KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and entered into this

________________ in the Municipality of San Jacinto, Province of Pangasinan, by and
between:

MILAGROS L. SORIANO (represented herein by

TERESITA S. BLAYLOCK with Special Power of
Attorney), of legal age, Filipino citizen, and with residence
address at San Jacinto, Pangasinan, herein referred to as the
“VENDOR”.

-and-

PATRICK F. BUNGAY, minor, represented by

LEONILA C. FRANCISCO, Filipino citizen, and with
residence address at Brgy. Casibong, San Jacinto,
Pangasinan, Philippines, hereinafter referred to as
“VENDEE”.

WITNESSETH:

WHEREAS, the VENDOR, MILAGROS L. SORIANO is the absolute and

declared owner of two (2) parcels of land, with an area of One Thousand Eight Hundred
Forty (1,840) Square Meters, more or less and Seven Thousand Two Hundred Forty
Three (7,423) both situated at Brgy. San Roque, Municipality of San Jacinto, Province of
Pangasinan, covered under Tax Declaration No. 7056 and Tax Declaration No. 7047,
hereinafter referred to as the “SUBJECT PROPERTIES”, which is more particularly
described as follows:

TAX DECLARATION NO. 7056

“A parcel of unirrigated land with an area of One Thousand
Eight Hundred Forty (1,840) Square Meters situated at Brgy. San
Roque, Municipality of San Jacinto, Province of Pangasinan Philippines;
Bounded on the North by Tony Columbres and Provincial Road; on
the East by Cesar Columbres; on the South by Cesar Columbres and on
the West by Jose Columbres. Declared under Tax Declaration No.
7056 of the Assessor’s Office of San Jacinto, Pangasinan. Not yet
registered under Act 496 nor under the Spanish Mortgage Law but
registrable under Act 3344 as amended. Free from liens and
encumbrances whatsoever.”

TAX DECLARATION NO. 7057

“A parcel of unirrigated land with an area of Seven Thousand
Two Hundred Forty Three (7,423) situated at Brgy. San Roque,
Municipality of San Jacinto, Province of Pangasinan Philippines;
Bounded on the North by Jose Columbres; on the East by Jesus and
Cesar Columbres; on the South by Alfonso Columbres and on the
West by Creek. Declared under Tax Declaration No. 7057 of the
Assessor’s Office of San Jacinto, Pangasinan. Not yet registered under
Act 496 nor under the Spanish Mortgage Law but registrable under Act
3344 as amended. Free from liens and encumbrances whatsoever.”

NOW, THEREFORE, for and in consideration of the sum total amount of One
Hundred Thousand Pesos (Php100,000.00), Philippine Currency, in hand received by
the VENDOR from the VENDEE to the former’s full satisfaction and benefit and receipt
hereof is acknowledged by the VENDOR, the VENDOR by these presents hereby

SELLS, CEDES, TRANSFERS, and CONVEYS to the VENDEE, by way of DEED OF
ABSOLUTE SALE, their heirs, administrators and assigns, in a manner absolute and
irrevocable, a portion of the above-described two (2) parcels of land (with an area of One
Thousand Eight Hundred Forty (1,840) Square Meters , more or less and Seven Thousand
Two Hundred Forty Three (7,423), more or less), free from liens and encumbrances of
whatever nature and on an “AS IS WHERE IS BASIS”;

The VENDOR warrants that the subject property is not tenanted and free from all
claims of third persons or entities and that the provision of laws are satisfied to effect a valid
and enforceable transfer and conveyance on the said SUBJECT PROPERTY;

The VENDOR further undertakes to execute any and all documents, instruments
and deeds necessary, appropriate or required to effectuate this Deed and the provisions
herein contained and to transfer the title to the name of the VENDEE.

The VENDOR hereby manifests that the adjoining boundary owners have been
notified hereof in accordance with Article 1623 of the New Civil Code.

MILAGROS L. SORIANO represented by TERESITA S. BLAYLOCK and PATRICK
C. BUNGAY represented by LEONILA C. FRANCISCO. All of whom exhibiting to me
to be the same persons who is their free and voluntary acts and deeds. This instrument
consisting of two (2) pages, including this page on which this acknowledgment is written,
refers to a DEED OF ABSOLUTE SALE of a parcel of land with an area of One
Thousand Eight Hundred Forty (1,840) Square Meters , more or less and Seven Thousand
Two Hundred Forty Three (7,423), more or less, both situated at Brgy. San Roque,
Municipality of San Jacinto, Province of Pangasinan, covered under Tax Declaration No.
7056 and Tax Declaration No. 7057, and has been signed by the parties and their witnesses
and sealed with my notarial seal.

San Jacinto, herein referred to as the “VENDOR”, hereby acknowledge
the receipt of the amount of ONE HUNDRED THOUSAND
(P100,000.00) PESOS, Philippine Currency, in CASH from PATRICK
F. BUNGAY represented by LEONILA C. FRANCISCO of legal age, Filipino
citizen, and with residence address at Brgy. Casibong, San Jacinto,
Pangasinan, Philippines, hereinafter referred to as “VENDEE” as full
payment of the purchase price of the two (2) parcels of land, with an area
of One Thousand Eight Hundred Forty (1,840) Square Meters , more or less
and Seven Thousand Two Hundred Forty Three (7,423), more or less, both
situated at Brgy. San Roque, Municipality of San Jacinto, Province of
Pangasinan, covered under Tax Declaration No. 7056 and Tax Declaration
No. 7057.
