TENANCY AGREEMENT

THIS TENANCY AGREEMENT IS MADE AT KARACHI, On This ______ day of


February, 2018.

BETWEEN

MR ABDULLAH S/O MUMTAZ, Muslim, Adult, Resident of APPARTMENT


PREMISES BEARING NO.914 LOCATED ON NINTH FLOOR, in the project
known as “CLIFTON VIEW APPARTMENTS” , situated At Frere Town,Clifton
Karachi, holding CNIC No.42206-7863288-5, hereinafter called the “OWNER”
(which means and include his heirs, executors, administrators and / or assigns) of the
ONE PART.
AND

MR RAKESH RAJAS/O MOOLCHAND, Hindu, adult, Resident of, Shareef Shah


Abbasi Street, Rate Dero, District Larkana Pakistan, holding CNIC No.
432053309352-7 hereinafter called the “TENANT”, (which means and include his
heirs, executors, administrators and / or assigns) of the OTHER PART.

WHEREAS the landlord confirms that he being the OWNER is legally competent to

rent out of APPARTMENT PREMISES BEARING NO.914 LOCATED ON

NINTH FLOOR, in the project known as “CLIFTON VIEW APPARTMENTS”

, situated at Frere Town, Clifton Karachi, consisting of two bedrooms with

attached bathrooms, TV lounge, kitchen, with all necessary electrical fittings and

fixtures therein.

AND WHEREAS the Owner has agreed to rent out the Tenant has agreed to take on
rent the demised premises on the terms and conditions appearing herein below:-

NOW, THIS PARTIES AGREE AS FOLLOWS:


1) That rent for the said demised premises shall be Rs. 40,000/- (Rupees forty
Thousand only) per month.

2) That the term of agreement shall be for Eleven (11) month. The tenancy
commences from 1st day of February, 2018 and expires on 31st day of
December, 2018. After expiry of tenancy period of eleven (11) months the
tenancy may be renewed for further period(s) of 10% increase, with mutual
consent of both the parties.

3) That the Tenant shall not sub-let or part thereof the said premises and shall not
use the same for illegal or any other purpose but for Residential purpose only.
4) That the tenant has paid to the Owner a sum of Rs. 520,000/- (Rupees five
hundred twenty thousand only out of which Rs. 440,000/- (Rupees forty four
hundred Thousand only) as advance rent for eleven months (11) and Rs.
80,000/- (Rupees eighty hundred thousand only) as Fixed Security Deposit
which shall be refundable on handing over the vacant and peaceful possession
of the demised premises after deducting the amount of unpaid bills, rent,
damages (if any).

4.1. Payment paid in the following manners.

5) That the tenant shall also pay all the charges for common services/amenities
contributed monthly by the occupants of “CLIFTON VIEW”. Management
Committee.
6) That the tenant shall keep and maintain the said premises in good and tenantable
condition during the tenancy period.
7) THAT either party shall serve TW0 (02) MONTH prior notice to the other in
case the said premises is being vacated or is required to be vacated ON/Before
expiry of tenancy period of ELEVEN (11) MONTHS.

8) That the tenant shall not make any addition, alteration or modification to the
structure of the demised premises without prior written permission of the Owner
9) That the Tenant shall do minor repair at their own cost any damage to the said
premises or fixtures / fittings caused by the negligence of the Tenant or their
employees, servants, or visitors.

10) That the tenant shall keep the demised premises and its fittings and fixtures
maintained in good order and in tenantable conditions and all minor repairs as
and when necessary shall be carried out immediately by the tenant at his own
expenses.

11) That the tenant shall permit the owner or his authorized person, to enter the said
premises to view its condition at Twenty four (24) hours notice.

12) Both the owner and the tenant have finalized the transaction by themselves
alone at their own free will and conditions after full satisfaction and inspection
of premises including title documents and legal authority of the owner to rent
as well as status and credentials of each other.

IN WITNESS WHEREOF the parties above named have set and subscribed their
respective hands at Karachi, the day, month and the year first above written.

Tenancy Agreement dated 1st day of February, 2018
