1. Mr. Saifudeen aged 48 son of Akbar Ali residing at Haseena Manzil,


Sasthamkotta, Kunnathur taluk, Kollam district is the sole owner of the residential
house situated in the same village with house no 161/XII Mr Bashir aged 40 years
son of Mohammed Yusuf residing at Koya Manzil, Pathanapuram village,
Pathanapuram Taluk, Kollam district requested Saifudeen to let his house for
residential use of himself and his family and he accepted the same. They agree
that Bashir will pay Rs. 35,000 as security advance and Rs. 7000 as monthly rent
on or before 5th of every month. After the agreed lease period of 11 months Bashir
can renew it by paying an enhanced amount of Rs.7500. Basheer can use the
house for residential purpose and shall not sublet it. Draft a lease deed.
2. Mr. Mukundan Aged 45 yrs son of Narayanan residing at Vadakkekkattu
House,Kanjirappally, Kottayam allows Vastrakala Handloom emporium
represented by its owner Anandan aged 50 years s/o Muraleedharan, Residing at
Akshara Nivas, Melukavu, Kottayam to use the formers Auditorium at Perunna,
Kottayam for 15 days from 5th to 19th April 2018 for Handloom exhibition on
payment of Rs 5500 per day as charges. Draft a deed of licence for this purpose

he is working in Kuwait and wants to nominate his brother Mr Althaf aged 45,
residing at Shamna Manzil, Tirur, Malappuram to supervise and control all the
above said property. Draft a Power of Attorney.
5. Mr. Aswin Kumar aged, 45 son of Sudarsanan residing at Sree Nilayam,
Pallikkal , Alappuzha is the absolute owner of 50 cents of residential plot by
virtue of sale deed no 230/1987 of Bharanikkavu SRO with Sy No. 180. He is
in need of money for his business purposes and approached Mr. John aged 45 s/o
James residing at JJ Banglow, Kallumala,Mavelikkara and he agreed to lend Rs.
20 lakhs with 12% interest per annum and Mr. Aswin agree to repay the amount
after three years. As a security Aswin agreed to mortgage the above said property
to John. Draft a mortgage deed.
6. Mr. Varghese aged 75 years residing at Kaliekal House, Peringavu, Thrissur is
the absolute owner of 35 cents of land and two commercial buildings with
building No: 140,141 at Anchery in Thrissur corporation Sy No: 464 by virtue
of partition deed no: 204/1975. Now he wants to bequeath the property
absolutely to his grandson Mathew John aged 35 years Son of Abraham
Varghese residing at Maliekal House,Kunnamkulam, Thrissur Draft a Will.
7. A will was drafted by Mr. Varghese aged 75 years residing at Kaliekal House,
Peringavu, Thrissur who is the absolute owner of 35 cents of land and two
commercial buildings with building No: 140,141 at Anchery in Thrissur
corporation Sy No: 464 by virtue of partition deed no: 204/1975. In which he
bequeathed the property absolutely to his grandson Mathew John aged 35 years
Son of Abraham Varghese residing at Maliekal House,Kunnamkulam, Thrissur.
In that will the survey number was written as 468 instead of 464.Draft a
rectification deed.
8. Mr. Vasudevan aged 65 son of Sudhakaran residing at ‘Uthradom’, Chittur,
Palakkad, is the absolute owner of 40 cents of land with survey no 153/1 acquired
by virtue of Sale Deed no. 230/1985 of Chittur SRO. He wants to settle the
property to his daughter Seena aged 26 wife of Sivakumar residing at
‘Sruthilayam’, Keralasseri, Palakkad. Draft the Settlement Deed. (Provide
Boundaries)
9. Shibu aged 45 s/o Balakrishnan, Business man residing at ‘Sivadam’
Thrikkakkara, Ernakulam owned 15 cents of land in SY No 148 of the same
village by virtue of Gift Deed no 184/1992 of Thrikkakkara SRO. Mr. Sanjeev
Nair aged 40 s/o Sethuraman, Doctor wants to purchase this property and Shibu
agreed to sell it for Rs11 lakhs per cent. They entered into an agreement in
21/03/2018. As per the agreement Sanjeev gave Rs. 30 lakh as advance and ready
and willing to complete the sale on 25/09/2018. Draft the Agreement for Sale

property is 9 lakhs per cent. Raghu wants to dispose the property to his grandson
Mr. Bipin Mohan, aged 25 residing in Illikkal’ Pallikkunnu, Kannur free of
consideration due to deep love and affection. Draft a Gift Deed. Boundaries:

12.Unni Krishnan aged 37 son of Balachandran residing at House No. MRA 67,
Nemom, Thiruvananthapuram agreed to exchange his two storied residential
building worth 50 lakhs rupees having house number 34 of Thiruvananthapuram
Corporation situated at Pattom with a commercial building numbered 12 of the
same corporation located at Kesavadasapuram and worth 45 lakhs rupees owned
by Jeevan aged 40 son of Sathish residing at Flat No 20B, SFS Apartments,
Kazhakuttom. The difference in value was agreed to pay in cash. Draft an
Exchange Deed.

Vinay aged 29 yrs s/o Vijayan residing at ‘Thejaswini’ Thodupuzha , Idukki,

Dennis aged 31yrs s/o Jose residing at ‘Grace Villa ’, Munnar, Idukki, have
entered into a partnership business of Dairy farming with a capital of 24 lakhs
contributed in the proportion 4:3:2:1 respectively. They agreed for profit and loss
sharing in the same proportion. The Managing partner being Dennis. Draft a

entered into a hire purchase agreement with Nithin aged 37 yrs s/o Nandakishore
residing at Santhi Niketan, Sulthan Bathery, Wayanad for purchase of a motor
cycle worth Rupees One Lakh Fifty Thousand. The hire purchase price being
Rupees One Lakh Sixty Two Thousand which is agreed to divide into Six equal
installments payable at the beginning of every month for the next Six months.

15.Draft a Partition deed to effect the partition of a 45 cents of farm land with
survey no 543 located in Kodiyathur Village, Kunnamangalam Taluk, Kozhikode
under the joint ownership of Mahendran, son of Karthikeyan and his wife
Malathy who died intestate. Their legal heirs are Arjunan residing at Nikunjam,
Kodenchery Kozhikode, Shyama residing at Nandanam, Perumanna, Kozhikode
and Nakulan residing at Sreevalsam, Karasseri, Kozhikode.
