Elec Dra part 1

Description

A. Power layouts:

1. Provide generator room details, sections, ventilations, clearances, etc…


2. Provide MDB room detailed layouts for MDB panel form 4b type 6, (ATS,
SMDB’s, DB’s cable trays, busbars, etc…
3. Provide Fan for the Tx Room (forced ventilation).
4. Provide axial fan with ducting for the generator room.
5. Provide busbar sections and detailed drawings from the MDB room to the
typical floors.
6. Provide typical electrical room detailed drawings SMDB’s, DB’s cable trays,
busbars, power meter arrangement, etc…
7. Provide power supply for washing machine and cooker point and update all
the load schedules, schematic diagram and power layouts.
8. Provide cooker point for the watchman room.
9. Revise Capacitor bank size according to TDL.
10. All the fire and life safety equipment cables (generator cables, staircase
pressurization fans, fire pump, emergency lifts, extract fans, etc...) to be
changed to fire rated cables (FP400), schematic and load schedules.
11. Provide isolators and control panel details for the swimming pool.
12. Show the connection of the central battery system to the power schematic
diagram.

B. Lighting system:

1. Provide swimming pool lighting layouts.


2. Provide doorbell for the roof guard room.
3. Provide aviation lighting to the roof area.

C. ELV system layouts:

1. Provide two double R45 socket (Tel and CATV) for living room areas instead
of two single.
2. Provide Video intercom systems and consider the following points:
• Accesses control system for the ground floor MIAN ENTRANCE lobby area
entrance through the video intercom system.
• Accesses control system for the basements floor MIAN ENTRANCE lobby
area entrance through the video intercom system.
• Passwords/accesses cards for the intercom panel to control the entrance
door.
• Push button for the lobby area, Magnetic lock.
• Buzzer with timer for the ground floor main entrance.
• Main Intercom panel locations W/P IP54 and update the schematic and
drawings accordingly.
• Provide video intercom station for watchman room.
3. Add the following comments to the CCTV drawings: CCTV system shall be as
per latest MOI (MCC) regulations.
4. Provide CMS system and schematic diagram as per Estidama requirements.

D. Fire alarm, Emergency lighting and voice evacuation systems:

1. Voice evacuation speakers shall be IP54 for the basements area.


2. Show the location of the repeater panel at watchman/guard room.
3. Provide Recessed IP54 emergency lights to the kitchen area.

Elec Part 2
Description

1. Assure that the architects have considered the filling line and main supply
pipe for each APT. on their elevation.
2. Provide GAS switches for all apartments inside the lift lobby area with
cabinets for NG/SG systems.
3. Provide CDA approval.

Elec Speci
Description

1. Revise the WIRING DEVICES & ACCESSORIES:


a) Doorbell specifications.
b) Metallic finish for the public area.
2. Revise the Interior And External Lighting:
c) Mirror lights with shaver socket.
3. Provide full dilated Busbar (Busduct) specifications; indicate that :
• PE should be equal to 100% of phase bar size.
• Earth bar.
• Degree of protection, IP 65 for the horizontal run.
• Degree of protection, IP 54 for the vertical run.
• Insulation for both epoxy and Myler are accepted.
• 3 years warranty.
4. Update the Generator specifications:
• Generator shall be prime rated working as standby.
• Generator shall be prime type working as stand-by generator.
• Add the site test requirements (25, 50, and 75,100 and 110% for 8 hours).
5. Provide ATS specifications with bypass switch, 2 compartments, Form 4b.
6. Update the telephone specifications based on the Etisalat and DU
regulations (RTA new regulations) and update the schematic diagram
accordingly.
7. Telephone socket finish plate shall be same of the wiring accessories
finishes.
8. Labeling for the Telephone socket outlets.
9. Revise the telephone/GSM specification as per latest Etisalat regulations and
match it with the project requirements and descriptions.
10. Revise the Video intercom system and consider the following points:
• Main Intercom panel locations shall be located outside the lift lobby area
W/P IP54 protection.
11. Revise the SMATV specifications and match it with the project requirements
and drawings:
• Multiswitchers shall be 16IF+1RF.
• TV sockets shall be triple outlet, same finishing of the wiring accessors.
12. Provide CCTV system specifications as per latest MOI, MCC regulations.
13. Revise the CCTV system specifications as per latest MOI, MCC regulations
Ex.: type of cameras, recording for 90 days, etc...
14. Add the following comments to the CCTV system: CCTV system shall be as
per latest MOI (MCC) regulations.
15. Update the fire alarm specifications:
• Fire alarm system shall be UL approved (panel and components).
16. Revise the central battery system and consider the followings:
• 20% extra capacity for central battery size.
17. Provide LPG / SNG/NG specifications.

