CONTRACT OF LEASE

This Contract of Lease made and executed into by and between Georgina
Salomom, Filipino, of legal age, single/married, with residence and postal address
at Mansasa District Tagbilaran City, hereinafter referred to as the LESSOR, Ma.
Juliet Misa, likewise Filipino, of legal age, single/married, with residence and postal
address at Inabanga Bohol Philippines, hereinafter referred to as the LESSEE,

WITNESSETH: That –

The LESSOR hereby leases unto the LESSEE, and accepts to lease, one (1)
Fully Furnished 4 bedrooms 2 toilet and bath House and lot situated at 00012 Ipil
Ipil st, upper Mansasa, Tagbilaran City Bohol, under the following terms and
conditions:

1. The term of this Contract shall be for 6 months commencing on


November 28, 2019 and shall expire on May 28, 2020, Provided that this
contract is renewable upon mutual agreement by the parties for another 6
months, under the same terms and conditions contained herein;

2. The premises must be used as a PRIVATE PURPOSE ONLY, and not for
commercial purposes.

3. The LESSEE may terminate the Contract before the expiration of the
period of six (6) months; Provided, that the LESSEE shall notify the
LESSOR in writing at least thirty (30) days in advance prior to the
intended date to vacate, specifically stating in said notice the date to
vacate and the entire security deposit mentioned shall be forfeited;

4. The LESSEE shall pay to the LESSOR the amount of Thirty five thousand
pesos only (PhP 35,000) as net monthly rental subject to a five percent
(5%) percent increase every 1 year should the LESSEE extend his/her
stay on the leased premises as provided for under Item No. 1 hereof,
which increase shall be based on the current monthly rental, and shall be
paid in advance within the (28th) day of every ensuing month. The five
(5%) percent increase in rental shall be implemented and made
effective every one year, at the option of the LESSOR;

5. Upon the signing of this Contract, the LESSEE shall pay to the LESSOR
the amount of one hundred five thousand Pesos only (PhP 105,000)
covering two (2) month’s security deposit and one (1) month advance
rental. It is agreed that the refund of the deposit subject hereof shall be

applicable to answer for whatever damage/s caused on the leased
premises, i.e. Furnitures, fixtures, walls painting, jalousies, windows,
doors, etc., or payment
of additional sums, if any, due to acts of commission or omission by the
LESSEE or any member of his/her household and all other persons
allowed by him/her access to the leased premises, or payment for unpaid
electric or water bills, until all bills shall have been received by the
LESSOR which covers up to the last day of the LESSEE’S occupancy;

6. The furnished properties inside the house: Glass 5pcs small, glass 13pcs
big, cup 10pcs big, cup 1pc small, glass with handle 1pc, Kalderin 1pcs,
Kutsara 14pcs, Tinidor 12pcs, serving spoon 2 stainless white and brown,
Refrigerator 1pc, Freezer 1pc, TV, 1pc BIG, TV 1pc small, Center Table
2pcs, Electric fan 1pc big, Electric fan 1 small, Knife 1 set 5pcs, Plate
17pcs, Mellamin 11pcs+7 pcs, Pyrex bowl 2 pcs, Pyrex 4pcs rectangle,
Bowl brown 2 big, bowl brown 2pcs small, rice cooker 1pc, water
dispenser 1pc, gallon 4pcs, pitcher 1pc, plastic bowl 1pc, fry pun big,
medium and small, oven 1pc, glass table 1pc, garbage can 4pcs, sundang
1pc, Bungay 1pc, telephone 1pc, chair 10pcs, table 1pc, washing machine
1 unit;
7. All monthly rental payments shall be duly evidenced by a written receipt;

8. The LESSEE shall pay and defray at his/her own expense the cost of
water, electric current, telephone, cable and other services employed by
him/her for his personal benefit and shall comply with and fulfill any and
all requirements of local and national government authorities arising from
or regarding the use and occupancy of the leased premises by the
LESSEE;
9. The LESSOR shall undertake minor repairs on the leased premises for its
continued maintenance; Provided, however, that any repairs needed on
damage caused by the fault or neglect of the LESSEE shall be for the
account of the latter, without any right to reimbursement from the
LESSOR; Provided further, that replacement of busted bulbs, busted
electrical fuses, leaking water faucets, and other similar minor matters,
shall be for the account of the LESSEE;
10.The LESSEE shall not directly or indirectly sublease, assign, transfer,
convey, mortgage or in any way encumber his/her right of lease over the
leased premises or any portion thereof, under any circumstances
whatsoever; any contract in violation of this clause shall be null and void;

11.The LESSEE may, subject to the written consent of the LESSOR, make
improvements or alterations on the leased premises, on the condition that
such improvements or alterations shall be for the account of the LESSEE
and shall become the property of the LESSOR upon the expiration or
termination and/or cancellation of this Contract, as herein provided,
without any right to reimbursement from the LESSOR. It is agreed that
any such improvement or alteration once installed, and even if done
without the consent of the LESSOR, cannot be removed by the LESSEE
regardless of time, otherwise, such removal shall be considered done in
bad faith and, therefore, holds the LESSEE liable for damages up to the
extent of the value of such improvement;

12.In case of failure on the part of the LESSEE to pay one (1) months of
rent, this Contract shall terminate without need of any demand or
rescission of the same, and the LESSEE shall vacate the premises
immediately within fifteen (15) days without need of demand, and the
entire security deposit mentioned shall be forfeited;

13.The LESSOR, accompanied by the LESSEE or any member of his/her


household, is given the right to regularly visit the leased premises
anytime during reasonable hours of the day, to make an ocular inspection
of the status of the leased premises, including its improvements, if any;

14.It is agreed that should any condition or provision of this Contract be


declared null and void, such declaration shall not affect the other
conditions or provisions hereof, and, therefore, shall continue to be
binding and effective for all legal intents and purposes;

15.Any litigation or court action that may arise from this Contract shall be
within the exclusive jurisdiction of the courts of ______________;
Provided, however, that any expenses incurred by the LESSOR in
connection with any suit filed by her arising from this Contract shall
entitle the LESSOR to reimbursement of attorney’s fees and all costs of
litigation.
