V. BODY

I. FACILITIES LOCATION
A. Evaluation of current location using appropriate method
B. Recommendation
II. FACILITIES DESIGN
A. FACILITY SYSTEMS (building envelope, power, light, gas, heat,
ventilation, air conditioning, water and sewage needs) –
DESCRIPTION ONLY and BEST PRACTICES
i. Structural systems (ensures that the building will be stable)
1. Structural type(e.g., steel skeleton frame, reinforced
concrete system) and building materials (e.g., steel,
concrete, etc.)
2. Column spacing for warehouse, column height relative
to storage system, types of columns
ii. Atmospheric systems (health and comfort of occupants and for
the needs of building equipment and machinery)
1. Temperature - temp. requirement if any for different
areas, air quality ( presence of chemical pollutants,
buildup of odor and airborne particulate)
2. Heating, ventilation and air conditioning (HVAC) system
iii. Enclosure systems (provides barrier against effects of extreme
cold or heat, wind, water and undesirable entries such as
humans and insects)
1. Thermal performance (balancing heat transmission
between inside and outside areas of inclusion)
2. Floor (materials, prevention from cracks and dusts)
3. Walls (materials)
4. Roof (materials used such as linoleum, carpet, vinyl, etc.,
roof design, performance relative to insulation, and
water exclusion/water penetration)
iv. Lighting/electrical/communication systems
1. Lighting requirements of the facility (level of
illumination)
2. Electrical Load requirements if available for different
areas (e.g.,20 watts per square feet)
v. Life safety systems
1. Fire
2. Seismic events
3. Power failure
vi. Sanitation systems
1. Plumbing supply (Hot and cold water supply such as
drinking fountains, toilets, urinals, sinks, showers)
2. Collection network for refuse (waste water and sewage)
vii. Building Automation Systems
1. Building technology (e.g.,facility operations via Internet,
security systems, energy management systems, etc.)
viii. Facilities Maintenance Management Systems
1. Long-term physical asset management
2. Day-to-day maintenance of equipment
B. LAYOUT (production areas, production-related or support areas,
personnel areas; Equipment, machinery, and furnishings within the
building envelope)
i. Plot plan (see page 808 for example)-drawing of the facility,
total site, and features on property that support the facility;
include facility access; include pictures of areas if allowed
ii. Layout plan (choose one major area of the production) –
1. Process flow for major product/s
a. Flow systems (materials management, material
flow and physical distribution system); flow
patterns,
b. Type of planning department (product family or
group technology, process department, etc.)
2. Locate and highlight all permanent facilities (columns,
walls, doors, ramps, stairs, elevators, etc.)
3. Layout types
4. Visual management - Label areas (e.g., inspection,
assembly, packaging, etc., Housekeeping tools,
markings on the floor, markings on tools, racks, fixtures
among others
5. Space requirements
iii. Personnel requirements –restrooms, parking areas, food
services, barrier-free compliance
iv. Office layout/systems

C. HANDLING SYSTEM (materials, personnel, information, and

equipment-handling systems)
i. See material handing audit cheek sheet

D. WAREHOUSE OPERATIONS
i. Functions of the warehouse
ii. Best practices per function
iii. Material handling
iv. Automation/technology
