CHAPTER 3

ARCHITECTURAL TRANSLATION

A. PROJECT CLASSIFICATION AND TYPE OF CONSTRUCTION

Under PD 1096-The National Building Code of the Philippines, the project is

Classified under Chapter 7, Section 701, Group B- Residential, Hotels and

Apartments,Group B Occupancies shall be multiple dwelling units including

boarding or lodging houses, hotels, apartment buildings, row houses, convents,

monasteries and other similar buildings each of which accommodates more than

10 persons. The project also classified under Group H – Assembly for less than

1,000 (Cultural and/or Recreational) Division H - 4 (Recreational, tourism estate

developments or tourism-oriented establishment, which are structures not included

in division H - 1) and Group J – Accesorry (Agricultural and other

Occupancies/Uses not Specifically Mentioned Under Group A through I). Also

under provisions of this Code, the type of constuction falls under Chapter 4, Section

401, Type III buildings shall be of masonry and wood construction. Structural

elements may be any of the materials permitted by this Code. Provided, that the

building shall be one-hour fire resistive throughout exterior shall be of

incombustible fire resistive construction. (National Building Code of the

B. APPLICATION OF CODES AND DESIGN STANDARDS:

The project is designed to comply with pertinent laws, regulations and zoning

requisites specific with the requirements of the BUNGON FARM RESORT:

P.D. 1096. The National Building Code of the Philippines. This law is

conformed in the project with minimum requirements of human habitation rooms,

doors, windows, ceiling height etc. Contained a quick overview of fire requirements

in construction (chapter V-VI), building occupancy (chapter VII), light and

ventilation (chapter VIII), sanitation (chapter IX), etc.

P.D. 1185. The Fire Code of the Philippines. This law shall be applied in any

case in the design of the resort. In terms of the occupancy or occupant load, the

protective doors or fire proof doors, swing out and force to open doors, arrangement

and access to exits, dead- end limits, the number of inches of firewalls (if applied),

minimum stair widths and ramps, fire escapes stairs and ladders, illuminating the

exit signs, etc. this law observed and applied on the design.

R.A. 10816. Also known as “An Act Providing for The Development and

Promotion of Farm Tourism in The Philippines” SECTION 1. Short Title – This

Act shall be known as the “Farm Tourism Development Act of 2016”. SECTION

2. Declaration of Policy - The State shall also seek to promote environment-

friendly, efficient and sustainable farm practices; provide alternative recreation

facilities and farm tourism activities for families, students and other clientele; and

promote health and wellness with high-quality farm-produced food.
