CONSIDERATIONS

1.0 ESTABLISHING GOALS


1.1 FORM
1.1.10 SITE

Maranatha church’s property is located along Purok 1, Adiwang road,


Dontogan in Baguio City at exactly 16°22’34.50” N 120°34’38.97” E and is 7.5
kilometers away from Baguio City Hall. The barangay is listed as a residential
area (low density residential zone) according to the existing land use map of the
city. The property is already erected with temporary buildings where they
conduct their religious activities. In addition, some parts of the property were
already developed in order to maximize the use of occupancy and at the same
time some parts are also temporarily used as an agricultural area. There is a
range of vegetation present in the property mostly pine trees.

The owner, Pastor Paul Amansec, envisioned to erect a Church building at


the foot of their property. This is to allow the church’s mission and vision to be
attained. They aim to conserve nature by retaining the existing pine trees grown
at the site and reduce the amount of demolishment.

1.1.20 ENVIRONMENT

The property experiences a lot of rain during the months of May to


October and on the other hand, the property is also penetrated by large
amount of sunlight and wind considering the geographic and topographic
structure of its surrounding properties. Nearby surrounding areas includes
farmlands owned by the local community, residential areas, Goshen Land
subdivision, Secondary forests – a disrupted old-growth forest due to human
activities, and road networks of Adiwang road to some parts of the barangay.
1.1.30 QUALITY

Considering the property as a land capable of growing crops, it is also


away from the main road making it away from sources of noise pollution. The
ambience when in the site gives a relaxing feeling due to the sound of rustling
wind and the cool temperature. The property has a clear view of the Mt.
Cabuyao Troposcatter Dishes from below.

1.2 FUNCTION
1.2.10 PEOPLE

Most of Maranatha’s church members are locals of Baguio and La


Trinidad, some members are also from the Visayas, and La Union. Some of the
church members were already part of the institution since it was originally
established in 2000. It was started by two families namely the Daet and
Amansec families as a house church - an evangelical Christian congregation
independent of traditional denominations and mainly or originally meeting in
the private houses of its members. Currently, the average church members are
at 205 wherein 5% of it are visitors. The pastor is born and raised in Baguio
although his roots are from Pangasinan and Bulacan which made the social
interactions be in different languages such as Kankanaey, Ilokano, English, and
Tagalog.

1.2.20 ACTIVITIES

The property is used as a place of worship wherein the main activity is the
church service conducted every Sunday all throughout the year. The church
activities are headed by Pastor Paul Amansec, and on the other hand, the
church conducts a cell group system- small group with designated leaders and
consists of several members (G-12 strategy). Weddings, child dedications,
birthdays, celebrations and the like are part of the church activities but do not
have exact dates on the calendar making it part of a flexible time schedule.

1.2.30 RELATIONSHIPS

Maranatha belongs to the Pentecostal community in the Philippines since


2000; and in 2007, they embraced the G-12 global network- a global religious
network of evangelistic strategy of the 12 disciples. They are not specifically tied
with any of the different Maranatha institutions all over the world, however, they
are directly related to other Pentecostal churches in the Philippines, the
Philippine Pentecostal Holiness Churches to be specific.

1.3 ECONOMY
1.3.10 INITIAL BUDGET

Maranatha’s early development in Dontogan were done through raising


donations and contributions from the church members and other people
related to the church. This led to the erection of a temporary worship building
that was commenced in March of 2014. Maranatha’s initial budget in terms of
the proposed expansion is non-existent, but possible, due to the slow production
of funds.

1.3.20 OPERATING COST

The expenses associated with operation and maintenance of the


Maranatha Church is being shouldered by the weekly tithes and offerings by the
church members ever since the building operated in May 2014, the first Sunday
service of the institution. In addition, the Maranatha church is exempted of tax
as per Revenue Memorandum Order No. 20-2013 (RMC 20-13) of the Tax Code
stated as “Section 30(E). Non-stock corporation or association organized and
operated exclusively for religious, xxx, no part of its net income or asset shall
belong to or inures to the benefit of any member, organizer, officer or any
specific person.”

