11. ELECTRICAL WORK

I. Special Considerations

Adequate circuit discrimination shall be provided with seperate double Pole/ four pole RCCBs
having sensitivities
Socket outlets 30 mA
Lighting points 30/ 100 mA
AC unit/Geysers 100 mA

The primary source of power to the development shall be supplied via the city’s power authority
11KV network and there will be 11kV/400V step down transformer. Room for housing transformer
and earthing shall be provided by contractor. Head room and accessibility for maintenance shall be
considered in locating transformer room.

Electrical systems shall be designed for reliability, safety, functionality and energy conservation.

Electrical Submission documents shall include:

Calculations for:
‐ Lighting
‐ Ampacity tables and cable sizing
‐ Load estimate and transformer sizing
‐ Generator sizing
‐ Voltage drop and short circuit analysis
‐ Feeder sizing and protection of large equipment such as chillers and fire pumps
‐ Fire alarm voice evacuation system
‐ Ventilation, noise and fuel consumption of generators
‐ Lightning risk assessment
‐ Traffic analysis
‐ Other calculations and analyses that assist in design verification and as requested by the
consultant.

Drawings for:
‐ Graphical symbols, legend and general notes
‐ Floor plans showing lighting, power and low current systems layouts - each presented
separately,
‐ Layout plans for power and low current distribution network showing details of connection.
‐ Outdoor lighting layout,
‐ Schedules of main distribution boards, distribution panel boards, final branch panel boards,
motor control centers and feeders
‐ Specifications of lighting fixtures and schedules of lighting control systems,
‐ Power, communications and signaling systems riser diagrams and schematic diagrams,
‐ Layouts and details of main electrical rooms: transformer room, switchboard room,
communication room, generators room,
‐ Lightning protection and grounding systems installations and details
‐ Conduit and/or cable routing layout and miscel- laneous installation details
‐ All drawings, Calculations have to be submitted with the Charted Engineer Signature.

LightingandBranchWiring SelectionCriteria

Lighting installations shall be carefully planned to be functional, easy to maintain and energy
efficient. Lighting shall be provided shall be in accordance with the recommendations of the IESNA
Handbook and ASHRAE 90.1.

Consideration should be given to daylight integration and control, glare reduction, illuminance (both
horizontal and vertical), uniformity of light distribution over the task plane and color appearance.
Lighting requirements should be assessed based on the visual tasks particular to a specific area.
These tasks can be reading, writing, etc.
Selected lighting fixtures will be available from multiple manufacturers. Specifying custom-made
fixtures or a wide variety of fixtures should be avoided.

Fluorescent lighting will be generally used throughout and selected for specific room requirement.
Incandescent fixtures shall be utilized in specialty areas and at the bare minimum level. Employ new
developments in the fluorescent lamp industry and luminaries technology regarding energy
efficiency such as T-5 tubes and electronic ballasts. However, areas dedicated to health care and
housing diagnostic and monitoring Equipment, shall be provided with T-8 tubes and magnetic
ballasts to avoid interference problems.

For high ceiling sports halls, High Intensity Discharge (HID) and fluorescent light sources shall be
utilized.

Lighting layout should be coordinated with the false ceiling layout and other fixtures and
obstructions in the ceiling. Specify the highest efficiency luminaire for each specific area.

Provide low glare fixtures in supplemented with task lighting.

IlluminationofMeansofEgressandEmergencyLighting

Illumination of means of egress shall be provided in exit stairs access corridors, in exit stairs and in
exit dis- charge ground floors lobbies. Illumination shall be maintained and un-switched. Floors and
walking surfaces shall be illuminated to values of at least 10 lux measured at the floor. Required
illumination shall be arranged so that the failure of any single lighting unit does not result in an
illumination level of less than 2 lux in any designated area.

Illumination of Means of Egress shall be fed from the Standby/Emergency Power Supply System of
the building.
Additional emergency lighting shall be provided for all public areas (such as restrooms and lecture
halls). Selected night-lights shall be maintained within the building to ensure easy circulation.

For certain critical areas (such as the transformer room, the main switchboard room, the generator
room and the main communication room), lighting fixtures equipped with self-contained
rechargeable battery packs for a minimum duration of 1 1/2 hours in accordance with NFPA 70
Article 700, shall be pro- vided.

