We have received WATG masterplans dated 19 January 2010 and revised

our initial assessments.

The report gives general descriptions of the M&E systems and


installations that we consider are likely to be incorporated into the
various components of the project and suggests proposed standards for
these systems.

The systems covered are the following:

n Lifts.
n Electrical and power generation systems.
n Communications and security systems including telephone, public
address and MATV, and electronic security, access control and
CCTV.
n Ventilation and air-conditioning systems including smoke control.
n Plumbing and drainage systems including cold and hot water
supplies, steam, water treatment, and gas supplies. Also included
are water and wastewater treatment and recycle water treatment
plants.
n Fire protection and alarm systems.
n Swimming pool and lagoon circulation and treatment systems.

In addition to the standards proposed here, we suggest that BNI identify


another similar hotel, such as the Conrad Bali Resort & Spa, to be
called up as a ‘reference project’ to use for benchmarking quality
standards for the M&E systems.

2 Project Components
The development will be a major resort hotel in Nusa Dua, Bali.
Current planning is for the following components:

Total building area will be approximately 40,000 m².

The site is approximately 600 m x 200 m and has a total area of

3.5 Plumbing and Drainage

4 Lifts

4.1 Systems

10 Pools and Lagoons

10.1 Systems
n All pools and lagoons to be treated as swimming pools – not
‘organic’.
n Water treatment for the pools will provide filtration and disinfection.
n Separate plant to be provided for each pool.
n Proprietary spa pools and saunas at villas

10.2 Features
n Separate plant for each pool to limit cross contamination and allow
different operating temperatures if needed and maintenance of
individual areas
n Multiple recirculation pumps to be used to limit pump size – max
approx 60 l/s
n Water filtration by sand filters. Alternative of diatomaceous earth
(DE) filtration to be investigated.
n Disinfection to use on-site generation of liquid sodium hypochlorite.
Options including bottled chlorine (gas), calcium hypochlorite (solid
granules) and ozone (generated on site in ozone generators) to be
considered.
n Control of water PH will use carbon dioxide (CO2). CO2 injection
control will be by manual adjustment.
n Dosing pumps for the pool will be automatically controlled via
dedicated controllers.
n Pool reticulation pipework will typically be uPVC. Where pipework
is inaccessible (e.g. under the pool), pipework is to be encased in
concrete where located within 2m of any penetration through a
concrete structure.
n Pool fittings (nozzles and skimmer boxes) will be plastic (e.g. ABS
or equivalent).
n A high-level of pool lighting to be provided for night pool use.

10.3 Standards
n Design to be generally to NZS 4441 Code of Practice for Swimming
Pools or to DIN 19643 series 1997-2000 (German Standard for
Treatment and Disinfection of Swimming Pools)
n Filters to be manufactured from stainless steel.
n Pumps to be provided with a top access lint strainer, manufactured
from 316 stainless steel

11 Systems Identifications
Issues such as zone and equipment numbering should be considered
early in the planning of the site and the systems such that it is
straightforward to identify the location of a piece of equipment from its
‘tag number’.

n Identification needs to recognise zoning issues such as geographical


and operational areas. We propose that the development be split
into the following zones:
n FOH/Public/BOH upper cliff area Z1
n Lower cliff facilities Z2
n North guestroom blocks Z3
n South guestroom blocks Z4

All systems should use the same system zoning and geographical
zoning and the same tag numbering system if at all possible. The
numbering system needs to be flexible enough that plant can be added
or removed without upsetting the overall numbering sequences.

We recommend a system be developed along the following lines:

Equipment Type eg, LVMSB, AHU, FCU, MCC, DB

Zone Identifier eg Z1, etc as above

Floor Identifier eg, 1, 2, 3, 4, 5, 6

Equipment Number Integer - 1, 2, 3 etc (alternatively use


room number)

Equipment sub number lower case letter – a, b, c etc – if


needed

Switchboards and MCCs need to have a further identifier indicating the


LV system they are attached to.

So tag numbers would be:

AHU-Z1-6-4 ie the fourth AHU at level 6 (Roof) of the


North guestroom block

MCC-X-Z4-4-3 ie the third MCC on Level 4 of the cliff villa


area. It is fed from LVMSB-X
