My Personal Thoughts on a Recent Sale

This unit in Uptown Markham Riverwalk commanded eight offers on
bidding night and was sold for a whopping $540k, the highest 1+den
sold last month.
Its main differentiator is the sizable terrace facing an unobstructed
view of an environmentally protected ravine area.

In comparison, the average market price of similar units without the


terrace has just surpassed the $500,000 mark this fall season (from
$470,000-$480,000 in the summertime).
The value of a terrace is based on its usability, view, exclusivity,
restrictions, and is largely subjective to its buyer. In this case, it
seems like this terrace is worth around $40,000, or 8% of the total
price of the property. Would you pay $40,000 more for this terrace,
or stick with a traditionally balcony instead?