Marking ofMeansofEgress: Exit Signs

Approved signs in compliance with NFPA 101 shall mark exits and exit access; directional signs
shall be placed in every location where the direction of travel is not apparent.

Exit signs shall be ceiling or wall mounted, single or double faced as required illuminated and
provided with graphical legends. Exit signs shall be maintained.

In addition to being fed from the Standby/Emergency Power Supply System of the building, exit
signs shall be provided with self-contained re-chargeable battery packs ensure continuity of lighting
in the interval that extends between mains power supply and generator supply for a minimum
duration of 2 hours.

Light Emitting Diode (LED) light exit signs shall be utilized. Colors, legend and dimensions of exit
signs shall comply with NFPA 101 requirements.

LightingControl

Power consumption of lighting installations must be minimized by implementing lighting control


measures during periods of no occupancy or during penetration of daylight through the windows
and skylights.

Lighting of building interiors such as corridors, lobbies, storage rooms, utility rooms, inside
appartments with infrequent or intermit- tent occupancy, shall be controlled using motion sensors
(occupancy detectors) whenever requirerd.

For large halls, employ light zoning to maximize use of daylight. That way, switching of perimeter
rows of light near the windows separately may be possible whenever daylight allows through
photocells and dimmers. Zoning also allows switching off the lights in zones of inactivity.

Use photocells control of staircases provided with day- light.

Lighting of outdoor areas shall be controlled by photocells and also from BMS.

BranchWiring &Raceways

 Outline Specifications
In general, conductors for lighting and general purpose receptacle circuits shall be 1.5 mm2
minimum and protected by 10 Amps circuit breakers. A minimum size of 20cm in diameter shall be
adopted for conduits. Provide dedicated full sized neutral for branch circuits.
Fittings for conduits used in corrosive atmospheres are to be specially treated.
Raceways and boxes shall be Listed and Labeled as defined in NFPA 70 Article 100, and marked
for intended use.

Metal conduit and tubing:


‐ Rigid steel conduit (RMC): ANSI C80.1.
‐ Plastic-coated steel conduit and fittings: NEMA RN 1.
‐ Electrical metallic tubing (EMT) and Fittings: ANSI C80.3.
‐ Flexible metal conduit (FMC): Zinc-coated steel.
‐ Liquid tight flexible metal conduit (LFMC): Flexible steel conduit with PVC jacket.
‐ Fittings: NEMA FB 1; compatible with conduit/tubing materials.

Nonmetallic conduit and tubing:


‐ Rigid nonmetallic conduit (RNC): NEMA TC 2, Schedule 80 PVC.
‐ RNC Fittings: NEMA TC 3; match to conduit or conduit/tubing type and material.
‐ Liquid tight flexible nonmetallic conduit (LFNC): UL 1660.

Raceway Applications
‐ Rigid heavy gauge steel conduit (RMC) is to be used for:
‐ All exposed installations comprising lighting, power, low current, communication and signal
system wiring, including mechanical equipment rooms, electrical equipment rooms, service
areas.
‐ Areas classified as hazardous explosive area. Flexible conduit is not acceptable.
‐ Areas exposed to the weather.
‐ Surface mounted main and sub-feeder installations.
‐ Fire alarm and security systems.
‐ Light gauge steel conduit (EMT) is to be used for:
‐ Exposed installations over false ceilings
‐ Exposed wiring installations used in conjunction with exit and escape route lighting.
‐ Rigid heavy gauge PVC conduit is to be used for:
‐ Lighting and power circuits, low current, communication and signal system wiring, where
embedded in concrete, earth & under floor.
‐ Flexible conduit of same material as corresponding conduit system is to be used for
connection to motors, vibrating and non-rigidly fixed equipment and to fixtures installed in
false ceilings.
‐ Flexible steel conduit is to be used in movable partitions and from outlet boxes to fixture
over false ceilings when used as a return plenum. Conduits are to be liquid tight in damp
areas.
‐ Liquid-tight flexible steel galvanized conduit is to be used in one or more of the following
conditions:
‐ Exterior locations
‐ Moist or humid atmospheres where condensate can be expected to accumulate.
‐ Corrosive atmospheres subject to water spray or dripping oil, water or grease.
‐ All conduits shall be either embedded in concrete or run exposed above suspended ceilings
in vertical and horizontal runs parallel to the building lines.

