Contract of Lease

KNOWN ALL MEN BY THESE PRESENTS:

This contract made and executed by & between;

I, Andreas Schuetz, German, of legal age, married to Elisa R. Schuetz, Filipina,


and a resident of United Subdivision, San Pedro, Laguna, 319 Magiting St., herein after
referred to as the Lessor

AND

I, __________________________, legal age, Filipino(s) and future residents of


United Subdivision, San Pedro, Laguna, 319 Magiting St., herein after referred to as the
Lessee

WITHNESSETH

That the Lessor hereby leases unto the Lessee and the later hereby accepts in
the lease from the lessor the following annex # ___ located at 319 Magiting St. USPS
San Pedro, Laguna under the following terms and conditions:

1. The term of the lease commences on this ________ day of_______, 2019;

2. The minimum time of rental is one (1) year;

3. That this contract will continue if not canceled two weeks before the planned
expiration date by a written letter from the Lessor or the Lessee;

4. That the monthly rental of the Lessee premises shall be __________Philippine


Peso to be paid in advance;

5. The rent will be adjusted yearly by around 200 Pesos;

6. That upon signing hereof, the Lessee is obliged to pay the Lessor the total
amount of two (2) month deposit and one (1) month advance rentals;

7. That the additional utility costs (water. electricity) is metered and to be paid at the
end of the month;

8. That the maximum occupancy of should not exceed 4 adult person;

9. That the leased premises have been received by the Lessee in good habitable
conditions;

10. That the use of the outside area is free of charge, but external guests will have
preference;
11. That the entire ordinary repair within the premises that arise in the daily use of
the facilities therein shall be for the sole account and expenses of the Lessee,
without right to reimbursement;

12. Changes of locks or any major modification can only be done with the consent of
the lesser;

13. The Lessee is expressly prohibited and agrees not to store in any inflammable
materials or combustible materials of substance inside the leased premises;

14. That the Lessee shall be responsible for any damage that maybe caused on the
leased premises due to the negligence of the Lessee, by any member of his
household or by his guest/s;

15. That the Lessor or his duly authorized representative shall have the right to
inspect the leased premises at any reasonable hour of the day;

16. That the failure of the Lessee to pay 1 monthly rental unto the Lessor, the
Lessor has the full right to eject the Lessee from the premises without the
necessity of court action and he shall surrender the keys unto the Lessor;

17. That, should the Lessee fail to comply with any of the terms and conditions
above cited, the Lessor has the right to terminate the lease contract immediately
and eject the Lessee through an Attorney by court litigations. The Lessee agrees
and obliges himself to pay the Lessor costs for the attorney fees and liquidation
damages and aside from sheriff’s fees and expenses for execution, should the
Lessee eviction be enforced by right of execution, and all other incidental
expenses relative thereto;
