LEASE FREE AGREEMENT

KNOW ALL MEN BY THIS PRESENTS:

This agreement is hereby made between DEXTER PUA, of legal age, Filipino citizen and
resident of Antonino, Alicia, Isabela (hereafter referred to as "the Lessor") and FEEDMIX
SPECIALIST INC., a Corporation duly organized and existing under the laws of Republic of
the Philippines with office address at Pulilan, Bulacan (hereafter referred to as "the Lessee");

WITNESSETH; That

WHEREAS, the LESSOR is the owner of THE LEASED PREMISES, A WAREHOUSE located
at Dampol 1st, Pulilan, Bulacan, Philippines more particularly described in the attached Tax
Declaration.

WHEREAS, the LESSOR agrees to lease-out the property to the LESSEE and the LESSEE is
willing to lease the same;

NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases
unto the LESSEE and the LESSEE hereby accepts from the LESSOR the LEASED premises,
subject to the following conditions THAT:

1. Premises hereby leased shall be used exclusively by the LESSEE for business purposes
only and shall not be diverted to other uses. It is hereby expressly agreed that if at any
time the premises are used for other purposes, the LESSOR shall have the right to
rescind this contract without prejudice to its other rights under the law;

2. From January 1, 2020 to December 31, 2020, the LESSEE shall be entitled to a rent free period provided
that the LESSEE shall be responsible for the management fees, water, electricity, gas, telephone and other
outgoings payable in respect of Premises during such rent free period; and

3. The monthly rental fee shall be determined at the end of the rent free period or on
January 1, 2021.