Wiring Devices andMiscellaneous

 Equipment
Outlet boxes, plates and other devices shall be generally galvanized steel, suitable for type of conduit
or cable system and location of installation. Shapes and sizes of boxes are to be of compatible
standards as selected switches, receptacles, lighting fixtures and installation methods.

Receptacles shall be selected to comply with the area of installation. Receptacles shall conform to
relavent Standard, with composition base, single or duplex outlet, single phase, two pole, three wire,
20 A, 250 V NEMA 6-20R, of a Grade suitable for application (heavy duty, general duty and hospital
grade) for polarized plugs with U-shaped grounding slot, green terminal screw for grounding and
flat parallel pins.
Ground-Fault Interrupter GFI receptacles shall be of the feed-thru type located in accordance with
the NEC.

Receptacles finishes shall be as follows:


‐ Connected to Normal Power System: Brown
‐ Connected to Emergency Power System or UPS: Red
‐ TVSS Devices: Blue.
‐ Isolated-Ground Receptacles: Orange.

Provide industrial power receptacles in plant rooms. Power receptacles shall be polarized with
aluminum alloy enclosure, interlocked switch and matching plug, to BS4343 and IEC 309:
‐ Single outlet, single phase, 3 wire, 16A or 32A, 6h, P+N+E, 250 V or
‐ Single outlet, 3 phase, 5 wire, 16A or 32A, 6h, 3P+N+E, 380 - 415 V.

Weatherproof receptacles shall be enclosed in surface mounted cast metal box and with cover
comprising spring-retained gasket hinged flap. Enclosure is made up of a pre-designed box and
cover for type of receptacle outlet specified.

Switches shall be quick-make, quick-break type, and ivory, with silver alloy contacts in arc resisting
molded base. Switches shall be single way, two-way or intermediate as required, rated 20A
Specification Grade, 240 V A.C.

Ceiling-Mounting Occupancy Sensors and Switch- Box-Mounting Occupancy Sensors shall be of


the passive-infrared type that detects occupancy by a combination of heat and movement in zone of
coverage. Sensor detects occupancy anywhere in an area of ~ 93 m2 by detecting occurrence of 150-
mm minimum movement of any portion of a human body that presents a minimum target of 232
cm2 to the sensor. Unit turns lights on when room or covered area is occupied and off when
unoccupied. Time delay for turning lights off shall be adjustable over a range from 1 to 15 minutes,
minimum. A manual override switch will turn lights off manually regardless of elapsed time delay.
It shall be possible to adjust the ambient light level above which sensor will not turn lights on when
occupancy is sensed.

Wiring devices shall be tagged and labeled with voltage, circuit numbers and feeding panel
references. Panels and equipment shall be labeled using lamacoids.

Locations of lighting switches, receptacles and other outlets shall be coordinated with the furniture
layout such as benches and counters and shall comply with the requirements of Consultants.

On completion of installation, site tests on the generator, comprising starting, stopping, running load
tests shall be carried out to prove the performance of the fuel system, cooling system, cabling,
control as well as the set is not damaged en route.

ExtentofWork

The works to be performed under this subcontract comprise the supply, delivery, installation, testing
andcommissioning and maintenance of all necessary materials and equipment including minor
andincidental works to ensure the complete and satisfactory operation of the following: -

‐ Low voltage distribution boards
‐ Low voltage cabling
‐ Electrical installation (Light fitting, small power, electrical wiring, etc.)
‐ Lightning protection system
‐ Painting and labeling

Diesel Generator
‐ Generator set
‐ Generator control and switch panel
‐ Day tank
‐ Acoustic silencers
‐ Earthing system
‐ Pumping system
‐ Fuel piping
‐ Batteries and charger
‐ Control and power cabling
‐ Painting and labeling

Supply

Ceylon Electricity Board will make available a 3 phase 50 hertz 3 wire electrical supply with a
nominal Voltage of 11kV to the consumer 11kV Switchboard.

PerformanceGuarantee
The Contractor shall ensure that the output of each plant and/or points is adequate for the specified
dutyunder operating conditions. Output shall be as specified in the Specifications and/or Drawings
andfailing to meet this requirement shall be replaced entirely and all necessary modifications be
made tomeet the output requirements.

