THE PHILIPPINE REAL ESTATE SECTOR IS EXPECTING ANOTHER ROBUST YEAR WITH GAINS SEEN ACROSS THE TRADITIONALLY
STRONG OFFICE AND RETAIL SEGMENTS APART FROM EMERGING AREAS LIKE CASINO GAMING AND HOTELS
Upbeat performance of the Philippine tourism industry helped spur growth in the hospitality sector. Demand is estimated to be on the upward trend, indicated by
increasing visitor arrivals that accelerated to a compounded annual growth rate of 6.8% since the 2000s.
The off-shoring and outsourcing (O&O) sector is still the main driver of the office market. The Philippines remains popular among investors in terms of cost-
competitiveness and for its demographic dividend and English-speaking workforce. The country’s appeal is further boosted by sustained macroeconomic growth and
political stability. Similarly, the recent credit upgrades from international rating agencies affirms the country’s status as an investment haven.
Spurring residential activity continued throughout the last quarter of 2014 with numerous project launches and solid demand. Current business environment and
solidifying high-end market brought consistent growth in the said real estate segment. The two economic drivers, Overseas Filipino Worker (OFW) remittances
and Business Process Outsourcing companies (BPOs), persist to anchor higher demand levels for residential units. On one hand, the former has been driving the
mid-market housing demand, both in horizontal and vertical developments. On the other hand, the growing expatriate population from the expanding multinational
companies has changed the luxury market. Prominent high-end projects have experienced elevated levels of take-up and absorption. Testament to this is the influx of
luxury furniture brands like Pottery Barn and Crate & Barrel who have entered the Philippine market this year.
Prospects on the Philippine industrial sector remained upbeat, evidenced by the robust demand from abroad. During the quarter, numerous global manufacturers
successively expressed interests to set-up their respective local plants in the country. Likewise, government agencies are in an aggressive stance to woo more
locators in order to further propel the sustainable growth brought by the said sector.
The Philippine retail industry is seeing new trends as both local and international brands continue to expand in the country. With several new malls operational this
quarter, supply of retail space has boosted. Retail sales remained solid, demonstrating upticks in consumer spending as evidenced by the low inflation rate and an
encouraging outlook for real estate and tourism sectors.