Heat load calculation


Description

1- Submit HAP calculations

2- Indicate U values for walls, glass and roof

3- Submit space inputs reports

4- Submit zones summary reports

5- Submit plant sizing summary report

6- The submitted summary sheet should indicate the sensible loads of selected units

7- Staircase pressurization calculation shall also take into consideration the required
air flow throw closed doors

LOM ELEC
Description

1. E21, E22: one of the proposed brand not equivalent to the other, provide
three or more available equivalent brand names for the light fittings and
match it with the design requirements Ex.: (Thorn / Europe, Philips/ Europe,
WhiteCroft/ Europe, Targetti / Europe, Ensto/ Europe, Sylvania Concord/
Europe, Etc…
2. E39: one of the proposed brand not equivalent to the other, revise and
provide three available equivalent brand names for central battery system.
3. E40: one of the proposed brand not equivalent to the other, revise and
provide three available equivalent brand names for Voice Alarm and
Evacuation system.
4. E43: one of the proposed brand not equivalent to the other, revise and
provide three available equivalent brand names for fire alarm system.
5. E44: one of the proposed brand not equivalent to the other, Emergency
lights brand names shall be the same of central battery brand names if
central battery system is applicable.
6. E45: one of the proposed brand not equivalent to the other, provide three
available equivalent brand names for CO system.

LOM MEC
Description

1- FCU origin to be international

2- AHU and FAHU origin to be international

3- HVAC 14 to 16 all fans to be from the same 3 vendors

4- HVAC 29, 32 and 33 ensure that the proposed 3 vendors can supply black steel
seamless pipes and fittings

5- F1 Armstrong doesn’t have civil defence approval for vertical turbine pumps

6- Verify the fire fighting vendor list and provide valid 3 vendors for each item

Mec DRA Part 1


Description

Ventilation drawings

General

1- Lift pressurization duct to be omitted since the building is less than 90 m height,
supply at the top of the shaft is enough
2- Corridor Smoke management strategy to be revised, reversible fans to be
replaced by smoke extract and make up air fans in line with latest UAE code

3- All retails and GYM washrooms flow rates to consider the public use figure as
listed in ASHRAE 62.1

Basement 2

1- Update the notes related to ducts fire rating requirement, both extract and
supply air ducts in the car park shall be fire rated

2- Coordinate the route of car park ventilation supply and extract with AWMS pipe
and all other MEP services maintaining minimum 2400 mm FFL

3- Indicate duct size and air flow

4- Duct sizes , extract and supply grilles shall be sized at high speed, face velocity
through grilles to comply with UAE fire code

5- Update the text at grid (0,16) both ducts should be make up air ducts

6- Indicates air flows where missing at low and high speed

Basement 1

1- Update the notes related to ducts fire rating requirement, both extract and
supply air ducts in the car park shall be fire rated

2- Refer to comment on B2 and incorporate as applicable

3- Retail ventilation rates to consider the use as restaurants and cafeterias

4- Extract rates from toilet shall consider the public toilet use 25 cfm is undersized

5- The route of treated fresh air and extract ducts in the ramp to be coordinated
with available height, otherwise alternative route to be proposed