Should the whole or any part of the installation be unable to produce on test the performance
guaranteed under the Contract, the Contractor may be permitted to carry out at his own expenses
approved modifications to the installation to improve its performance and to allow a
reasonable period or the execution of such modification

Such permission will not be granted of the carrying out of the above is not in the best interest of
theEmployer.Notwithstanding the above, should the installation be unable to produce on test for
retest after approvedmodification) the performance guaranteed in the Tender, the whole or any part
of it might be rejected.

The Contractor shall at his own expenses dismantle and remove from site, the whole or any part of
the work which has been rejected and will be required to replace it with an approved alternative or
toreimburse the Employer for the cost of such replacement carried out by others, provided that the
totalAmount of such reimbursement shall not exceed the original Tender Prices plus the calculated
amount ofliquidated damages payable as specified in the Conditions of Tender.

The proving that any failure is due to any other cause shall rest with the Trade-Contractor.

Basic EquipmentStandard

All equipment and materials to be supplied and installed under this sub-contract shall be of first
grade.

Design and manufacture and shall comply with the latest British Standard.

Uniformity of equipment shall be maintained throughout the installation.

Where manufacturers are nominated in the Specification or in the following schedule they are
intendedto define acceptable standards of equipment. Tenderers may submit alternate equipment,
which are at least equal in every respect to the nominated items.

All equipment’s offered shall have been proven and used in Sri Lanka for at least 3 years, and must
be backed by a local maintenance and service organization, who maintain a stock of the required
spares.

II. Preliminaries for Medium Voltage Power Services, Low Voltage Power Services

General

Contractor shall use fire sealant, fire stoppers, fire dampers for the services crossing in fire
evacuation paths, Floor slabs, protected shafts etc... Appropriately.

This section applies to all sections of Medium Voltage Power Services, Low Voltage Power
Services, and Telecommunication Services, except as specified otherwise in the individual sections.

The works to be done under this section of the Specifications consists of the fabrication, complete
in all Details of the Medium Voltage Power Works, Low Voltage Power Works, at the subject
premises, and all work and materials incidental to the proper completion of the installation, except
those portions of the work, which are expressly stated to be done by others. All works shall be
inaccordance with the governing Codes and Regulations and with the Specifications, except where
itconflict with such Codes, etc., the former shall then govern. The requirements in regard to materials
andappliances necessary for the complete installation of the work specified herein and indicated on
thedrawings. These specifications are intended to provide a broad outline of the required equipment,
butare not intended to include all details of design and construction.

Complete Medium Voltage Power systems, Low Voltage Power systems, and
Telecommunicationsystem shall be furnished and installed as shown on drawings and specified
under this section.

Contractor should provide Surge protection for all distribution boards which are energizing external
lights/circuits whether mention in the relevant Single Line Diagram or not.

Each and every extra low voltage system shall contain its own earthing arrangement and shall
include the cost for the same in his offer.

THD (Total Harmonic Distortion) value of LED Light Fixtures shall be less than 10%.

Contractor should provide harmonic filters for the Floor wise SMDBs, MSB as & when necessary
in order to avoid nuisance tripping of the building due to harmonic distortion.

It is the relevant ELV contractors’ responsibility to provide adequate numbers of ELV racks whether
mentioned in the BOQ or not to satisfy the proper cable management system arrangement & shall
be equipped with adequate numbers of power racks/bars accordingly.

Contractor shall use GI conduits for exposed electrical wiring in, plant rooms, less than 1.5m level
wiring in car park areas etc.

Coordinate timing of installation with work of other trades.

Systems provided shall be complete and operable, and shall include required accessories, fastening,
and supports. One coat of primer shall be provided for all fastenings and supports.

All works performed, and equipment and materials supplied and installed under the contract shall
complyin every respect with the rules and regulations of: -

‐ Ceylon Electricity Board.


‐ Regulations for the Electricity Equipment of Buildings as published by the Institution of
ElectricityEngineers (Latest Edition).
‐ Current Edition of the relevant British Standard Codes of Practice.
‐ The Fire Department.
‐ The Telecommunication Department
‐ All other authorities having jurisdiction over the installation.

StandardsCompliance

Materials and equipment specified to conform to referenced standards and codes require proof of
suchconformance. Labels or listings indicating such compliance are acceptance evidence. In lieu of
label orlistings provide a certificate form an independent testing organization acceptance to the
Engineer.

