DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

Then I, TOM CRUZ, of legal age, single, Filipino and with residence
and postal address at 18 Golden Mile St., Marikina City, is the
registered owner of a certain parcel of land, with Transfer Certificate
of Title (TCT) No. T-55235, under Tax Declaration No. 535, located at
Felix Manalo Ave., Marikina City, containing an area of SEVENTY
EIGHT SQUARE METERS (78 sq.m.) with the following boundaries:

”It is a residential lot and house, bounded on the North by P.

Inocencio St.; on the East by Golden Mile St.; on the South by
ABD Elem. School; and on the West by St. Ignatius St.”

That for and in consideration of the sum of ONE HUNDRED

THOUSAND PESOS (P100,000.00), receipt whereof is hereby
acknowledged to my entire satisfaction, I hereby SELL, TRANSFER
AND CONVEY by way of Absolute Sale unto JUDIELLE AGCAOILI, of
legal age, single, Filipino and resident of Cainta, Rizal, THE ABOVE
DESCRIBED PARCEL OF LAND.

That henceforth exclusive title, ownership and possession over the

above-mentioned portion of parcel of land should now pertain to
JUDIELLE AGCAOILI, his heirs, successors and assigns, free from all
liens and encumbrances of whatever kind and nature.
