This SALE DEED is made and executed at Hyderabad on this the______day of October,
2019 by:

SMT.P.KIRAN KUMARI wife of Late Sri.Raja Rajeswara Rao, aged about 65 years,
Occupation: Housewife, residing at Flat No.405, Reliance Krishna Apartments, Hill Fort
Road, Hyderabad, Telangana State. (Pan No.____________________) & (Aadhaar
No._____________________)

Hereinafter referred as the VENDOR.

1)SRI.Y.ASHOK RAJ son of Sri.Rajeswhwar Rao, aged about 54 years, Occupation:

Enclave, Madhapur, Hyderabad, represented by its Managing Partner: SRI.T.R.K.REDDY
son of Sri.T.V.Reddy, aged about 41 years, Occupation: Business, resident of Flat No.1,
Plot No.38, Parnasala Apartment, Huda Enclave, Journalist Colony, Jubilee Hills,
Hyderabad, Telangana State.(Vide registered Development Agreement cum General
Power of Attorney dated 21-07-2008 registered as Doc.No.2822 of 2008 of Book-I
registered before the Sub-Registrar at Gandipet, Hyderabad)

No.601, Techno Residency, HUDA Techno Enclave, Madhapur, Hyderabad, represented
by its Managing Partner: SRI.T.R.K.REDDY son of Sri.T.V.Reddy, aged about 41 years,
Occupation: Business, resident of Flat No.1, Plot No.38, Parnasala Apartment, Huda
Enclave, Journalist Colony, Jubilee Hills, Hyderabad, Telangana State

Hereinafter referred as the CONSENTING PARTIES.

(Which expression shall repugnant with the context shall mean and include not only the
said VENDOR/CONSENTING PARTIES their heirs, executors, legal representatives,
administrators, successors-in-interest and assignees on One Part).

SMT.SIVANGULA MALATHI wife of Sri.S.Srinivasa Rao, aged about 45


years, Occupation: Housewife, resident of Flat No.502, H.No.3-6-767, Anitha
Towers, Street No.14, Himayatnagar, Hyderabad, Telangana State. (Pan
No.-___________________ ) & (Aadhaar No. ________________________)

Hereinafter referred as the VENDEE.

(Which expression shall repugnant with the context shall mean and include not only the
said VENDEE her heirs, executors, legal representatives, administrators,
successors-in-interest and assignees on the Other Part).

Whereas the Vendor herein had purchased Plot Nos.54, 55 and 56 in Survey No.115 total
admeasuring 760 Sq.yds (200 +300 + 260) OR 635.46 Sq.mts situated at Neknampur
Village & Gram Panchayat, Rajendra Nagar Revenue Mandal, Ranga Reddy Dist, under
two separate registered sale deeds executed by Smt.Y.Sandhya Rani wife of Sri.Y.Vishnu
Bhagwan i.e., Sale deed bearing Doc.No.12367 of 2005 (Plot Nos.54 & 55) and
Doc.No.12368 of 2005 (Plot No.56) of Book-I dated 26-11-2005 registered before the
Sub-Registrar at Rajenderanagar.

And Whereas Consenting Party No.1. became absolute owner and landlord of Plot Nos.65,
66, 67, 68 & 69 in Sy.No.115 total admeasuring 1101.8 Sq.yds situated at Neknampur
Village & Gram Panchayat, Rajendra Nagar Revenue Mandal, Ranga Reddy Dist, by
separate registered sale deeds bearing Doc.Nos.4204/2004 and 2242/2008 registered
before the Sub-Registrar at Gandipet, Hyderabad.

And Whereas Consenting Party No.2. became absolute owner and landlady of Plot Nos.62,
63/P (S/P) in Sy.No.115 total admeasuring 460 Sq.yds situated at Neknampur Village &
Gram Panchayat, Rajendra Nagar Revenue Mandal, Ranga Reddy Dist, by separate
registered sale deeds bearing Doc.Nos.4344/2004 registered before the Sub-Registrar at
Gandipet, Hyderabad.

And Whereas Consenting Party No.3. became absolute owner and landlord of Plot No.59)
in Sy.No.115 total admeasuring 560 Sq.yds by a registered sale deed bearing
Doc.No.4216/2004 and Plot Nos.63/P (N/P) & 64 total admeasuring 460 Sq.yds in
Sy.No.115 situated at Neknampur Village & Gram Panchayat, Rajendra Nagar Revenue
Mandal, Ranga Reddy Dist, by separate registered sale deeds bearing Doc.Nos.6424/2004
registered before the Sub-Registrar at Gandipet, Hyderabad.

And Whereas Consenting Party No.4. became absolute owner and landlord of Plot Nos.60,
61 total admeasuring 700 Sq.yds situated at Neknampur Village & Gram Panchayat,
Rajendra Nagar Revenue Mandal, Ranga Reddy Dist, by separate registered sale deeds
bearing Doc.Nos.4215/2004 registered before the Sub-Registrar at Gandipet, Hyderabad.