For materials and equipment whose compliance with organization standards or specifications is
notregulated by listing or label, provide manufacturers certificate of compliance.

Certificates of compliance shall identify manufacturer, product, referenced standards and


manufacturer’s certification that the product conforms to all requirements of the project specification
and listed referencestandards.

The Contractor shall file all plans, application permits, etc., and shall complete all tests, forms,
etc.,required by all rules regulations, etc., of all the Government Authorities having jurisdiction and
such shallbe completed by personnel of proper calibre, in particular, Professional Engineers, where
so required.

The Contractor shall obtain and pay for all permits and inspection fees required by the Authority
having Jurisdiction.

The Contractor shall furnish all required Certificates of approval.

Health,SafetyandHygiene

 General
Comply with The Health and safety at work Act, Procedures: A competent Health and Safety Officer
to be nominated to monitor health and safety issues atsite.

 Records
Report all incidents and action taken for record keeping and made available at the site office
forinspection at all times.

 Statutory Reports
Report all incidents relating to Health and Safety matters as required under the Workmen’s
Compensation Act.

 Protection
Use products, methods of work and protective measures which will minimize health and
safetyhazards.

 Fire Precautions
Take all necessary precautions to prevent personal injury, death, and damage to propertyfrom fire.

 Inspection/ Maintenance
Regularly inspect and maintain all machinery and equipment in accordance with manufacturer’s
recommendations. Do not use dangerous or faulty machinery and equipment. Supplyoperatives with
appropriate protective clothing and /or Accessories.

 Food
Do not permit food or the consumption of food other than in areas designated.

NoiseandPollutionControl

Take all reasonable precautions to prevent pollution of the site, works or general environment
includingdrainage systems. All pollution incidents must be reported. Take all necessary precautions
to preventnuisance from whatever cause. Burning of rubbish on site is prohibited.

Manufacturers Technical Pamphlets giving full technical data for all equipment to be offered by
theTenderer shall be submitted together with the Tender. The Schedule of Technical Data shall be
dullyfilled. Equipment to be offered by the Tenderer shall bear both Manufacturers Name and List
Number.
Phrases like As Specified, or Equivalent, Submit at a later date;Sri Lankan Made will not
beacceptable in the Schedule of Technical Data.

Where there is discrepancy between the Schedule of Technical Data attached to the Tender
Documentsand the Specifications mentioned on Manufacturers Technical Pamphlets, the Schedule
of TechnicalData should prevail.

Tenderers must fill-in their tender strictly in compliance with the Engineers base specification in
regardsto nominated makes of equipment/material. Any error in specifications must be clarified with
theEngineer before submission of tenders, who will issue addenda thereof.

The original form of Schedule of Technical Data must be filled in accordance with the Engineers
basespecification or amendments thereof, failing which the client reserves the right to ask the
Tenderer to comply with Engineers base specification at tendered price or else the client reserves
the right to forfeit the Tenderers Tender Deposit and Tender Bond.

Tenderers are fully encouraged, however, to propose alternative specifications which can
achievegenuine economy in cost or technical benefits, but these same alternatives and their cost
implicationthereof must be filled separately in a separate covering letter with a Schedule of
Technical Data and not the original Tender Schedule.

EquipmentandMaterialApprovalsandSamplesReview

Within 14 days after the award of any contract, the Contractor shall submit for approval a list
ofmanufacturers of equipment and material proposed for the work. The Contractors intent to use the
exactmakes stated in their tender does not relieve them of the responsibility of submitting such a
list.

All equipment and materials shall be new and unused.

Wherever the words equal, approved equal, as approved appear in the specification, this shall
meanapproved in writing by the Consulting Engineer.

Each item of equipment shall be a standard catalogue product of an established, reputable,


approvedmanufacturer. All similar equipment shall be of the same manufacturer, type, class and
finish, unlessotherwise specified.

Where manufacturer’s catalogue numbers or types are specified or shown on the drawings, they
aregenerally intended to be used as a guide, and are not intended to take precedence over the basic
duty and performance specified or shown. In all cases, verify the duty with the particular
characteristics of theequipment offered for approval.

Where no alternative materials are noted in the specification or on the drawings and where the words
equal,approved equal, or gas approved etc., do not appear, the exact make specified must
besupplied and installed.

Orders must be placed within thirty (30) days of tender award. Major equipment orders shall
beforwarded to the Consulting Engineer for approval before purchase.

