MEMORANDUM FOR ELEVEN MONTHS

LEASE AGREEMENT

THIS DEED OF LEASE MADE

BETWEEN

Shri. Sriram Singhresiding at flat no 203 - B4 Gardenia Glory, Sector 46, Noida, UP -
201301 (here-in-after called "THE LESSOR” or owner of the premises which expression
shall unless it be repugnant to the context or meaning thereof include its executors,
administrators and permitted assigns) of the One Part

AND

Mr Ravish Kumar (hereinafter referred as “THE LESSEE”) which expression shall


mean and include its successors, assigns and legal representative of other part.

THIS AGREEMENT OF LEASE made on….. day of July 2019.

WHEREAS the Lessor is the owner and in absolute possession of Flat No. 202, Jagdeo
Enclave, Joda Talab Road, Bariatu, Ranchi, Jharkhand here-in-after referred to as
the "premises”.

AND WHEREAS the Lessee has agreed to take and accept the aforementioned
premises on lease on the following terms and conditions:

1. The said lease will commence from 1stday of July 2019 for the duration of
ELEVEN month from the said date and expire on 31stday of May 2020. After the
expiry of the said lease period, the said lease agreement will expire.

2. The Lessee has undertaken to pay a sum of Rs. 7700/- (Rupees Seven thousand
and seven hundred only) as monthly lease rent. The lease rent for the month of
July 2019 is being paid by Lessee to the Lessor at the time of this agreement.The
rent shall be deposited in the beginning latest by 5thof every month. Besides the
lease rent, the LESSEE also has to pay towards society maintenance fee every
month.

3. The Lessee has given an interest free security deposit of Rs. 7,700/-(Rupees
seven thousand and seven hundred only) to the Lessor equivalent to onemonth
rent.

4. The Lessee shall not be entitled to sub let, assign or otherwise part with
possession of the premises to anyone else. The Lessee shall use the above
premises ONLY for residential purposes. The Lessee shall not use flat for common
purpose like mess or community halls or any other commercial purpose.

5. Lessor or Lessee can give ONE month advance notice if either party wants to
terminate the agreement.

6. The Lessee shall pay actual electricity charges in respect of the aforesaid premises
directly to the State Electricity Board regularly during the period of occupation that
are required to pay by occupying the Premises. Receipt of all the bills (electricity
Bills) deposited by Lessee shall be preserved by Lessee and delivered to Lessor.

7. The lessee shall maintain the premises properly and tidy and shall not keep any
merchandising, inflammable, dangerous and prohibited materials in the flat.

8. The lessee shall repair or replace damages if it occur during his stay in the flat and
shall be responsible for the proper maintenance of the premises at his own cost
including repairs of faulty electrical, sanitary and water supply fittings for the
keeping proper the buildings.

9. The Lessee shall notalterany of the floorings, walls, partitions and ceilings of the
premises nor make any additions or extension to the demised premises.

10. The Lessee shall not make any structural alteration or fix any permanent fittings to
any portion of the premises.

11. The Lessee shall not do or cause anything in the premises which may be a source
of nuisance or annoyance to the Lessor or the neighbour of the premises.
12. It is barely a lease agreement to allow the lessee for residential purpose only.

13. After the expiry of the Lease period, no separate notice shall be required to
determine and revoke the tenancy.

14. That both the parties shall observe and adhere to the terms and conditions
mentioned in the deed.
