This facility consists of 150 houses & condominium 50 units. The rental rate of
house ranges from P25,000-35,000 per month and condominium rental rate is
P25,000 per month

D. Nursing Home Facilities


This facility consists of 2 stories building - 100 units nursing home for older person
and disabled person both Filipino citizens and foreigners. The rental rate is
P30,000 per month.

• 24 hour staffing (care staff on site at all times). Staff can respond to any
emergency situations that may arise, day or night.

• Weekly housekeeping (including bed change, suite cleaning, removal of garbage

• Weekly laundry service (personal as well as flat linens)
• Activity and recreation programs
• Assistance with bathing, medications, dressing, monitoring (all as required)
• Transportation (our own bus) for shopping, outings

4. Location:

Santa Fe, officially the Municipality of


Santa Fe, is a 3rd class municipality in
the province of Nueva Vizcaya,
Philippines. It is the only town that
borders Pangasinan and is a typical bus
stop for commuters going to the
provinces of Isabela and Cagayan. This
town is the end point of the Dalton Pass,
a zig zag road from San Jose to
Carranglan, Nueva Ecija.

7. Marketing Aspect :

7.1. Demand
The demand for retirement villages in foreign countries basically takes its roots
from the following reasons;
a. Retirees from cold countries seek warmer places like Philippines to
spend the rest of their retirement age, since their endurance toward
extreme cold has been dampened by their physical weakness due to
old age.
b. Retirees prefer to stay in a village where health and wellness are being
promoted which they could avail of extra care and nourishment than
that traditional home-for-the-aged asylums offer.
c. A growing number of people all over the world are deciding to relocate
to retirement villages which offer independent living in close proximity
to facilities and support services (Stimson & McGovern, 2002; Stimson
& McCrea, 2004) Many of them choose to move to a retirement village
for the active lifestyle it offers; with the added peace of mind that any
help or assistance you might need in the future is close at hand.
d. The globally recognized and distinguished nursing and caring services
offered by Filipino citizens, here and abroad, also contribute to the
increasing demand by foreigners for this kind of services.

7.2. Supply
There were number of retirement villages scattered in the whole world like in
Australia and neighbouring Asian countries like in Thailand and among others.
They are not however considered direct competitors since the Philippines, is still
at its early stage in the development of this kind of health and wellness services.
In the Province of Nueva Vizcaya, the Municipality of Santa Fe is being eyed to be
the place best suited to offer retirement village considering its favourable and richly
nature-endowed environment.

7.3. Market Trends


The Philippine Retirement Authority (PRA), a government agency puts its efforts in
the aggressive promotion of health and wellness industry as a means to direct the
infusion of foreign currency in the country. The Department of Tourism on the other
hand promotes Philippines worldwide as tourist destination through its commercial
logo “It’s More Fun in the Philippines”.

Through these collective efforts initiated by the Philippine government, the


introduction and development of retirement village will further expand the market
of tourism industry at the same time increasing the length of stay by these tourists
in the country. Consequently, income and jobs will be generated from this project
thereby improving the economic status of the province.

7.4. Market Segmentation


Santa Fe Leisure and Retirement Community Villa targets 4 customer segments
by group and by country presented as follows:
A. By Group
1. Retiree Group (Senior Citizens)
a. Elder Persons & Retirees from various countries with particular
emphasis on the Japanese & Korean market; the European
market such as British, German, Dutch, and Scandinavian; the
overseas Chinese market and those from the rest of the world.
This group will spend their “End-Of-Life” for Touring and
Rehabilitation.

b. The estimated target segment from this group is 60%.

2. Disabled Group
a. Disabled or sick person who has no relatives to take care and
wish to come in the country for curing and treatment.

b. The estimated target segment from this group is 30%.

3. Educational Group
a. Students and trainees from local people and overseas who want
to attend the educational courses or special health courses. This
group may not be big time spenders but their presence would
generate other income

4. General Visitors
a. These Group composed of local and foreign tourists who stay in
the country for short period of time

b. The estimated target segment from this group is 5%.

1. American, Europian and Scandinavian Countries. The target market from
this segment is 60%

2. Japan, Korean and other Asian Countries. The potential target market from
this segment is 30%

3. Local Market – Philippines. The target market from this segment is 10%
