What are Bylaws?

 Mandatory rules used to regulate coverage, height,


architectural design and construction aspects of buildings to
achieve orderly development of an area
 Protect buildings against fire, earthquake, noise,
earthquake failures and other hazards
 Control encroachment and unplanned development

Introduction

By-laws and regulations govern the following building aspects:


 Lines of building frontages
 Built-up area of buildings
 Open spaces around the buildings and their heights
 Provisions of size, height and ventilation of rooms and
apartments
 Water supply and sanitary provisions (self study)
 Structural design or sizes and sections (self study)

Building Line

It refers to the line of building frontage i.e., the line up to which


the plinth of a building adjoining a street or an extension of a
street or on a future street may lawfully extend. The line is
often known as setback or front building line.

Building Line

 A minimum distance either from boundary or center line is


prescribed for the line of building frontage.
 For streets less than 7.5 m in width, the distance of the
building (building line) shall be at least 5 m from the center
line of the street (NBC)
 Advantages: future widening of street; keeps away
noise and dust of the street; prevents blind corners at
intersection of streets and provides open spaces

Built-up Area Limitation

 Town Planning Schemes mandates different F.A.R. values for


different areas.
 F.A.R. value, when multiplied with the Plot area gives us the
maximum floor area that can be constructed for a building in the
plot.
 This is subject to satisfying other conditions such as parking,
setbacks, access width etc.
 Mainly determine the density or intensity of development of an
area. Hence different F.A.R. values are prescribed for different
locations in development plans.

Recommended FAR or FSI
 For residential buildings
 Area of plot less than 200 sqm – 60% with two storied
structure
 200 sqm to 500 sqm – 50% of the site
 500 sqm to 1000 sqm – 40% of the site

Open Space Requirements

 Open spaces should be left inside and around a building,


particularly in residential type, to meet the lighting and
ventilation requirements of the rooms abutting such open
spaces.

cost of construction
 It is very essential to be conversant thoroughly with these
building materials. Lot of research and development
happens in this area

Choice of Building Materials

The choice of materials for a project requires considerations of


 initial and ongoing costs
 aesthetic appeal
 availability
 functional requirement (structural safety, acoustics, thermal
conductivity, fire resistance etc)
 life cycle assessment considerations (such as material
performance, availability and impact on the environment) and
 ability to reuse, recycle or dispose of the material at the end of its
life (environment friendly).
