CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL, made and executed this 3rd day of June, 2019 by and between:

FELIZA L. EFONDO, of legal age, single/married to DENNIS C. EFONDO, Filipino, and with
residence and postal address at BLK 95 LT 8 PH 6 SOUTH FAIRWAY, BRGY. LANDAYAN,
SAN PEDRO, LAGUNA, hereinafter referred to as the "SELLER/VENDOR";

-AND-

ANTHONY F. FABRERO, Filipino and with residence and postal address at B4A LOT 5
RANCHO IMPERIAL SUBD., TARTARIA SILANG, CAVITE, hereinafter referred to as
the "BUYER/VENDEE".

WITNESSETH;

WHEREAS, the SELLER/VENDOR is the absolute and registered owner of a parcel of land
consisting of FOURTY-FIVE (45) square meters, more or less, located B4A LOT 5 RANCHO
IMPERIAL SUBD., TARTARIA SILANG, CAVITE and covered by Transfer Certificate of
Title No. 18958 issued by the Registry of Deeds, Province of Tagaytay, Cavite City;

WHEREAS, the BUYER/VENDEE would like to avail the said property through PAG-IBIG;

WHEREAS, the SELLER/VENDOR is willing to grant the BUYER/VENDEE this request

NOW THEREFORE, for and in consideration of the foregoing premises,

the SELLER/VENDOR agrees to sell and the BUYER/VENDEE agrees to buy the aforesaid
property subject to the following terms and conditions:

1. The BUYER/VENDEE shall apply or a house and lot purchase loan with PAG-
IBIG in the amount of EIGHT HUNDRED FIFTY THOUSAND PHILIPPINE
PESOS (PHP 850,000) to pay the SELLER/VENDOR for the house and lot. The
proceeds/check of the PAG-IBIG loan shall be paid to and in the name of
SELLER/VENDOR;

2. For the purposes of the loan, the SELLER/VENDOR shall allow the transfer of
the title in the name of the BUYER/VENDEE, but only after the issuance of a
letter of guarantee from PAG-IBIG;

3. The property is sold in “as is -where is” condition, where the SELLER/VENDOR
is not responsible for any repairs after the agreement has been signed by all
parties.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures, this ___ day of