1.3.30 LONG TERM COST

Maranatha church being situated in a connecting road increases the


property value, due to inflation in the long run, goods and services will also
increase giving a mutual relationship on expenses. On the other hand, the
envisioned expansion is believed to increase the population leading to faster
development in the site.

1.4 TIME
1.4.10 PAST
The church was established in 2000 bearing the original name “Philippine
Pentecostal Holiness Church” (PPHC) in a small shop in Maharlika and moved to
a rented space at Shuntug in Rizal Park. The establishment of the church was
due to the vision of Pastor Paul to create a cell group church. The Church
eventually transferred the institution in a donated property in a temporary
church building at Dontogan, Baguio City to conduct their religious activities in
2014. The construction of the church building lasted for 22 days, on time for their
7th anniversary of the Maranatha institution.

1.4.20 PRESENT

The church now presently called “Maranatha Church”. Maranatha


meaning, “Come, Lord Jesus” in Greek which was a popular Christian phrase
during the 1970s and is also present in the book of Revelations 22:20. Maranatha
Church is now situated in a property located along Adiwang road in Dontogan,
Baguio City. Compared to the past, the costs or bills were lowered giving the
ability of the church to gain or earn a funding for the envisioned expansion.

1.4.30 FUTURE

The church envisions a newly built dome structure in their property as part
of the institution’s development through expansion. They plan to name the
church “Maranatha Spiritual Center” as they envision to increase the church
population in the coming years. Development of other areas in the property
includes incorporation of cottages for guests, walkway/bridge connecting to
the proposed dome structure, gazebos, gardens for weddings, dormitory-hotel
structure which holds a multi-purpose hall as venue for seminars and
conferences and other related events, pastoral office, and administration office.

2.0 ESTABLISHING GOALS
2.1 FORM
2.1.10 SITE ELEMENTS

Site elements currently found in the site includes the built environment and
the natural environment. Built environment includes all man-made structures
including occupiable and non-occupiable. Meanwhile, natural environment
refers to the physical and physical environment of man.

The Church wishes to retain much of the existing structures in the property
including the existing church building. the toilet or washroom, and the private
service road penetrating the site.
2.1.20 PSYCHOLOGICAL ENVIRONMENT

The property is considered holy due to the type of occupancy use. On the
other hand, the property has a cool weather due to the topographic structure
of the surrounding properties and geographical location. The location of the site
is richly penetrated by sunlight and wind which gives a feeling of outdoor
experience.
2.1.30 QUALITY OF SITE AND SPACE AVAILABLE

Besides the soil being fertile, it has a slope of 19 degrees at the face side
of the lot and 13 degrees at the rear side being classified as undulating to
moderately steep (Figure 2), however, due to the effects of the weather on the
area resulted to topographic changes caused by landslides and effects of
runoffs. The lowest part of the property is used as an agricultural area where
plants particularly Malaysian mumps are grown. The highest part of the property
is a residential house owned by the pastor and his family. The church’s
development will make use of the middle part and the lowest part for the
construction of the main church building and other necessities needed such as
parking spaces, basketball courts, baptismal pools and the such.

2.1.40 NEIGHBORHOOD

The surrounding property of the Maranatha site are residential buildings


and agricultural lands. Maranatha is reached after passing by Goshen Land
subdivision, just a few hundred meters away from the site. The lower part of the
Maranatha site includes farm lands where different type of crops are grown. In
addition, the barangay road ends at the lowest part of the site and there is a
creek 15 meters away from the property line. The site is penetrated by a service
road leading to some residential areas on the eastern side of the Maranatha
site. Other areas surrounding the Maranatha site are secondary forests mostly
consisting of pine trees, shrubs, carabao grasses and the like.

