Subject: Demand for Full Refund and Payment

I have been living in El Pueblo Manila Building A since June 2014 but we got the unit on
November 2013 so basically it’s been 6 years. This letter is to demand Phoenix Sun
International Corp. for a full refund for the payments I have made. This are the list
details:

1. Reservation Free
2. Equity or Down payment = Php
3. Amortization with legal interest = Php
4. Move In Fees = Php
5. Real Property Tax = Php

Please see below the factors that I consider in my decision making based on the
HLURB Buyer’s Rights:
1. Lack of safety and security.
2. Cleanliness and trash problem.
3. Walls have cracks and unsafe walling.
4. Failure to provide facilities like elevators, gym, etc.
5. Amenities are open to the public.
6. Violation of Republic Act No. 9904 (Magna Carta of Homeowners and
Homeowners Associations)
7. No Fire and Earthquake Drill
8. The Building is open to the public.
9. Moral Damages = 100,000 php
10. And Others.
