DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That this Deed of Absolute Sale made and executed by:

The DEPARTMENT OF JUSTICE (DOJ), an agency of the Republic of the


Philippines created by law, with principal address at the DOJ Compound, Padre
Faura Street, Ermita Manila, represented herein by its duly authorized
representative, HON. SERGIO YAP II, Assistant Secretary and Concurrent
Chairman of the DOJ Ad Hoc Committee on Housing, hereinafter referred to as the
“SELLER”,

- in favor of -

DIONISIO C. NAPALANG, JR., married to MA. ESPERANZA L. NAPALANG, both


Filipino, of legal age, with residence and postal address at Lot 6 Block 17
Katarungan Village II, Poblacion, Muntinlupa City, hereinafter referred to as the
“BUYER/S”.

WITNESSETH THAT:

WHEREAS, the SELLER is the absolute owner of a parcel of land located at Lot 6 Block
17 Katarungan Village II, Poblacion, Muntinlupa City together with the housing unit
constructed thereon in accordance with drawings, plans and specification approved by the
HLURB and other regulatory bodies, covered and embraced under Transfer Certificate of Title
No. T- 7390 of the Registry of Deeds of Muntinlupa City and more particularly described as
follows:

TECHNICAL DESCRIPTION
TCT No. T- 7390
A parcel of land (Lot 6, Blk 17 of the consolidation-subdivision plan, PCS-00-009881, being a
portion of Blk 1-6 and road Lots 124-128 Psd-007603-026258 – LRC Rec No. 6137) situated in Barangay
of Poblacion, Muntinlupa City, Metro Manila, Island of Luzon…. Containing an area of THIRTY EIGHT
SQUARE METERS AND THIRTY SQUARE DECIMETERS (38.30).

WHEREAS, the DEPARTMENT OF JUSTICE has executed a Deed of Assignment


covering said property in favor of HDMF dated March 18, 2004 and acknowledge before Notary
Public Atty. Herenio E. Martinez at Manila City (Doc No. 86, Page No. 18, Book No. VI, Series
of 2004);

WHEREAS, the HDMF (Assignee) has given its consent to the sale of said property to the
BUYER/S;

NOW THEREFORE, for and in consideration of the sum of TWO HUNDRED SIXTY FOUR
THOUSAND SIX HUNDRED PESOS (P 264,600.00), Philippine Currency, the SELLER hereby
sells, transfers and conveys, in a manner absolute and irrevocable, to and in favor of the
BUYER/S, his heirs, successors and assigns, the parcel of land/improvements hereinabove
mentioned and described free from any and all liens and encumbrances and unpaid taxes.

All expenses for the registration of this Deed of Absolute Sale, documentary stamps and
transfer of title to the BUYER/S shall be borne by the BUYER/S.

The SELLER hereby warrants unto the BUYER/S the peaceful possession of the property
subject hereof, and shall defend his title thereto against the claim of any other person.
IN WITNESS WHEREOF, the PARTIES have signed these presents this ________ day of