2.1.50 PROJECTED IMAGE


The church has planned to designate the location of the main church
building on the lowest part of the property, having it flattened to be used first as
an agricultural area while the plan for its development is on the process. The
pastor envisioned a dome-type structure for the church building being able to
accommodate at least 500 occupants at a time.
2.2 FUNCTION

2.2.10 MISSION

The mission of the Maranatha Church is to “win souls and make disciples”
which means that they need to spread the word of God by teaching, preaching
and sharing the gospel to everyone also known as ‘evengelism’. And for them to
live by this mission, the Maranatha Church aims to expand its facilities and put up
a spiritual center with its location at Purok 6, Adiwang Road, Dontogan, Baguio
City. The G-12 method or tool is also considered a strategy to conform to the
Maranatha’s Mission and Vision. The institution also conducts seminars and
conferences for the members and believers coming from other churches.

2.2.20 MAXIMUM OCCUPANCY

According to the National Building Code on Section 807 – Air Space


Requirements in Determining the Size of Rooms, a habitable room should be
14.00 cu. Meters of air space per person, however, on the existing Maranatha
building is approximately 15 meters by 10 meters and a height of 3 meters
(excluding the roof and the supposed drop ceiling). Which would total to 450
cu. Meters. Compared to the average number of users which is 205 resulting to
a supposed 2,870 cu. meters of air space. This results to an insufficient space for
the increasing number of church members. It is obvious during Sunday services
because some church members stay outside when the sitting inside is fully
occupied (see fig. 3). Establishing a 2,870-cu. meter dome structure would
sufficiently supply the additional spaces the Maranatha church is asking for.

For the proposed expansion, the total number of occupants to be


considered is computed using the population growth formula.

2.2.30 HUMAN VALUES

As a part of the Maranatha church community, the human values


expected from the users are to be supportive for the church’s objectives and
visions, besides being religious. All sort of bad actions is strictly avoided and
prohibited, this is in consideration of the occupancy-use.

2.2.40 PRIORITY ACTIVITIES

There are lots of activities in Maranatha, however, the main activities


include: Sunday services including children bible school, annual foundation
celebrations, youth camps, seminars and the cell group meetings. Most of the
main activities are to enhance or improve the ability to evangelize and partake
the G-12 strategy. Activities including weddings, dedications, birthdays,
Christmas parties, and other celebrations have flexible schedule wherein the
church considers these as part of the Church activities each year.

2.2.50 PRIORITY RELATIONSHIPS

Maranatha is a different institution from other maranatha churches or


institutions all around world, consequently, it is part of the Pentecostal
communities in the Philippines particularly the North-Western. Currently it is
affiliated with 2 more churches specifically: Life in Jesus Church at YMCA and
the other in Quirino Hill. It is also a part of the Philippine Pentecostal Holiness
Churches which belongs to the 300+ Pentecostal churches spread across the
Philippines.
2.2.60 EFFICIENCY

The efficiency of the existing Maranatha church will be the basis for the
proposed expansion. However, the existing structure does not conform to the
National Building Code and the Graphics standards in terms of spaces and
user’s comfort. In addition, the size of the lot is not efficiently occupied to
conduct the different church activities leaving a dead spot on some areas.
2.2.70 INTERACTION AND/OR PRIVACY

The Maranatha site is bounded by temporary perimeter fences


concerning the security inside from outsiders. But due to the private road
penetrating the property, individuals such as farmers and some local community
living by the Adiwang road passes through to transport crops or anything at their
will. At present, Maranatha offers its existing parking area to the community for
free.

