This DEED OF ABSOLUTE SALE, is made and executed this ___________________________

That we, SPOUSES ERNESTO P. MALLARI and ANTONIETTA C. MALLARI, both of

legal age, Filipinos, and residents of San Carlos, Mexico, Pampanga, are the registered owners
of a parcel of land, particularly covered by Transfer Certificate of Title No. 470059-R, located
in Divisoria, Mexico, Pampanga, more specifically described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 470059-R

“A parcel of land (Lot 81-A of the subdivision plan Psd -03- 102171,
being a portion of lot 81, Blk. 1, Psd-60083 L.R.C. Rec. No. ____), situated in
the barrio of Divisoria, Municipality of Mexico Pampanga…containing an area
of THREE THOUSAND THREE HUNDRED THRITY TWO (3,332) SQUARE
METERS…xxx

That, for and in consideration of the sum of THREE HUNDRED THIRTY THREE THOUSAND
TWO HUNDRED PESOS (Php 333, 200.00) Philippine Currency in cash receipt of which is hereby
acknowledged and confessed to our full satisfaction, we, SPOUSES ERNESTO P. MALLARI and
ANTONIETTA C. MALLARI, hereby absolutely and irrevocably SELL, TRANSFER AND CONVEY in
favor of MC JONEL S. CUNANAN, married to KRIZIA ANN M. CUNANAN, of legal age, Filipino and a
resident of #051 Purok 2, Divisoria, Mexico, Pampanga, the above-described parcel of land, free from
liens and encumbrance of any kind whatsoever.