And Whereas Consenting Parties No.5 & 6. became absolute owners and landlord/landlady
of Plot Nos.57 & 58) total admeasuring 680 Sq.yds situated at Neknampur Village & Gram
Panchayat, Rajendra Nagar Revenue Mandal, Ranga Reddy Dist, by separate registered
sale deeds bearing Doc.Nos.12368/2005 registered before the Sub-Registrar at Gandipet,
Hyderabad.

And Whereas the Vendor along with the Consenting Parties 1 to 6 have jointly entered in to
a registered Development Agreement bearing Doc.No.2822 of 2008 with Consenting Party
No.7 for development of all their respective plots for construction of complex and to share
the constructed areas in terms of the said agreement

And Whereas the Consenting Party No.7 in terms of the said development agreement
developed an area admeasuring 4377.58 Sq.yds out of total area admeasuring 4838 Sq.yds
and left portions of Open plot admeasuring 560.42 Sq.yds for development of individual
buildings.

And Whereas in accordance with the said agreement, an area admeasuring 140 Sq.yds or
117.05 Sq.rnts from and out of 560.42 Sq.yds forming Plot Nos.54 (Part) & 55 (Part) in
Sy.No.115 situated at Neknampur Village,

Gandipet Mandal, Ranga Reddy Dist, fallen to the share of Vendor herein and she had
applied and obtained a building Permit Sanction bearing
G.P.No.NKP/BP/N0:114/2018-2019 dated 26-07-2018 from Gram Panchayat Neknampur
and decided to commence construction.

And Whereas the Vendor being need of money to meet her legal and family needs offered
to sell Plot Nos.54(Part) & 55 (Part) in Sy.No.115 admeasuring 140 Sq.yds or 117.05
Sq.mts situated at Neknampur Village, Gandipet Mandal, Range Reddy Dist, Telangana
State for a total sale consideration of Rs._____________ (Rupees____________________

___________ only) for which the Vendee herein agreed and accepted to purchase the same
for the said sale consideration subject to the other owners and landlords in terms of
registered Development agreement along with the developer shall joint as consenting
Parties to avoid future claims or objections if any for which the said parties have agreed and
accepted to join in the sale deed as Consenting Parties to enable the Vendee to have clear
valid marketable title free from any claims of whatsoever nature from the Consenting
Parties.

NOW THIS INDENTURE WITNESSETH that in consideration of Rs. __________


(Rupees only) well and truly paid by the Vendee to the Vendor as under:

The receipt whereof the said sum of Rs.____________ (Rupees_____________________

_________________only) is hereby duly admitted, accepted and acknowledged by the


Vendor from the Vendee towards full and final sale consideration.

The Vendor do hereby sells, transfers and conveys un to the Vendee absolutely and forever
all the Plot Nos.54 (Part) & 55 (Part) in Sy.No.115 admeasuring 140 Sq.yds or 117.05
Sq.mts situated at Neknampur Village, Gandipet Mandal, Ranga Reddy Dist, Telangana
State more fully described at the foot of this indenture hereinafter referred as the
SCHEDULE PROPERTY together with all the rights, title, interest easements belonging or
reputed to be belonging to the Vendee absolutely forever.

THE VENDOR/CONSENTING PARTIES HEREBY DECLARE, COVENANTS


AND AGREES WITH THE VENDEE AS UNDER:

1) The Vendor and the Consenting Parties hereby declare that the Vendor is the
absolute owner and landlady of all the said schedule of property and that the same
is not subject to any charge, mortgage, Gift Settlement, prior agreement(s), court
orders or attachments and also free from all other encumbrances of whatsoever
nature in favour of any one.

2) The Vendor and the Consenting Parties covenant with the Vendee that the Vendor
got subsisting valid marketable title of the Schedule Property and that except she
no other person(s) have any ownership rights, title, share or interest over the
Schedule of Property or any part thereof.

3) That the Ownership right, title and interest of the Vendor in the Schedule Property
hereby sold is absolute and there are no bars/prohibitions of any kind whatsoever
for the sale and transfers of the Schedule Property in favour of the Vendee. If due to
any Lacuna or Act done or caused to be done by the Vendor or the Consenting
Parties and the Vendee is put to loss or dispossessed, the Vendor and the
consenting Parties covenants to compensate the loss, expenses and damages that
may be caused by the Vendee.

4) The Vendor declares that any rights, if any created by the Vendor or Consenting
Parties 1 to 6 in favour of the Consenting Party No.7 in respect of the Schedule
Property stand extinguished with effect from the date of execution of this Sale deed
and the Consenting Partiesconfirm and affirms that they have no right title or
interest over the Schedule Property.

5) Any documents, agreements, letters, memorandum of understanding, power of


attorney, authorizations, executed either by the Vendor or the Consenting Parties
shall stand cancelled and the title in respect of Schedule Property shall vest solely
in the hands of the Vendee.

6) The Vendor herein declares that except the Development agreement with the
Consenting Party No.7, she had not entered in to any other agreement of sale or
sale deed or mortgage deed or any other document in respect of schedule property
with any of the third parties.

