DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and entered into by and between:

BRAULLO GABIA, single, of legal age, Filipino and resident of Brgy.


Silangang Mayao, Lucena City, Philippines, hereinafter referred to as
VENDOR;
-and-

MARIA EXCELSA RANOLA ANACAN, single, of legal age, Filipino and


resident of 100 San Agustin St., La Milagrosa, Brgy. 9, Lucena City,
Philippines, with Atty-in-Fact MARIA LUZ ANACAN hereinafter referred
to as VENDOR;

WITNESSETH

WHEREAS, the VENDOR is the owner of a parcel of land covered by Transfer


Certificate of Title No. 073-2015001302, situated in the City of Lucena, Province of
Quezon, Island of Luzon, more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 073-2015001302

LOT NO.: 3533-A-3 PLAN NO.: PSD-04-231642


PORTION OF: LOT 3533-A, PSD-24046 ;
LOCATION: CITY OF LUCENA, PROVINCE OF QUEZON, ISLAND OF LUZON

BOUNDARIES:

SUBDIVISION PLAN,

LUCENA CADASTRE

AREA: ONE THOUSAND THREE HUNDRED SQUARE METERS (1,300), MORE OR


LESS

WHEREAS, the VENDOR deducted a portion of ONE HUNDRED (100) Square


Meters desires to sell and the VENDEE agrees to buy the aforementioned parcel of
land and with no improvements found and standing thereon.

The property mentioned above was offered to adjacent lot owner but refused to
exercise their rights to purchase.

NOW, THEREFORE, for and in consideration of the sum of ONE HUNDRED


THIRTY THOUSAND PESOS (Php 130,000.00), Philippine Currency, receipt of which
is hereby acknowledged by the VENDOR to their full and complete satisfaction, the
VENDOR do hereby SELL, TRANSFER and CONVEY the above-described parcel of
land, with no improvements found and standing thereon, unto the VENDEE, her heirs,
successors and assigns, absolutely and free from all liens and/or encumbrances.

The VENDOR hereby undertake that they, their heirs, successors and assigns
shall warrant and defend the title to the real property subject of this Deed against all
claims of all persons or entities. The VENDOR also guarantee the right of the VENDEE
to take possession of the property subject of this agreement upon the signing and
execution of this agreement and will defend the latter against all judicial or
administrative actions for eviction.
Capital gains tax, transfer tax and other taxes, fees and charges that may be
imposed on the transfer of title in favor of the VENDEE shall be for the sole account of
the VENDOR.
