DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Contract is made and entered into by and between:

ALITA S. SOLIDARIOS, of legal age, Filipino, married to NILO


SOLIDARIOS and resident of Brgy. Capt. Tirador, Janiuay, Iloilo
hereinafter referred to as the SELLER,

-and-

KENNETH JOHN ABRAGON, of legal age, Filipino, married to KIM JANE


SUAREZ, and resident of Brgy. Capt. Tirador, Janiuay, Iloio, hereinafter
referred to as the BUYER.

WITNESSETH:

WHEREAS, the Buyer has offered to buy and the Seller has agreed to sell her
parcel of land with improvements thereon known as Lot 50-B-4 covered by TCT No.
T-230004 containing an area of Two Hundred Ninety-Four (294) Square Meters, more
or less located at Brgy. Capt. Tirador, Iloilo City, and more particularly described as
follows:

TRANSFER CERTIFICATE OF TITLE NO. T-230004

A parcel of land (Lot 50-b-4, Psd-06-070507, being a portion of lot 50-B,


Psd-06-022874), situated in Poblacion, Municipality of Janiuay, Province of
Iloilo, island of Panay. Bounded on the SW., along line 1-2 by 50-B-3, along
line 2-3 by Lot 50-B-8 ‘road Right of Way 3.00 m. wide; on the NW., along
lines 3-4-5 by Lot 50-B-5, all of this subd. Survey; on the NE., along line 5-
6 by Lot 57, point 6 by Lot 58; on the SE., along line 6-1 by Lot 49, all of
Janiuay Cad. 266. Containing an area of Two Hundred Ninety-Four (294)
square meters, more or less.

That for and in consideration of the amount of SEVEN HUNDRED THIRTY FIVE
THOUSAND (P735,000.00) Pesos, Philippine currency, in hand paid By the Buyers
to the Seller, receipt of which is hereby acknowledged to the full and complete satisfaction
of the Seller, the Seller does by these present, sells, cedes, and transfers by way of
absolute sale unto the Buyers, their heirs, successors-in-interests and assigns, the above-
described parcels of land, free from all liens, and encumbrances;
That the Seller warrants peaceful possession of the Buyers of this parcel of land,
and hereby warrants to defend the rights of the Buyers against any person who will claim
the same;

That this land is residential in nature and therefore not under the coverage of the
Department of Agrarian Reform Program.

That expenses for the sale shall be subject to the agreement of the parties.

IN WITNESS WHEREOF, the parties have hereunto set their hands this _____
