• Formation:
• Rapid industrialization of Greater Mumbai in the 1960s, led to the
development of Thane to decongest and provide employment
and residential options for people migrating to Mumbai.
• Industries moved initially then then came the development of
residential areas.
• Residential buildings & smaller societies were built around the
railway station and upcoming industrial areas.
• Needs of these early migrants were minimal from this new city.
• Gradually the retail shops were setup and eventually the malls.
• Current scenario:
• Heavily populated with an older infrastructure that can not meet
the needs of this growing city.
• Residential buildings are already old and waiting to go into
redevelopment.
• No new land available for a new & large developments to

destination within MMR and so did the major real estate
developers of Mumbai.
• Huge land parcels were procured by large developers to
build developments that otherwise was not possible within
the Mumbai city.
• People rushed to Thane from all corners of MMR to live a
lifestyle that they dreamt, all at very affordable rates.
• A new eco-system was developed with educational
institutes, healthcare facilities & retail avenues.
• Current scenario:
• This area is the heart of Thane, as it is centrally located with
easy connectivity by road.
• Larger residential projects still offer options for new home
buyers.
• Already getting congested as internal roads and
infrastructure are not able to support this rapid growth.
• The ready eco-system that it boasted-of in the early 2000s
hasn’t lived the test of time.

• Current scenario:
• Most developments are expected to get partially or fully
ready by end of 2021.
• A location which has seen the most buying by end-users and
investors in the last 5 years.
• Contrary to the perception of Thane which is supposed to be
open, green & surrounded by lakes, this part of Thane will be
known as the next concrete jungle within Thane.
• Once fully ready, the existing infrastructure will find it
very difficult to cope with this growth in the population.
• Metro lines are expected to provide some relief to this
situation, but its yet to be seen.

• Created the first iconic address / destination of Thane,

• Current scenario:
• The most aspirational development / locality within Thane
spread over 200+ acres.
• Self-sufficient eco-system with education, healthcare, retail,
employment & recreational avenues all built within.
• Considered to be one of the most premium destinations to
reside within Thane, reserved only for the crème-de-la-
crème.
• A city within a city with plenty of open spaces and open for
public amenities.
• Multiple individual gated societies / towers make this large
development what it is today, preferred by many and not
by some.

• Current scenario:
• Considered to be one of the top real estate investment
destinations in India due to its affordability and potential for
appreciation in the future.
• Metro line along the Ghodbundar Road is seen as a major
pull for investing in this micro-market.
• This stretch of Thane has seen the most rapid
development, but most of it seems unplanned and
random.
• Residential developments are dominated by the local
developers & the social infrastructure is far and few as of now.
• According to the localities, this is not a preferred destination
for buying or upgrading their home. Hence, it is dominated
more by investors than end-users.