Samples: Where approval of products is specified submit samples or other evidence of suitability
forreview by the Engineer. Resubmit samples as necessary until an acceptable standard is reached.
Do not confirm orders, commence manufacture or use products until approval of samples have been
obtained.

Materials Application: Materials submitted for review shall be forwarded using a standard
applicationform format. Enter the date by which review information is required. Allow a reasonable
time for review and indicate urgency where necessary.
Review Categories: Shop drawings, Materials Samples, Mock Ups and similar submittals will
bereviewed and classified in one of the following categories:

. A approved without comment - no resubmission required


. B approved when comments are fully complied with - no resubmission required
. C approved with comment - to be resubmitted
. D disapproved - to be resubmitted.

Mock ups: Provide mock ups as required by the specifications. Mock ups will be subject to review
andare to be adjusted until an acceptable standard is achieved. These are then to be protected and
remainin place to form a minimum standard for comparison of subsequent work. Mock ups may
form part of thefinal construction as may be agreed with and directed by the Engineer.

EquipmentandMaterialDeviations

The dimensions and ratings of equipment specified herein or indicated on the drawings are intended
toestablish the outlines and characteristics of equipment furnished by the particular manufacturer
ormanufacturers specified.

Where the Contractor intends to use an item of equipment or material other than that specified or
shownon the drawings or in the Schedules, the Consulting Engineers approval therefore must be
obtained inwriting.

Should any tenderer include in his offer equipment or material other than that shown in the drawings
andschedules, such equipment or material must conform fully to the requirements for these items as
shownin the drawings and schedules. Acceptance of any tender which includes equipment and
material whichdiffer in any respect to that equipment and material shown on the drawings and
Schedules, in no wayrelieves the Contractor from complying with the specification, drawing and
Schedules.

Where such approved equipment deviations require a different quantity and arrangement of piping,
wiring conduit and equipment from that specified or shown on the drawings, the Contractor shall
furnishand install any such additional piping, structural supports, electrical materials, insulation,
controllers, motors, starters and equipment required by the system without additional charge.

Consulting Engineer'sDrawings andSpecification

The contractor shall be issued with one copy of thespecification free of charge. Further copies may
be obtained at the contractor's expense. All specifications remain the property of the Consulting
Engineer and are to be returned to the ConsultingEngineer on completion of the contract.

IntentofDrawings andSpecification

It is the intent of the Specification and drawings relevant to this Contract to call for finished work,
testedand commissioned. Any apparatus, appliance or material not shown on the drawings but which
ismentioned in the specification or vice versa, or any incidental appliance or materials, services
which may be necessary to make the work complete and perfect in all respect and ready for
operation, even if not particularly specified, shall be furnished, delivered and installed without any
additional costs.

The plan as drawn are based upon architectural plan and detail and show conditions as accurately as
it is possible to indicate them in scale. The plans are diagrammatical and do not necessarily show
allaccessories, fixings etc., Necessary to fit the building conditions.

The locations of outlets, apparatus and equipment shown on the plans are approximate. The
Contractor shall be responsible for the proper location of all devices to make them fit with
architectural details and instructions from Engineers representative at the site.

ShopDrawings, Working Drawings andDetails

After receiving approval of the equipment manufacturers submit for approval, without delay, and
prior topurchase or fabrication, not less than six (6) copies of detailed, dimensioned shop drawings
or cuts of equipment showing general construction, size, arrangement, levels and setting out details,
fixing details, operating clearances, related builders work information and requirements,
performance characteristics and capacity of all specialties, together with sufficient engineering data
to indicate substantialcompliance with the respective specificationsPositions of all control
equipment, including related components, shall be shown on shop drawings.

Each item shall be identified by name and numbers as shown on the equipment schedules, control
drawings and specification.

Working drawings of the complete installation, prepared by the Contractor shall be submitted
in triplicate for examination and comment. Each drawing will be examined and approved or
corrected or disapproved by the M&E Engineers, and returned to the Contractor, who shall then
print the necessary copies of each approved submission for distribution. Disapproved
drawings shall be corrected and resubmitted.

Drawings shall be of 1:100 scale minimums except in critical areas where 1:50 or larger scale
asappropriate shall be used.

