7.0 PROCEDURE
2. Check approved BMS schedule & approved shop drawings for correct Model of
BMS system.
3. Ensure that BMS system shall functioned the Operating, monitoring, data
evaluation, standerised forms, display function, management function, access
control, and commissioning & test function.
4. Ensure for necessary BMS control & monitoring outstations are available on
site.
5. Ensure for final connection of all BMS Field devices cabling including BMS
local area networks.
6. Check for the field cabling interface between all other system & BMS system.
7. Ensure that BMS shall control & monitor the building mechanical air handling
units, cooling plants using Direct Digital techniques.
8. Check for room thermostat, pressure switches, air flow switches, water flow
switches, level switches & detectors, humidity detectors, pressure detectors as
per approved drawing & specification & shall be interlocked to BMS.
9. Ensure that BMS shall interface with chiller control system to allow energisation
/deenesigation of chilled water system, selection of chiller sequence, primary
chilled flow temperature set point adjustment & to monitor faults on any chiller.
10. Ensure that all modulating & motorized control valves are selected as per
approved drawing & as per specifications.
11. Check for VAV boxes or FCU shall be accessed via floor layout graphics & shall
have local controller wired on LAN & communicate to BMS via LAN interface
unit.
12. Ensure that outstation shall be housed within wall or ceiling enclosures i.e. for
FCU, VAV boxes, Heater batteries etc.
13. Check for all termination BMS interface cabling at MCC termination strip in all
packaged equipment with self contained MCC’s.

14. Check for the supply & connection of all control temperatures, humidity &
pressure detectors, damper actuators, and valve actuators within the ducts to
BMS system
15. Check for the level & routing of electrical cables passing through fire
compartments.
16. Ensure that the route of cable tray & cables is free from any disturbances.
17. The total BMS system shall be capable to operate & monitor the Air-handling
units, pump & booster sets, energy & water meters, chiller control system, heat
pump control system etc.
18. Ensure for Chiller are with flow switches, control board, sound reduction kit,
microprocessor based controllers for loading & unloading & digital display
module with BMS capability for future.
19. Check for controls of chillers that are with starter to limit starting current, short
cycling protection, temperature controller, freze up protection, thermostat,
circuits’ breakers, contactors, relay & field power & control wiring terminal
boxes.
20. Ensure free access to filter & motor for future maintenance.
21. Ensure that unit’s terminal box (Control Panel) free access to maintenance.
8.0 SAFETY
8.1 Effective supervision regarding safety shall be provided during HVAC activities.
8.2 Workers shall wear appropriate PPE while working on the slab & shall follow tall
the primary safety procedures.
8.3 Employees shall wear safety helmets, shoe, safety glass & over coat while
entering in to working premises.