2.2.80 IDENTITY

Maranatha is widely known in the barangay since it is the only Pentecostal


church present in Dontogan, the word Maranatha is a widely known word and
at the same time named after different establishments and institutions which
others misunderstood that Maranatha church is a separate institution.
2.3 ECONOMY
2.3.10 LIMIT OF FUNDS

Maranatha currently don’t have enough funds to support the construction


of the proposed spiritual center. It is believed that the only source of fund is the
tithes and offerings which is the collection of money, conducted every Sundays
only or during special occasions or thanksgivings.
2.3.20 QUALITY OF WORKS

The existing Maranatha church building is constructed with concrete –


metal construction wherein the construction of the church building alone almost
costed 1.8 million pesos which lasted for only 22 days. On the other hand, the
church is expecting a more economized structure for the proposed spiritual
center, enough space to conduct the different activities.
2.3.30 TIME

Maranatha church at present only conducts its activities during Sundays


unless there are special occasions or celebrations of the church such as
Foundation day, weddings, dedications, birthdays and the like. Having this,
Sunday services are conducted with a length ranging from 2.5 hours – 3 hours
depending on the additional activities included such as cell group meetings
and feasts.
2.4 TIME
2.4.10 CHANGES – GROWTH

The church had undergone several changes since its original


establishment in 2000. From a church that is considered nomadic, changing its
address from time to time, it is now established in a designated and permanent
location. Also, Maranatha growth since it was established in 2007 up to the
present depicts a moderate speed of development. This is due to the lack of
fund necessary for the constructions or the inability of the church to produce
funds.
2.4.20 OCCUPANCY – DATE

After the construction that lasted 22 days, Maranatha’s church building


was occupied during its inauguration which marked the date April 27 as the
Foundation day of the institution. Meanwhile, the structure where the toilet is
located was constructed from December 15, 2016 and inaugurated in October
8 of 2017. Other built-structures such as paved path walks, stairs, temporary
kitchen and Sunday school building were all constructed and occupied
randomly during its operation years as a religious institution. At present, a 2-
storey residential house believed to be the rectory is the residence of the pastor
and his family.
3.0 COLLECTING, ORGANIZING AND ANALYZING FACTS
3.1 FORM
3.1.10 SITE ANALYSIS

It is located at 16°22’34.50” N 120°34’38.97” E in the GPS coordinate


system and is 7.5 kilometers away from Baguio City Hall. It is approximately 1.2
kilometers away from the main road - Santo Tomas road. The sun exactly rises
from East side of the property and sets in the west, considering the South side as
the hottest part of a structure. The North – East monsoon (Amihan) does not
significantly affect the site due to the topographic structure of the property. On
the other hand, the South – West monsoon (Habagat) and the regional winds
greatly affects the property.
Other site analysis considered are:
-Runoff is running from 17° West of North to 73° East of South.
-Typhoon path runs from South – East to North – West.
-Average tropical conditions
Rainfall:

Humidity:
-Landslide susceptibility is classified as high and critical area due to presence of
active and/or recent landslides, steep slopes and nearness to faults.
-near the Mirador fault line
-nearest evacuation center is at Santo Tomas Elementary school and Adiwang
Elementary School
- approximately 1.2 kilometers away from the main road, Santo Tomas road.

3.1.20 CODE SURVEY

The construction of a church structure requires a lot of building laws local


and national specifically:

3.1.30 PSYCHOLOGICAL IMPLICATIONS

The property implies a psychological impact when in the property, due to


the occupancy-use. Other’s perception towards the property is owned by
religious people where some perceives it to be respected. Maranatha church as
a spiritual center or a place of worship is a common notion that a church is holy.
Maranatha church also considers that the church members is the true church,
leaving the ideology that all of its members are an integral part of the institution.
3.2 FUNCTION

3.2.10 STATISTICAL DATA ON PROJECT

3.2.20 AREA PARAMETERS

The study about the existing Maranatha church floor plan identifies the
problems encountered when the building is in use. This includes the pedestrian
circulation inside the vicinity, designations of areas, sizes and function of each
areas, the need to incorporate those areas in the property, and the such.