7) The Vendor has not done or suffered to be done or omitted any act, matter or thing
in or respect of the Schedule Property which may render the same liable to
forfeiture or which may contravene the provisions of any applicable laws now or
hereinafter in force affecting the Schedule Property.

8) That there are no litigations or pending cases before any of the court of law or
authority with regard to Schedule Property as on the date of execution and
registration of sale deed in favour of Vendee.

9) The Vendor along with Consenting Parties have this day delivered and handed over
vacant and peaceful possession of the schedule property to the Vendee and the
same is hereby acknowledged.

10) By virtue of this Sale Deed, the Vendee became the absolute owner landlady and
possessor of the schedule Property and all the ownership rights, appurtenances,
easements and other rights that vest at present with the Vendor and the Consenting
Parties shall vest in future in respect of the Schedule Property have passed on to the
Vendee.

11) The Vendor and the Consenting Parties shall from time to time and at all times
hereafter do and execute and/or caused to be done such other lawful acts, deeds and
assurances whatsoever as may be or shall be reasonably required to protect the title
of the Vendee hereby granted and conveyed.

12) The Vendor and the Consenting Parties undertakes to sign all necessary
applications, declarations, affidavits required for duly mutating the name of the
Vendee with all the concern Municipal, Cantonment, Revenue, State and Central
Government or before any other authorities. The costs thereof shall be exclusively
borne by the Vendee.

13) The Vendor and the Consenting Parties shall at all times hereinafter do execute, and /or
cause to be done all such acts, deeds and things whatsoever necessary for perfecting
the title of the Vendee or for further, better or perfectly assuring the Schedule Property
in favour of the Vendee.

14) The Vendor and the Consenting Parties hereby declares that the Schedule Property
does not belong to Government or other Agencies/undertakings and is not
covered by mortgages to Government, Banks or their Agencies/undertakings.

15) The Vendor hereby declares that the land affected by this document is not an assigned
land as defined in Section 2(1) of the Act 9 of 1977, and the said land is not covered
by A.P.Agricultural land ceiling Act 1973.

16) The Vendor herein further declare and covenant with the Vendee that he had already
paid betterment charges, bills, taxes, etc., to all the concern authorities up to the date of
this sale deed. In case if any dues found at later date, the Vendor undertake to pay the
same or in the alternate, he shall re-imburse all such amounts immediately to the
Vendee.

17) The Vendor has this day delivered and handed over Vacant and peaceful possession
of the Schedule Property to the Vendee. From this day onwards, the Vendee shall be
entitled to enjoy the Schedule Property as absolute owner and landlord without any let
or interference from the Vendor or any one claiming through him.

18) The Vendor and the Consenting Parties hereby indemnify and keep indemnified with the
Vendee at all times in respect of all losses, costs including the court costs which the Vendee
may be put to on account of any other persons(s) claiming any valid right, title claim or
interest over the Schedule Property on behalf of the Vendor or on account of any defect in
her title to the said property or on account of breach of all or any of the covenants contained
herein being false or incorrect.

19) The Vendor herein declares that there is no house or structure is constructed or existing
in the site/land mentioned in the schedule property. If there is any structure found, the
Vendor may be prosecuted in a court of law under Section 27 and 64 of Indian Stamp Act.

20) The Vendor further assures to execute any Rectification or Supplementary Deed
required by the Vendees in future regarding the Schedule Property to make perfect title to
the Vendee without demanding any fresh consideration to execute such documents.

21) The Vendor has this day delivered all the Xerox copies of title deeds of the schedule
property to the Vendee.

22) The GPA holder of the Consenting Parties herein declares that their Principals are alive
and the Powers vested on them or subsisting and the same are not revoked or cancelled.

23) The total consideration payable by the Vendee to the Vendor and the Consenting
Party for the purchase of the Schedule Property is [•1 ("Sale Consideration"). A sum
of Rs. [•] shall be paid by the Vendee to the Vendor, by way of (Method of Payment!,
at the time of execution of this Sale Deed and balance payment of Rs. Li shall be paid
by the Vendee to the Consenting Party by way of (Method of Payment!, in lieu of the
development rights of the Consenting Party over the Schedule Property.

24) The Vendor and the Consenting Party hereby admit and acknowledge the payment,
sufficiency and receipt of the Sale Consideration of [•1 in the manner set out above,
to his full satisfaction.

25) In consideration of payment of the Sale Consideration by the Vendee, the Vendor
and the Consenting Party hereby grant, by way of absolute sale, the Schedule
Property unto the Vendee by conveying right, title and interest in and above the
Schedule Property unto the Vendee enabling it and its successors to hold and to
have the same for all times to come.

SCHEDULE OF PROPERTY HEREBY SOLD.

All the Plot Nos.54(Part) & 55 (Part) in Sy.No.115 admeasuring 140 Sq.yds or 117.05 Sq.mts
situated at Neknampur Village, Gandipet Mandal, Ranga Reddy Dist, Telangana State, is bounded
on the:
