DEED OF LEASE

This deed of lease entered into at Coimbatore on this 21st day of July 2017 between
Mr.Senthil S, aged 42 years old, residing at 8/94, Subramaniya Udaiyar Street, Coimbatore -
641026. herein after called “The Lessor”, which term wherever the context so requires and
admits shall mean and include the aforesaid person, is heirs, legal representatives, administrators
and successors, assigns and Mr. Palpandian M, S/o.Munusamy aged 45 years old, residing at
No.A17, Shanmugarajapuram, Selvapuram, Coimbatore - 641026 hereafter called “The Lessee”,
which term wherever the context so requires and admits shall mean and include the aforesaid
person, his heirs, legal representatives, administrators and successors, assign.

Whereas the Lessor is the absolute owner of No.8/94, Subramaniya Udaiyar Street, Coimbatore –
641026. The Lessee will be using the said premises from Mr.Senthil, with hereto before
provided amenities on monthly rent of Rs.3,000/- (Rupees Three Thousand only) subject to the
following terms and conditions mutually agreed upon.

That the parties above named, the Lessor and the Lessee herein do hereby agree and
covenant as follows.

1. The monthly rent for the use, enjoyment and occupation of the said portion more fully
described in schedule hereunder with amenities provided therein shall be Rs.3,000/-
(Rupees Three Thousand only) and excluding the electricity consumption charges
according to the reading of E.B, meter affixed for the said portion by the lessee.

2. The Lessee shall pay the monthly rent of Rs.3,000/- (Rupees Three Thousand only) to the
Lessor on or before 7th day of every succeeding English calendar month. After 1 year rent
will increase 10% from the current part.

3. The Lessee has this day paid Rs.15,000/- (Rupees Fifteen Thousand only) by cash paid
Coimbatore at the commencement of tenancy in all of Security Deposit And Rental
Advance for securing prompt and proper adherence to the terms and conditions of this
Deed of Lease. The said security deposit will not carry any interest and will be refunded
at the time of vacating the above said premises without any damages and after deducting
the arrears of the rent and damages caused, if any.

4. The period of Lease at the first instance, shall be 11 months from 21.07.2017 to
21.06.2018.

5. It is mutually agreed that if either parties to the Lease Deed is willing to terminate the
Lease Deed in the middle of agreed tenure, shall give two months clear notice ending of
the last day of the month in writing, to the other party intimating the willingness and
thereupon the monthly rent occurred as on date, the security deposit and the damages
caused if any shall be taken into account for finally settling the accounts and balance
outstanding after deductions, will be refunded.

6. The Lessee shall

a) Keep the portion demised to him in neat and tidy condition


b) Pay the Electricity consumption charges according to the E.B. Meter fixed for the
demised portion promptly and regularly.
c) Pay the monthly rent and maintenance charges promptly and regularly on or before
5th day of every English Calendar month and in default in payment of monthly rent
continuously for two months, the Lessee is liable to be evicted from the demised
portions.
7. The Lessee shall Not

a) Put the demised portion for any purpose other than specific use.
b) Carry on any illegal activities including storing contraband, explosives and other
noxious and dangerous commodities.

c) Commit any act of waste or cause or erect any alteration, damaged of the rented
portion without the consent of the Lessor in writing on the pretext of convenient
enjoyment of the demised portion.

d) Sublet or accommodate any outsiders in the demised portion.

e) Keep the portion closed continuously for one month so as to avoid theft and unwanted
activities.

f) Cause nuisance, any hindrances or disturbances to the other Lessees of the building
and neighbor on any pretext whatsoever.

8. The Lessor shall pay the water charges and other public dues payable for the premises
promptly and regularly so as to enable the Lessee herein to have uninterrupted and
peaceful enjoyment of the demised portion.

9. The Lessor is at liberty and has unfettered rights to terminate the Lease in the middle of
the tenure and evict the Lessee and to reenter the demised portion if the Lessee does
commit default in payment of monthly rent and flagrantly violates any of the aforesaid
terms and conditions.

Building situated at 8/94, Subramaniya Udaiyar Steet, Coimbatore-641026 measuring a


422 Sq. Ft.

IN WITNESS WHEREOF THE LESSOR AND LESSEE HEREIN HAVE SIGNED


AND DELIVERED THIS DEED OF LEASE PREPARED IN DUPLICATE ON THE 21ST
DAY OF JULY 2017 ABOVE WRITTEN.