Current areas found in the property are:


A. Church building – used for the church activities
B. Sunday school building – used for the children’s Sunday
activities and used as a temporary kitchen
C. Toilet or washroom – used for comfort and sanitary purposes
D. Outdoor lounge – used for sitting, communication and relaxation.
E. Rectory – current residence of the Pastor and his family
F. Farm – temporary agricultural area
G. Private concrete road – network of barangay road
3.2.30 SPACE ADEQUACY

Pentecostal churches historically don’t have a definite space for a


church. However, all spaces are defined based on the activities of the church
being known as the design through phenomenology. Most protestant churches
make use of a multi-functional space where all of their activities are flexible, a
space usually an auditorium type, where a congregation or large group of
people gathers.
3.2.40 USERS CHARACTERISTICS

Church members have different characteristics in common including


being “food-lovers”, enjoys music that makes you dance, cooperative,
considers church as a form of family, most are dedicated to their faith as a
Christian-individual and enjoys church activities that motivates the faith.
3.2.50 BEHAVIORAL PATTERNS

Some church members comes late during Sunday services and other
important church activities. On the other hand, the Sunday service always starts
at 9:00 in the morning even the church is not fully occupied. Every after services,
some church members usually buy food outside the church building and stays
for a while before they go home for lunch. However, most of the time, the
Maranatha church feasts for lunch every after service if there are birthdays or
dedications and the like.
3.2.60 COMMUNITY CHARACTERISTICS

Dontogan have a population of 5,152 in 2015 which represents 1.49 % of


the Baguio data population. According to the 2015 Census, the age group with
the highest population in Dontogan is 10 to 14, with 616 individuals. Conversely,
the age group with the lowest population is 80 and over, with 21 individuals
(PhilAtlas). The road leading to Maranatha church is usually clear of sight of the
residents living. Based on the characteristics of the house designs are residents
are belonging to the working class. On the other hand, farmers and some self-
employed are common in the barangay.
3.3 ECONOMY
3.3.10 ECONOMIC DATA

Maranatha is only capable of providing data on the church’s expenses,


tithes and offerings; and the gains of the church. Marketing is non-existent to the
institution due to the absence of cost-generating integrations that can support
the returns on investment.
3.3.20 BUDGET

Currently, Maranatha’s existing budget is only capable of supporting the


bills specifically on water, electricity and internet connection. Lighting, musical
instruments and recording equipment are also being purchased for the church’s
functionality to cater concerts, seminars and other congregations.
3.4 TIME
3.4.10 SCHEDULE

There is no definite schedule of activities for Maranatha church, even


though, they conduct the prayer meetings every Sunday, Seed Faith Sunday
conducted every 1st Sunday of the year, followed by 21 days fasting and
Calling of all nations in January. Couple’s night every February, Church
anniversary in April, foundation day of Maranatha at Dontogan in May, the Holy
week in June and Christmas celebrations in December. Other activities such as
youth camps, Encoun ter God Retreat (EGR), weddings, birthdays, child
dedications, conferences and seminars, are flexible in schedule.
3.4.20 LONG TERM FUNCTIONAL AND ECONOMIC PROJECTION

The institution will be the mother church if there is a possibility of sister


churches be proposed. Maranatha will be a functional spiritual center to cater
to the needs of the local community in terms of spiritual need. The economy
such as expenses is believed to increase as time goes by but on the other hand,
it will also be catered by the growing number of church members, resulting to a
mutual projection be economically stable in terms of financial.
3.4.30 HISTORICAL SIGNIFICANCE

Maranatha church’s history in Dontogan dates back in May 29, 2011 the
first Sunday service conducted. The church still conducts the different activities
they often do when they were still part of the PPHC. Dontogan have its own
history, however, some parts of the barangay are long used as an agricultural
area tended by the local farmers.
4.0 UNCOVER AND DEVELOP CONCEPTS
4.1 FORM
4.1.10 ORIENTATION

The proposed Maranatha structure will be oriented in the North – South


axis to avoid the facade of heating and glaring, where most users will be
present during the different church activities. The facade will be facing the
minor road penetrating the property to make a functional use of it besides
being used by the other residential areas of the place.
4.1.20 SENSE OF PLACE

