DESCRIPTION OF MECHANICAL SERVICES MHK0-001-00

 Periodic training and site service visits as required

 All water tests
 All necessary laboratory and technical assistance when required

Control Equipment

Control equipment is a necessary support for the chemical water treatment programme. Where control
equipment is supplied, appropriate manuals must also be supplied.

503:5500 MODULATING CHILLED WATER VALVE WITH CONTROLLER

All modulating Control valve shall be pressure independent and provided along with actuators to provide
the guaranteed performance from the manufacturer. The pressure independent control valves shall deliver
a near constant flow rate with rapid system differential pressure changes of more than 100%. Valves shall
be configured with one integrated valve body that incorporates one chamber with an adjustable C v and a
separate pressure regulating chamber used to maintain a constant differential pressure across the control
surface.

All control valves shall be industrial quality and must be fully re-buildable. Valves shall be designed to last
30 years or throughout the life of the facility.

The control valve manufacturer shall provide written guarantee that the heating and cooling coils will meet
or exceed design delta T performance at all load conditions as projected by an ARI certified coil program at
time of commissioning. The valve manufacturer will reimburse the full purchase price of the valve if this
performance level cannot be met.
Balancing valves and associated balancing shall not be used where pressure independent modulating
control valves are installed. The control valve must have the ability to limit flow to the maximum design
flow specific for each coil at all valve differential pressure ranges of 5 to 70 PSID.

Valve shall require no more than 5 PSID to operated pressure independently. Flow shall not vary
more than +/-5% through the entire operating pressure range of 5 to 70 PSID.

Control valve rangeability shall be a minimum of 100:1 through the operating pressure range.

Each control valve size and model proposed to be offered/supplied and installed shall be individually flow
tested at the factory and verified to deviate no more than + 5% at the pump operating pressure with each
10 degree increment. All testing shall be performed with instruments calibrated to the requirements of
ANSI/ISA-S75.11-1985, with traceability to MIST and/or ISO standards.

The valve manufacturer shall submit flow testing documentation of the above testing for each valve size
and model proposed to be supplied, and installed. All testing shall be performed with instruments
calibrated to the requirement of ANSI/ISA-S75.11-1985, with traceability to MIST and/or ISO standards.

The valve body and trim shall be provide the following performance requirements: ANSI Class 150 rated,
ANSI/FCI 70-2 Class II or better leakage rating at 5 bar, all metal and Teflon internal trim are to be designed
for 100:1 or better turn down.

There shall be three (3) ports installed at the factory as integral part of the valve and capable of being used
to measure pressure or temperature in the field. The first port shall be located at the inlet to the valve. The
second port shall be located between the Cv chamber and pressure regulating chamber. The third port
shall be located at the outlet of the valve. The port installed in a separate spool piece is not acceptable. . If
ports are not provided, contractor shall supply and permanently install a magnetic flow meter to allow for
flow verification for each control valve.

DESCRIPTION OF MECHANICAL SERVICES MHK0-001-00

Valve flow characteristics may be modified in valves 8” [200mm] and smaller without removal from the
piping system. All seals may be replaced in valves 3” [80mm] and smaller without removal from the
piping system.

Valve differential pressure rating shall be equal to or greater than the associated pump’s design head
pressure. Valve assembly and actuator torque shall be selected to close off against this differential
pressure.

All valves shall be warranted by the manufacturer for no less than a full 5 years from the date of purchase.

Valves should be suitable for vertical or horizontal installation.

The differential pressure between the first and third port shall be used to verify that the minimum
differential pressure of 0.35 Bar required for pressure independent operation is available.

It shall be possible to verify the flow rate through the control valve using the valve stem position and the
differential pressure measurement between the first and second port of the valve. If these valve features
are not provided, a flow meter shall be installed at each valve to verify the actual flow rate in operation
through the valve.

The valve actuator shall accept a 0-10 VDC control signal, require a 24VAC power source and provide a 0-
100% position feedback signal to BMS, when connected. Only one actuator shall be provided on each
valve regardless of the valve type and capacity. Actuators should have rotary action to ensure accurate
flow regulation at all points.
Valve bodies 2” [50mm] and smaller shall be brass. Valve bodies 3” [80mm] thru 8” [200mm] shall be
ductile iron. All internal parts shall be brass, carbon steel, stainless steel or Teflon®. Plastic internal parts
are not acceptable.

The valves should be a compact design to minimize the space required.

The Control Valve Schedule (Pressure Independent): Spread sheet type schedule shall include a separate
line for each valve and a column for each of the following valve attributes in the order presented here (no
omissions):

A) Line Number
B) Valve Tag
C) System
D) Service
E) Pipe Size
F) Body Pattern (e.g. straight thru, mixing, diverting)
G) Load (coil) Flow Rate (in lpm)(actual from submittals)
H) Manufacturer
I) Part Number
J) Size (in mm)
K) Pipe Connections (sweat, screwed, flanged)
L) Fail Position Flow Pattern (de-energized) (e.g. open, closed, last position, thru coil, bypass coil)
M) Actuator Make and Model Number
N) Actuator Working Range (in volts)
O) Comments.

503:5600 VAV DIFFUSERS

The Contractor is provided with the option of proposing VAV diffuser system in lieu of the pressure
independent VAV unit air conditioning strategy proposed for the project. Contractor shall provide a
