SERVICE AND MAINTENANCE

A General

The Sub-Contractor shall include the supply of all materials, tools, and labour during the
maintenance period which shall be one year from the date of handover, unless otherwise stated.
Normal maintenance shall be at monthly intervals. Notwithstanding such regular maintenance,
the Sub-Contractor shall attend to all breakdown calls immediately inclusive of after office
hours and public holidays. Maintenance procedures and records in a format acceptable to the
S.O. shall be kept at the plant room for inspection.

The Sub-Contractor shall report in writing to the Architect any defects observed in any part or
parts of the system. The report shall state the causes of the defects observed and the
recommended repairs.

B Workmanship

These works shall be performed by workmen skilled in the service, maintenance and repair of
fire fighting and detection systems of all types, and shall be executed in accordance with the
manufacturer's recommendations. Materials to be supplied in connection with works under this
section shall be new and unused.

C Performance guarantee

The Sub-Contractor shall guarantee the whole works for a period of twelve (12) months from
the date of handing over. Replacement or repairs of equipment shall be at no extra charge
except where it can be proved that such breakdowns are due to vandalism or owner's misuse of
the equipment.

Save as the fore mentioned, the guarantee shall be deemed to be unconditional unless conditions
are stipulated during the tender submission and such conditions agreed by the owner.