The church members are believed to be a family in Christ which simply


means everyone is sensibly comfortable with each other. The Maranatha church
is also considered as their home in faith, consequently, offers another level of
experience like outdoor, safe, holy, and comfortable. In addition, the church is a
multi-language institution having the ability to accommodate different people
of different languages, besides the local community.
4.1.30 HOME BASE

The maranatha church is mainly operated by the head, Pastor Paul


Amansec and his family; and some of the actively participating members of the
church, members of their C&P 24 (Chi-chi and Paul 24 disciples or members of
their cell group). Each cell group are given tasks for example in charge of the
collection of tithes and offerings, music band, audio-visual aids, lighting,
assistants and more. However, the institution does not function as a whole in an
activity but is based on a exchaning routine.
4.2 FUNCTION
4.2.10 CENTRAL VS. DECENTRAL

The concept of the proposed expansion conveys a centralized and


decentralized form of activities. This includes the integration of a multi-purpose
hall or auditorium which can govern all forms of church activities. This would
greatly affect the location of other spaces either related or unrelated to each
other. In this manner, there is also a significant effect on other aspects that
contribute to a good design especially circulation, size of spaces, function of
space, capacity and relation of a space to adjacent spaces.
4.2.20 INTEGRATE VS. COMPACT

Integration and compartmentalization is an important aspect in planning


and design of a space. In relation to this, Maranatha church conducts different
activities that may be private or public. Privacy either visual or acoustical would
indicate the importance of personal issues such as incorporation of separate
toilets for males and females, confession rooms, offices and the such.
4.2.30 PRIORITY

Maranatha church prioritizes to makes use of the property for religious


activities although the church wishes to incorporate an income generating
strategy to gain more funds. In terms of spiritual, the church aims to improve the
religious experience by incorporating and attending to more religious activities.
4.2.40 PEOPLE GROUPING

Groups are classified through age, gender, and the occupation


according to the conducted survey:

The following result discusses the profile of the respondents. We can


surmise in table 1 that out of the 112 respondents 41.1% of the respondents did
not disclose their age. However, 25.9%, 18.8%, 12.5% and 1.8% of the
respondents are below 20 years old, 21-30 years old, 31-55 years old and 56 and
above respectively partake in the study. We can, therefore, generalize that the
majority of our respondents are below 30 years old thus the result of this study is
within the perceptions of the millennials.

In table 2, 49 or 43.8% of the respondents deemed not to identify their


gender. On the other hand, 32.1% of the respondents are female and 24.1% of
the respondents are male. Basing on those who disclosed their gender, the
majority of the respondents are females wherefore the result of the study may be
affected and that the results in the design are more likely to be more feminine.

Table 3 presents that 54.5% of the respondents deemed not to disclose their
occupation. Moreover, 32.1%, 7.1%, 5.4%, and 0.9% are unemployed, self-
employed, private employee and government employee respectively. We can
note from the results that the unemployed are high but if we relate this result to
table 1, the respondents taken might be still studying and/or still looking for a job.

All groups are to be considered in the design in terms of the anthropometric


measurements, the psychological and physiological considerations.

4.2.50 FLOW

The concept of the multi-purpose space in the design of protestant


churches have a significant impact on the circulation of the users. Common
problems such as traffic, visual range, acoustics and space comfort, affects the
efficiency of the use of the space. With further research and comparison of the
existing and the proposed plan, the problem on the flow is solved.
4.2.60 AFFINITIES

Maranatha’s church members like (as discussed in the 3.2.40), includes


the incorporation of spaces as based on their phenomenology. Needs and likes
differ in the perspective of some members such as the differences of a Person
with Disability (PWD) and a common person. Maranatha had histories of PWD’s
as part of the congregation, however, the design of the Maranatha church is
not capable of giving the PWD’s a sense of place which allowed them to
discontinue their stay on the church. Incorporating the PWD-related Acts and
Laws that can cater to the needs of PWD’s is conveying a PWD-friendly
structure.
4.2.70 SECURITY

