The VENDOR warrants that she has the full power, capacity and
authority to enter into and perform this Contract. Furthermore, the
VENDOR warrants that the PROPERTY is free from all liens and
encumbrances of whatsoever kind and nature. Thus, the VENDOR
guarantees that there are no other claims, legal disputes, issues, conflicts
existing against the properties that will affect the peaceful possession and
titles of the VENDEE. In case of breach of warranty or violation by the
VENDOR of this warranty, the VENDOR hereby agree to refund all previous
payments to the VENDEE plus consequential damages in the amount of
FIVE MILLION (P____________________________) PESOS.
