RETAINER AGREEMENT

This Agreement acknowledges the employment of the LAW (hereinafter

referred to as “Attorney”) by (hereinafter referred to as “Client) and the fee
arrangement by which Attorney will represent Client in the following matter or
proceeding:

UNLAWFUL DETAINER and DAMAGES.

LEGAL FEES: Legal fees for representation of Client in this proceeding shall
consist of FIVE HUNDRED SQ. M. (500) of Lot No 2995-B being a portion of
Lot No. 29225, Panay Cadastre, situated in the, Municipality of Panay, Province
of Capiz, titled under the name of Client.

DISCHARGE AND WITHDRAWAL. Client may discharge Law Firm at any

time. Law Firm may withdraw with Client’s consent or for good cause. Good
cause includes Client’s breach of this Contract, Client’s refusal to cooperate with
Law Firm or to follow Law Firm’s advice on a material matter or any other fact or
circumstance that would render Law Firm’s continuing representation unlawful
or unethical.

CONCLUSION OF SERVICES. When Law Firm’s services conclude, Client shall

be obliged to deliver the 500 sq. m. of Lot No. 2995-B by executing the necessary
Deed of Absolute Sale for the transfer of ownership of the said lot.

DISCLAIMER OF GUARANTEE. Client understands that Attorney cannot

guarantee the results of any proceeding and acknowledges that no
representations have been made by Attorney about the outcome of this matter.