6- Indicates air flows where missing at low and high speed

Ground floor

1- Indicate the size of intake and exhaust louvers and the required free area

2- Location of louvers at swimming pool level shall be clearly indicated assuring


location of exhaust will not disturb the tenants and complies with Estidama
requirement

3- Shops washroom extract rates to follow ASHRAE 62.1 2007 for public toilets
4- For GYM VAV system, please clarify how the minimum

ventilation

Residential floor

1- Indicate the location and size of extract diffusers where missing

2- Extract risers shall be combined in one common duct where possible for cost
saving, the use of two extract ducts adjacent to each other is not required

3- Corridor smoke management ducts shall not be routed inside the apartments,
relocate to the shafts located adjacent to corridors

4- Corridor smoke management shall be supply at low level and extract at high
level, reversible fans to be avoided

5- Provide extract in all stores

Roof

1- Update type and number of corridor smoke management fans

2- Coordinate the location of FAHU, please note such FAHU height can exceed 4 m.
ensure the same is coordinated with architect

3- Omit lift pressurization duct

Description

Air conditioning

General comments

1- Refer to comment on cooling calculations and incorporate

2- Verify the diffusers sizes and ensure acceptable pressure drop, noise level while
selecting

3- Add note to all drawings, volume control damper shall be provided for every
diffuser

4- Shops cooling and ventilation provisions shall consider restaurants and cafeterias
use

5- Fire dampers shall be provided on supply and return grilles and diffusers not only
on supply for all fire rated walls ( telephone, CCTV, electrical rooms …etc)
6- Omit the schedules provided for diffusers, the pressure drop in some occasions is
under estimated to avoid and contractual obligations. Add note that contractor to
select all diffusers based on acceptable pressure drop, air velocity and noise levels
and in coordination with architectural approved false ceiling layout

Basement

1- Verify the diffusers sizes 275X275 diffuser cannot handle 200 cfm

2- Electrical and service room to be served by a dedicated FCU with fully ducted
return, having the return to an unconditioned space will not work, more over the
lobby is fire rated compartment and civil defence will not allow to have permanent
opening as well as the humidity issues associated with having such openings

3- ETS room size and configuration to be approved by tabreed. Clarify the location
of MCC panels/room and ensure that Tabreed approves locating them inside the
ETS

4- Coordinate with AWMS specialist (M/S stream) if AC is required in garbage room


or only ventilation, note that motorized intake louvers are required and should be
properly sized

5- Provide air conditioning in swimming pool plant room

6- Chilled water pipe sizes shall be sized at maximum pressure drop of 250 Pa/m

Ground floor

1- Indicate the location of swimming pool heat pump and coordinate with architect
and electrical all the requirement and provisions

2- Balance the AC and extract air flows for shops washrooms to maintain negative
pressure. Note that no return is allowed from washroom back to FCU

3- There is part of ground floor plan missing, clarify if there is any requirement for
AC or ventilations (swimming pool area)

4- Clarify the need of using circulating AHU with VAV boxes in the gym, since the
RCP layout is all removable ceiling tiles we believe FCU will be easier option in terms
of controls, moreover, ensure that with the VAV system the minimum requirement
of ventilation is met at part load

5- Coordinate the ceiling height and accessibility of circulating AHU above the
bathrooms and ensure adequate maintenance space is allowed ( could not be
verified since RCP drawings have no levels indicated)

6- Return air from bathrooms back to AHU is not accepted


7- GYM Bathrooms should not be served from the AHU directly this will affect the
AHU performance and control of differential pressure at part load condition

8- Indicate size and air flows for GYM diffusers and ensure acceptable quantity and
sizing

9- Balance the AC supply and extract rate in all bathrooms and maintain negative
pressure

10- Provide separate AC unit for HV room

11- Provide motorized fire dampers on supply and return ducts serving HV and LV
rooms, interfaced with clean agent control panel

12- Size and number of slot diffusers in main entrance to be verified the pressure
drop will be high

13- Provide return diffuser/path with fire damper for FCR

Residential floors

1- Slot diffusers in the lobby are undersized resulted pressure drop is around 36 pa

