SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, CESYL MAILED QUISADA-TROEMER, of legal age, a former Filipino but

now an Austrian citizen, with address at Alte Poststrasse 14C, 2402 Maria Ellend,
Austria, have made, constituted and appointed, and by these presents do make,
constitute and appoint ALBIN KOENIGSHOFER, with residence address at Unit
802, Two Salcedo Place, Tordesillas St. corer Sanchez, Salcedo Village, Makati City,
Philippines, as my true and lawful Attorney-in-fact, for me and in my name, place
and stead, to perform and do the following acts:

1. To purchase a townhouse property from SPOUSES HORACIO M.

RELLOSA and MARIA LYNN L. RELLOSA, specifically Lot 25, Block 6,
Barcelona St., Camella Townhomes Classic, San Antonio Valley 1, Sucat,
Paranaque, covered by TCT No. 010-2015003127, issued by the Registry of
Deeds of Paranaque;

2. To sign the sale documents and other relevant papers relative thereto;

3. To deliver payment to the sellers;

4. To receive the title and all pertinent documents/keys, etc. from the said
sellers;

5. To cause the payment of all taxes due thereon with the Bureau of Internal
Revenue (BIR);

6. To cause the processing of the transfer of title, Tax Declaration, etc. to my

namewith the proper government agencies;

7. To represent me before the Homeowners Association;

8. To file my applications/subscriptions with the various utility companies

like MERALCO, MAYNILAD, telephone and cable companies, etc.;

9. To register our Usufruct Agreement over the property;

10. To execute all necessary powers of an owner relative to such property.

 GIVING AND GRANTING unto my said attorney-in-fact full power and
authority to do and perform all or every act requisite and necessary to carry into
effect the foregoing authority as fully to all intents and purposes as I might or could
do if personally present, and hereby ratifying and confirming all that my said
attorney shall lawfully do or cause to be done by virtue of these presents.
