LEASE CONTRACT AGREEMENT

This agreement, a contract, sets forth the term as a binding agreement between the
LESSOR Mrs. Dona Panes located at Garita to Passi Road, Iloilo City and the LESSEE Pricon Worx
Inc. with business address at S.E Jayme St., Zone Pechay Paknaan, Mandaue City.

The land will be leased from August 5, 2019 to March 5, 2020 and is open for extension
as the LESSEE would need to. It shall have a monthly rental of Php 7,000.00.

The following terms are set forth:

a. The LESSEE shall pay the LESSOR a three (3) months advance amounting to Php
21,000.00 covering the month of September 2019 to November 2019.
b. The LESSEE shall have an advance payment of one (1) month on its third month
(November 5, 2019) provided also that this will be done on a monthly basis. This is to
assure the LESSOR in case the LESSEE would decide to terminate the contract
agreement.
c. The LESSEE will provide its own electric sub meter and to be connected to the electric
supply of the LESSORS brother in person of MR. ARMANDO DALMACIO.
d. The LESSOR will provide the water supply to the LESSOR given that it is free.
e. In the event that the LESSEE has concerns regardless of any matter concerning to the
land, it must only be addressed directly to the LESSOR and its brother ARMANDO
DALMACIO.
f. The LESSEE shall pay the monthly rental thru RCBC bank provided of the below details:

This Contract has been discussed, acknowledged and agreed by both parties. No other
terms and conditions, verbal, written or otherwise, not herein expressly contained, shall take
effect, change or in any matter alter the provisions agreed upon unless such change, addition or
alteration is expressly stipulated in writing, signed by both parties. All prior agreements or
arrangement, written or oral, between the parties relating to the subject matter hereof are
hereby superseded.

IN WITNESS WHEREOF, the parties have executed and delivered this Contract of Lease
this ______day of _________, year__________, at Iloilo City, Philippines.