2- Add note on drawings all diffusers to be provided with volume control damper

3- BTU meter shall be installed outside the apartment in a fully accessible area

4- PICV is not required at the main branch of each floor and it should only be
installed on FCU. Replace with gate valve

5- The AC distribution and control in three bedroom is not accepted. VAV boxed to
be cancelled. Individual fan coil unit to be provided for each bed room. Maid room,
kitchen and living room to be served by one FCU. Update drawings and schedules
accordingly

6- Fan coil units to be removed from staircases as it is not accepted anymore by civil
defence

7- The size of Chilled water main branch and sub branches is undersized and
resulting high pressure drop

Roof

1- Provide individual FCU in the store

2- Provide individual FCU in filter pump room

3- The chilled water pipe serving FAHU is undersized


4- Omit the FCU from electrical room a ducted FCU installed in the adjacent service
room to be used

5- Provide drip tray insulated from the bottom side below the FCU installed in the
telephone room. Installing the unit inside the room is subject to electrical engineer
and authorities approval

Chilled water schematic

1- PICV on main branch to be replaced by gate valve

2- Refer to comments on drawings and calculations and update the schematic


accordingly

3- Pipe size of FAHU is extremely undersized

4- Verify the FCU branch size ( all FCU’s has 25mm size regardless to flow)

5- Pipes to be sized to a maximum pressure drop of 250 Pa/m

6- Dirt pocket to be added in ETS room

7- Automatic chemical dosing system to be used

Control schematic

1- Mention clearly that thermostat and PICV actuators are modulating type

2- Add VAV box controller logic

3- Add BTU metering central billing system this system shall be stand alone and not
combined with central monitoring system related to Estidama requirement

Equipment schedule

1- Refer to comments on calculations and drawings and update accordingly

2- Remove the note related to valve authority from FCU schedule, 0.5 authority is
not accepted since PICV is utilized

3- Add off coil dry and wet bulb temperature for fan coil units schedule and
maintain maximum 13°C off coil for better dehumidification

4- The cooling capacities, chilled water and air flows were not verified due to
missing HAP calculations

5- Add not clearly stating that all thermostats shall be modulating type
6- The temperatures used for horse shoe heat pipes are not achievable 10 degress C
drop cannot be maintained we thus in inlet temperature for the cooling coil shall be
higher and cooling capacity of FAHU to be revised

7- Reversible smoke management fans to be omitted, comply with UAE fire code
requirement and provide corridor smoke management with supply from low level
and extract from high level at fire floor

8- The drawings indicates VAV boxes but it is not shown in equipment schedule,
however, refer to comments on drawing and check if VAV schedule will be required
or not

9- We believe that the chilled water pump head is over estimated

Standard details

1- Outdoor chilled water pipe cladding shall be 0.7 mm instead of 0.4

2- Add strainer to the supply line of FCU.

3- PICV actuator to be modulating type

4- Chemical dosing detail to be updated for automatic system instead of manual

Mec DRAW Part 2


FF

Description

1- Fire Water tank shall be provided with submerge pit

2- Landing valve to be located inside the fire hose cabinet

3- Fire hose cabinet shall not exceed six meters from staircase door

4- Sprinkler riser to be relocated proposed location is not coordinated with chilled


water riser

5- Provide wet riser test and drain line

6- Provide fire pump test line with UL listed flow meter

WS

Description

1- Transfer pumps to be 1 duty and 1 standby for cost saving


2- Provide 32 mm branch to the ETS room as required by Tabreed

3- GRP basement tank shall be provided with partition all pipe configuration to be
adjusted

4- The water tank shall be vented outside the pump room to avoid excess humidity

5- Omit the local water filter in kitchens

6- Provide water connection for dishwashers

7- Clarify if there is any irrigation requirement for the landscape

8- Swimming pool area water supply (if any) is not provided, no drawings submitted
for this area

