Dear Committee Members,

Please find our enclosed proposal for a Facade Enhancement Grant for 714 Railroad Avenue,
Homestead, NE 39871. This property is an abandoned building in Homestead’s historic
downtown railroad district. Our plan is to renovate the property, while staying true to the original
character of the building and the details specific to the period in which it was constructed, as the
grant requires. We will open the building as a cafe and bar, serving light refreshments, drinks,
and pub fare. We will be able to host special events in a private upstairs space, and our
downstairs cafe area will house a small stage for acoustic musicians.

We have done our research and are confident that such an establishment would thrive in this
location. We currently have the funds to tackle most of the interior repairs, but our resources are
limited. Enhancements to the building’s facade will take a back seat at the very least and could
be postponed indefinitely until additional capital can be raised. A Facade Enhancement Grant
would be very beneficial to us, as it would allow us to proceed with the exterior repairs now and
allow us to complete all of our currently scheduled renovations before the fall of 2013.