Maranatha have a history on robbery during the early development of


the property, however, it is rarely experienced presently due to the presence of
the rectory. Security in the property is currently low due to the non-existence of
fences and the penetrating private road leaving the property to be exposed to
unwanted crimes. In addition, Maranatha have existing CCTV cameras installed
on the property for security purposes.
4.3 ECONOMY
4.3.10 MULTI-FUNCTION
The proposed spiritual center will incorporate a multi-functional space, this
is to signify a common design for protestant churches. The multi-functional
space will be able to cater different types of church activities including
congregations, symposiums, seminars and the like.
4.4 TIME
4.4.10 CONVERTABILITY

The Comprehensive Land Use Plan of Baguio designates barangay


Dontogan as a residential zone. In addition to this, it is capable of change of
occupancy but due to the effects that it might incur in the place such as traffic
and generally pollution, it is not a wise solution for the mission of the church.
There is a potential for growth but not to the extent of turning the property as a
business-centered property as it is against the ideologies of the church. In terms
of the plans and designs, the proposed spiritual center will be capable of a
flexible auditorium which can accommodate different types of activity like
seminars, sports, congregations and the such.
4.4.20 EXPANDIBILITY

The current structures are subject to expansion but will be retained.


Limiting of demolishing existing built-environment is highly encouraged by the
owner, this is to maximize the use of the temporary buildings while it is still
useable. As part of the expansion, the proposed Maranatha church building will
be the center of the activities in the property.
4.4.30 PHASING

Commencement of the proposed expansion of Maranatha church is still


not scheduled but until such time the fund is available. The church plans to
phase out the project by building it in a timely manner due to the insufficient
fund. For instance, if the construction period or project duration is set for 2 years,
the construction will proceed every after a fund is raised.
5.0 DETERMINE NEEDS
5.1 FORM
5.1.10 QUALITY IN TERMS OF COST/ SQM.

Considering the current situation of the Maranatha church, the


construction of the proposed expansion is not necessarily made out of
expensive materials, however, it is important if it is deemed necessary for the
construction of the dome or the proposed Maranatha church itself. Quality of
structure should be enough to resist earthquake as it is near a fault line as well as
capable of resisting other external forces such as wind during weather
extremities such as typhoons.
5.1.20 ENVIRONMENT AND SITE INFLUENCE

The natural environment present in the Maranatha property will be


retained to conform with the Department of Environmental and Natural
Resources (DENR) policies as well as the local city ordinances involving
environmental conservation. The environment is one factor in the property that
can influence people to visit the property. Site’s influence to the surrounding
properties will encourage them to ignite their values in religion.
5.1.30 SITE INFLUENCES ON COST

The existing Maranatha property had already undergone some


excavations such as the lower part of the property which is now used as an
agricultural land. This would lessen the excavation necessary to commence for
the construction of the proposed expansion. The proposed expansion needs to
implement energy saving solutions to lessen the expenses on utilities such as
water and electricity.
5.2 FUNCTION
5.2.10 AREA REQUIREMENTS

Besides the necessary spaces, areas that should be included in the


proposed expansion according to the percentage of need:
Based on the results of the survey conducted regarding church activities
during important seasons such as Lenten season, Christmas season, and other
special events, the researchers found out that during special events, they do
encounters, concerts, youth camps, couples’ nights, weddings, anniversaries,
conferences, baptisms, feasts, birthday celebrations, and dedications.

5.2.20 PARKING REQUIREMENTS

According to the survey conducted, majority (38.4%) stated that they have
their own vehicle as their mean of transportation going to the church. In
consideration of the distance of Maranatha church to the main road, almost all
of the church members are using any land vehicle as a mode of transportation.
NBC suggest that there should be 1 car slot and 1 jeepney slot for every 50 sqm
of the congregation.

In the case of Maranatha church, a congregation of 205 members should


include a space for 8 parking vehicles minimum for both average cars and
jeepneys for the current status. However, considering the increase of population
to be 3 times larger in the coming years, the parking space should also be 3
times larger giving a total of 24 parking slots for both average cars and
jeepneys. The parking requirements should comply to the standard sizes for
PWD’s differently from those of not.