DR

Description

Drainage

Basement 2

1- Since the pipes are buried replace all catch basins in the lower basement with
manholes with covers. Every change in direction or connection between pipes must
be via new manhole. Store drainage to be updated, floor clean out to be omitted.
Manholes to be used

2- All catch basins shall be replaced with manholes with heavy duty gratings

3- The angle between the manhole inlet pipe and the outlet pipe should not be less
than 90°

4- Provide floor drain in the service room and connect to the waste water system,
dedicated sump pit to be omitted

Basement 1

1- Provide catch basins in the drive way of basement one

2- Provide vent pipe for retail wash rooms

3- Provide floor drain in the bulk waste room

Ground floor low level

1- Provide floor drain in all stores


2- Provide clean out for every change in direction

3- Pipe slopes for all pipes between manholes to be maintained at 1:100

4- All pipes routed at ground floor high level to be acoustic pipes

5- The drainage of swimming pool area is missing no drawings provided for that
area

Residential floors

1- The routing of balcony drainage inside the apartments is not accepted. Dedicated
shafts to be used, moreover, balcony drains shall be connected to storm water
system

2- The routing of balcony drain stack inside the columns is not accepted

3- Provide dedicated drainage shafts for kitchens. Long pipe routes to be avoided

MEC SPECI
Description

1- Mechanical specifications shall comply with CSI format division 15 for numbering
and index the proposed numbering and aragraoh are wring and in many occasions
have the wrong content

the below comments are general standard comments to be considered prior to


submit the next revision

2- 15010, Internal Design Conditions, Design criteria for indoor and outdoor
conditions is not matching the drawings, calculations and equipment schedule
3- 15010: Mention clearly that –Warranties for all mechanical equipment shall
comply with ADCE standard construction contract schedule 9”
4- 15010 Include noise criteria for the critical compartments (Bedrooms, living
rooms, lift lobby, stores, and plant rooms).
5- Section 15050- Item 2.8: U values shall comply with ESTIDAMA requirement and
architectural drawings
6- 15070, Mention that all adhesives and lining should be non-flammable and fire
proof comply with BS 476-7 and local civil defence requirement
7- 15080, Mention clearly the density, thickness and thermal conductivity for
internal and external ducts and pipes
8- 15080, mention clearly that canvas and coating shall be provided for internal and
external pipes and ducts regardless to the insulation type
9- 15080, we donêt recommend the use of rubber insulation for chilled water pipes,
however, if rubber insulation is to be adopted it should be with factory applied
aluminum foil and shall be further protected with canvas and coating for internal
and external chilled water pipes, the same shall be clearly reflected on standard
details
10- 15080, Mention that all adhesives and lining should be non-flammable and fire
proof comply with BS 476-7.
11- 15105 add section for PEX pipes for hot and cold water supply embedded in the
walls
12- 15105 provide summary schedule for pipes specified in the project
13- 15110- we recommend the use of fixed orifice double regulating valve for
chilled water balancing
14- 15110- we highly recommend the use of pressure independent control valve
instead of double regulating valves and two way control valves for higher valve
authority and better thermal comfort
15- 15130 The specification is showing constant speed pump and the detail drawing
is showing two way control valves on the FCU and FAHU so define the system used
and give a brief system description. Chilled water pumps shall be variable speed
16- 15130, the specification asks for horizontal split case pump while the equipment
schedule indicate end suction pumps, please update as necessary
17- 15130, pump motor shall be TEFC
18- 15130, pump efficiency shall not be less than 75%
19- 15315- fire pump type is not applicable to the project, update to vertical turbine
type
20- 15315, Fire pump Electric motor shall be TEFC
21- 15350-2.2.4 sprinklers in residential application shall be rated to 68çC refer to
UAE code and comply with temperature rating for each space ( office, apartment,
kitchen and basement) rating temperature shall vary according to the space
22- 15360 add section for pre-action system as it will be used in lift machine room
23- 15360 (Pre-engineered fire suppression system), add section for automatic
clean agent system, Foam extinguishing system, water mist system, water spray