Inspection of shop and working drawings shall not be considered as a guarantee of measurements
ofbuilding conditions. Where drawings are inspected, such inspection does not in any way relieve
theContractor form his responsibility nor from the necessity of furnishing material or performing
workrequired by the contract drawings and specification, which shall, in the event of a dispute,
takeprecedence over shop drawings.

The submission of shop and working drawings (in either the original submissions or resubmitted
withcorrections) constitutes evidence that the Contractor concerned has checked all information
thereon andthat they accept and are willing to perform the work as shown in a workmanlike manner
and inaccordance with the best standard practice. It also constitutes evidence that all control
diagrams, allelectrical diagrams and all submissions of any kind are fully understood by the
Contractor and that intheir opinion the equipment will perform as specified. No claim for extra shall
be based on work shownon shop and working drawings, unless such claim is so noted on the
Contractors transmittal letteraccompanying the drawings.

A responsible person of the Contractors staff shall sign all drawings submitted, including those
bysuppliers.

Submit for approval within fourteen (14) days of the contract being awarded two (2) copies of a
scheduleof shop drawings showing the following:
‐ Drawing Number
‐ Title
‐ Planned Date of Submission

Dates of submission and approval shall be coordinated with the Building Programme. Shop
drawingsshall be submitted for inspection to the M&E Engineer, minimum of 14 days prior to the
required returndate.

Failure of the Contractor to include all shop drawings on this schedule shall not relieve them of
theirresponsibility to submit all required shop drawings on time to permit correct processing as
specifiedherein.

The Contractor is responsible for ensuring that shop drawings are kept up to date
incorporatingmodifications arising from instructions. Reissue updated shop drawings as may be
required by theEngineer.

RecordDrawings, As-BuiltDrawings, andOperationandmaintenanceManuals

Record Drawings: During the course of the works the Contractor shall maintain fully detailed
records of all changes from the tender drawings to facilitate easy and accurate preparation of the
record drawings and to ensure that these drawings are in all respects a true record of the installation.

Content: The drawings shall show the complete installation, including the size and runs of all ducts
and pipework. The scales shall be such that details, particularly of the plant, can be clearly shown.
Thedrawings shall show the names of the manufacturer, model and type numbers and all the details of
dutyand rating of all items of the plant, including thermostatic control equipment. The drawings shall
include thegeographical location and identification number of each circuit control valve in
accordance with the labeling and circuit control diagram.

Diagrams: A print of each of the composite record circuit and layout diagrams shall be fixed securely to
theinside of the hinged front of the main electrical control panels as appropriate, or in such other
alternativepositions as may be agreed by the Engineer and shall be protected by non-flammable
transparent material.

Where inadequate space exists the prints shall be suitably reduced in size.

Operations and Maintenance Manuals: The Contractor shall also provide Operations and
Maintenance Manuals, Wiring diagrams, valve charts, test certificates and the like as required by
these Specifications.

Three copies of the Operations and Maintenance Manual shall be submitted before Practical
Completion.

Two (2) copies of the O & M manual In CD format shall also be submitted. The files in the CD shall
be in
PDF or text Format.

Manual Format: The format of the manual shall be A4 size white paper for typed pages with
neatlytypewritten text, and manufacturer's printed data. Drawings shall be sized that they may be
folded to thesize of the text pages. Each volume title of the manual shall be identified with the typed
or printed title,'Operations and Maintenance Manual', the title of the project and the identity of the
general subject mattercovered in the manual. The text and drawings shall be placed in commercial
three ring binders with durableand cleanable plastic covers. When multiple binders are used, the
instructions shall be correlated intorelated consistent groupings. Each manual volume shall contain a
neatly typewritten table of contentsarranged in a systematic order giving: Contractor, name of
responsible principal, address and telephonenumber, a list of the name, address and telephone
number of the subcontractor or installer. Only themanufacturer's printed data, which is pertinent, is to
be included. Each sheet of manufacturer's instructionsshall be annotated to identify clearly the
specific item or part installed and the instructions applicable to theinstallation. All inapplicable
information shall be deleted.

Supplementary Data: Data shall be supplemented with drawings as necessary to illustrate


clearlycomponent parts of equipment and systems, control diagrams, flow diagrams and test

procedures coveredin the manual. Written text shall be organized into a consistent format under
separate headings for differentprocedures and in a manner to provide a logical sequence of
instructions for each
