Re: Earnest Effort Towards Reconciliation

November 10,2019

Dear Mr. Dalisay:

As per your siblings when your father died on 1999 he left a parcel of land with
TCT No. 12345, 40,000 sqms located at Kapirpirwan, Cordon Isabela to your
mother, Fatima. Subsequently on 2007, your mother Fatima died and left the
aforementioned lot to you and your three more siblings. Five years after your mother
died, your three siblings, Angelo, Beth, and Cardo went to the Registry of Deeds
located at Batal, Santiago City to check the status of the said parcel of land, and the
siblings discovered that there was a Deed of Sale allegedly executed by your father,
Esmeraldo dated November 5, 2009 in favor of you and was transferred to your
name on December 15, 2010.

On December 15, 2014, Angelo, Beth, and Cardo went to my office to ask for
legal advice regarding this matter and as indicated under Art. 151. of the Family Code
(Par. 1) that “No suit between members of the same family shall prosper unless it
should appear from the verified complaint or petition that earnest efforts toward a
compromise have been made, but that the same have failed. If it is shown that no
such efforts were in fact made, the same case must be dismissed”. In lieu to this, I
am writing to invite you here at my office to settle the foregoing dispute and
compromise with your siblings, extra-judicially. Otherwise, much to my regret, my
clients shall have no other choice but to file their contemplated legal action(s)
against you in order to protect their best interests.

We will wait for your reply within fifteen (15) days from the receipt hereof.

Thank you!

Very truly yours,
