Public Disclosure of Proposed PENDING PRELIMINARY Fiscal Year 2020 Valuations

The Barre Board of Assessors is pleased to announce a period of public disclosure of proposed
pending preliminary fiscal year 2020 property values pending preliminary certification from the
Massachusetts Department of Revenue. The new Fiscal 2020 property values, as determined
under a general reassessment program, have been submitted for certification. State mandated
reassessment programs are undertaken every five years to adjust property valuations even though
interim year adjustments are made within the previous four years. Property valuations are
adjusted to reflect the arms-length sales prices of single-family homes from 1/1/2018 through
12/31/2018 along with the arms-length sales for two family homes, mobile homes and vacant
land from 1/1/2017 – 12/31/2018, adjustments also reflect the replacement cost new of buildings,
and other factors.

The overall assessment of Single-Family homes have increased 4%, Two-Family homes have
increased 14%, Three-Family homes have increased 4%, Apartment (4+ Units) have increased
5%, Condominiums have increased 9%, Manufactured Homes have increased 12%, Vacant
Land/Vacant Land with Outbuildings have increased 8%, Commercial and Industrial have
increased 3%, Mixed Uses have increased 5%, and Exempts have increased 6%.

Taxpayers can review valuation books listing the proposed new property valuations until
November 26, 2019 at the Assessors’ Office, and at other locations on the dates and times listed
below:

Assessors’ Office: Tuesday, November 19, 2019 through Thursday, November 21, 2019 from
10:00 a.m. to 3:00 p.m., also on Monday, November 25, 2019, and Tuesday, November 26, 2019
from 10:00 a.m. to 3:00 p.m.

Town Clerk’s Office: Wednesday, November 20, 2019 from 7:00 p.m. to 9:00 p.m., Tuesday,
November 19, 2019 through Thursday, November 21, 2019 from 9:00 a.m. – 12:00 p.m., & 1:00
p.m. - 4:00 p.m.

Woods Memorial Library: Tuesday, November 19, 2019 from 2:00 p.m. to 8:00 p.m.
Wednesday, November 20, 2019 & Thursday, November 21, 2019 from 10:00 a.m. – 8:00 p.m.;
Friday, November 22, 2019 from 2:00 p.m. to 5:00 p.m., & Saturday, November 23, 2019 from
10:00 a.m. until 1:00 p.m.