5.2.30 EFFICIENCY RATIO

The difference between the existing Maranatha church and the proposed
expansion in terms of efficiency greatly varies in comfort and safety. The comfort
and safety of occupying a structure are two of the main considerations needed
to incur a human-centered design. The need to integrate these considerations
will be solely based or conform through minimum standards especially
anthropometrics.
5.2.40 FUNCTIONAL ALTERNATIVES

Maranatha church envisioned several developments that could cater to


the future needs of the occupants such as the proposal of a dormitel (dormitory
– hotel) with multi-purpose hall, bridge connecting to the proposed expansion,
gardens, and the like. Another alternative proposed is the incorporation of
income-generating strategies, this is to allow a faster development of the
property which basically leads to faster growth. Incorporating energy-saving
alternatives are also advised to reduce the expenses of the current church.
5.3 ECONOMY
5.3.10 BUDGET ANALYSIS

The budget is the most important aspect in the construction. Having this
said, Maranatha church should be earning the fund necessary for the
construction of the proposed expansion as early as possible. There are a lot of
ways to generate funds, however, there should be at least a book keeper to be
in charge of the records regarding costs.
5.3.20 INITIAL COST

The initial cost needed for the construction of the proposed expansion is
roughly estimated around Php 28,000 per square meter (Baguio current cost
estimate per sqm). Assuming the area of the proposed expansion is around 1500
sqm, it would sum up to approximately Php 42,000,000.
5.4 TIME
5.4.10 PHASING GROWTH

Growth is defined in two terms in the case of Maranatha church, first is the
growth intended for the development of the property which greatly affects their
mission to be existent, and second the growth in terms of the increase of church
members due to their mission. Their mission mainly revolves in the growth of
Maranatha
5.4.20 ESCALATION
Escalation requires a rough estimate or prediction of the construction cost
up to the mid-construction date. Due to this, having the initial cost stated above
(5.3.20), considering having a 2-storey building with 1 basement as parking is 3
times the roughly estimated cost which results to Php 63,000,000.
6.0 STATING THE PROBLEM
6.1 FORM
6.1.10 MAJOR FORM GIVING INFLUENCE

The form as requested by the owner is to incorporate a dome-type


structure. Due to this, the design concept is based on the dove which is a highly
related symbol for Pentecostal churches around the world. Dove meaning, as a
symbol of the holy spirit that descended like a dove to Jesus Christ when He was
baptized and another is a symbol of peace. The conceptual form giving a major
influence to the church gives a symbolic character to the proposed expansion.
On the other hand, incorporation of unique designs requires unique structural
components and designs which adds up to the cost of construction.
6.2 FUNCTION
6.2.10 UNIQUE PERFORMANCE REQUIREMENTS

Pentecostal churches being flexible with the church activity schedules


compared to other Christian churches, exemplifies as different or unique in its
own ways. But due to this, the organization of works is not systematic wherein
only members that are available are already the one in charge of any church
activity. It is highly suggested to incorporate a strategic plan on the members of
the organization to deliver works smoothly.
6.3 ECONOMY
6.3.10 ATTITUDE TOWARDS INITIAL BUDGET

Maranatha church is positive in terms of the initial budget by means of


faith, however, considering Maranatha’s current situation, the only source of
income are the tithes and offerings; and the church member’s ability to willingly
contribute through donations. The commencement of the expansion will push
through as long as the budget is funded even though it would take much time.
6.4 TIME
6.4.10 IMPLICATION ON CHANGE / GROWTH

There is no negative implication on change/growth considering it is a part


of a development according to Maranatha church. Consequently, the pastor
included that just in case there is an increase of church members in the coming
years, the congregation would be large enough for the pastor to personally
identify its members because it is part of his role as a leader in the church.
However, the G-12 strategic method would allow the congregation to be
subdivided into smaller groups which is easier for the cell group leaders to
identify their own members as well as the pastor.
