1.0 SCOPE OF WORK

The scope of work to be done by the Architect as herein authorized referred to consist of professional
services for the following:

1.01 Proposed Project TWO STOREY RESIDENCE

2.0 ARCHITECT’S BASIC SERVICES

The Architect’s Basic Services consist of the following:

2.01 Schematic Design Phase

a. The Architect consults with the Client to ascertain the requirements of the Project and
confirms such requirements to the Client.

b. Prepares Schematic Design Studies leading to a recommended solution together with


a general description of the Project for approval by the Client.

c. Submits to the Client a Statement of Probable Project Construction Cost based on


current cost parameters.

2.02 Design Development Phase (Preliminary Studies)

a. The Architect prepares the approved Schematic Design Studies, the Design
Development Documents consisting of plans, elevations and other drawings, and
outline specifications, to fix and illustrate the size and character of the entire Project in
its essentials as to kinds of materials, type of structure, electrical and sanitary systems
and such other as may be required.

b. Submits to the Client a further Statement of Probable Project Construction Cost.

2.03 Contract Documents Phase

a. The Architect prepares the approved Design Development Documents, the


Construction Drawings and Specifications setting forth in detail the work required for
the Architectural, interior, structural, electrical, sanitary, service-connected equipment,
and site work.

b. He prepares Specifications describing type and quality of materials, finish and manner
of construction and general conditions under which the Project is to be constructed.

c. He furnishes the Client not more than five (5) complete sets of contract drawings,
specifications and general conditions for purposes of building.

d. He keeps the Client informed of any adjustments to previous Statements of Probable


Project Construction Cost indicated by changes in scope, requirements or market
conditions.

e. Assist the Client in filling the required documents to secure approval of governmental
authorities having jurisdiction over the design of the Project.

2.04 Construction Phase

a He makes decisions in the interpretation of the Contract Documents and assists in the
resolution of any questions, which may arise.

b. To establish and implement procedures for expediting the processing and approval of
shop drawings, samples and change orders.

c. He makes periodic visits to the site to familiarize him generally with the progress and
quality of the work and to determine in general if the work is proceeding in accordance
with the Contract Documents. He will not be required to exhaustive or continuous on-
site observation and he will not be responsible for the Contractor’s failure to carry out
the work in accordance with the Contract Documents. He will keep the Owner
informed of the progress of the work, will endeavor to guard the Owner against defects
and deficiencies in the work and he may reject or disapproved work as failing to
conform to the Contract Documents.

d. If more extensive representation and observation at the site is required, a separate 8-


hour/day or full time inspectors or supervisors shall be hired by the Client, the
conditions of which shall be agreed by the Client and the Architect/s and set forth as
an exhibit to the Agreement.

3.0 PROFESSIONAL FEES AND PAYMENT SCHEDULE

3.01 The CLIENT agrees to pay the ARCHITECT a minimum basic professional fee of 5% of the
total building construction cost, to be developed

3.02 When the design of the Architect is used again for the repetitive construction of similar design
without amending the drawing and specification, the Client agrees to pay the Architect the
amount 5% of the total Building Construction Cost.

3.03 That payments to the ARCHITECT on account of his fee shall be made by the OWNER as an
engagement fee for the said project upon signing of this contract proposal and this will be
deducted on the Total Building Construction Cost during Construction Phase.

4.0 CLIENT’S RESPONSIBILITIES

The Client shall be responsible for procuring and providing at its sole cost and expense the
following information, data and documentation, the completeness, accuracy and sufficiency of
which the Architect and its consultants shall be entitled to rely:

4.01 Surveys
A certified survey of the site prepared by a licensed land surveyor or a licensed civil
engineer, including, but not limited to, legal description, grades and lines of streets,
pavements, and adjoining properties, rights of way, easements, encroachments,
zoning and other restrictions, boundaries and contours of the site, location,
dimensions, other pertinent data of existing buildings, utility lines, both public and
private.

4.02 Building Permits, Occupancy Permits and Others


The Client shall process and submit all forms and other necessary documents to
secure approval of governmental authorities having jurisdiction over the design of the
project. The office of the Building Official.

4.03 Commission other consultants required but not mentioned in this Contract..

5.0 PAYMENT TERMS AND CONDITIONS

5.01 Payment

The Client will make payments in accordance with this agreement. Non-payment shall
be considered cause for suspension and/or termination upon seven (7) calendar days
written notice at the discretion of the Architect until payments are current on all
agreements between the Client and the Architect.

5.02 Interest Penalty for Late Payments

The Client shall pay the Architect all money owing to the Architect according to the
terms and provisions of this agreement within ten (10) calendar days after receipt of
the Architect’s invoice.

5.03 Non Performance

The Client reserves the right to suspend payment or terminate the contract within 7
days written notice due to non-performance of the contractor to complete the works or
in providing materials or workmanship that is not in accordance with the specifications.
