1. Purpose:
The Purpose of this Method statement is to describe the Testing & Commissioning methodology for villas regards
works at Al Waab city Project.

2. Scope:
This method statement is applicable for Testing & Commissining of Mechanical, Electrical and Plumbing systems
in villa type B1 of Alwaab city project.

3. Referance Document:
Testing & Commissioning Manual
*Part 1 - Testing & Commissioning specifiction submitted.
*Part 2 - Testing & Commissioning Proceduce Manual submitted.

4. Resposibilities:
4.1 The Project Managar is over all responsible for implementation of this Method statement and to ensure that
his T & C team of Engineers and Supervisors are aware of this Method statement and all resources such as
manpower, material and equipment are available to carry out the Testing & Commissioning with quality and
without any delay.

4.2 The Project Manager will co-ordinate with the T & C Engineer/T & C Supervisor/Safety Officer for safe and pro
execution to accomplish the works on time as planned and respect the quality of finished works.

4.3 T & C Engineer along with T & C Supervisor will ensure that the T & C is carried out according to the
Specifications/Drawings and this Method Statement.

4.4 QA/QC Engineer, in close interaction with T & C personnel, will ensure that the works are carried out as per
the project requirements. He is also responsible for the implementation of QA /QC related to works as detail
in the procedure and for completing Quality Document for all related works.

4.5 Safety Coordinator / Officer will ensure implemention of all safety procedures, safety measures related to th
nature of works being carried out in accordance with Project HSE Plan and finishing the works with out any dameged
and fatality.

Conitinuity test Procedure / method statement:

Step 1:
After the completion of pre-commissioning checks, continuity test between DB and switch / socket points is to
the multimeter reading during this test should always be ZERO between phase and phase (CLOSE);between pha
nautral (OPEN), between phase and earth (OPEN) & between neutral and earth with the tolerance of 1Ω.

Step 2:
After the completion of continuity checks continuity test between DB and switch / socket, we shell proceed wit
continuity test between switch and light points, again the multimeter reading should be zero as described in ste

Now the continuity test between the ring circuit and power sockets is to be carried out, The multimeter reading

2) INSULATION RESISTANCE TEST:

Insulation Resistance Test Procedure / Method.

Step 1:
Once the pre-commissioning checks are over, installation resistance test between phase and neutral wires / cable is
to started. The megger value should always be greater then 10MΩ for wires and 50MΩ for cables.

Step 2:
In the next step insulation resistance test between phase and earth wire / cables is to be done. The megger reading
in this care also should be greater then 10MΩ for wire and 50MΩ for cables.

Step 3:
The test between phase and wire / cables is to be carried out in the next stage, the megger reading acceptable are
similar reading should flow the same valve as described in step 1 to step 3.

Step 4:
All the reading should be recorded on a standard for format and submitted for final approval.

Lux Test Procedure / Method.

STEP 1:
To perform the lux level test, select the area where level is to be checked.

STEP 2:
Switch on the lux meter, Measure the reading at four corners and the centre of illuminated area.

STEP 3:
Take the average of all recorded reading for comparison with the design lux level.

STEP 4:
Submit the reading on a standard format for final approval.

4) EARTHING TEST:

5)R.C.B.O. TEST METHOD STATEMENT:

STEP 1:
After a through visual check is conducted, set the leakage current on the instrument before the commencement o
the test.

STEP 2:
Connect the R.C.B.O. tester lead at the socket outlet of the circuit under test, press the test button of R.C.B.O. test
R.C.B.O. should trip.

STEP 3:
Similary at the terminal of any of the light fitting in the lighting circuit, connect the R.C.B.O. tester lead and perform
as mentioned in test I & II.

STEP 4:
All the measurements should be recorded on a standard format and sumitted for final approval.

6)SINGLE PHASE VOLTAGE CALIBRATION:

STEP 1:
240VAC Single Phase Voltage calibration to check the three Phase with reference to neutral.
i.e. R Phase to neutral, Y Phase to neutral and B Phase to neutral.The values should be in the range 220-240VAC.

STEP 2:
For three Phase voltage calibration check the voltage between the three Phase. i.e.Between R-Y,Y-B and B-R.The r

METHOD STATEMENT FOR I.D.U PERFORMANCE TEST


STEP 1:
After pre- commissioning checks are completed, start the unit by switching on power supply.

STEP 2:
Measure the ampacity of indoor unit with the help of an ameter and voltage with voltmeter. Check whether the
recorded values are in line with that shown in manufacture’s catalogue.

STEP 3:
Measure the air flow rate from the main duct within the range of 2 meters from the indoor unit. Again check
whether the recorded values are in line with that show in manufacture’s catalogue.

STEP 4:
Record all the measurements on a standard format and submit for final approval.

CHARGING:
STEP 1:
After completion of the evacuation, close the end caps and service valve.

STEP 2:
Release the already charged refrigerant to the system by opening both the services valves.

STEP 3:
Switch on the system and check the ampacity and pressure reading.

A.REFRIGRANET LEAK TEST METHOD STATEMENT


STEP 1:
Connect the regulator inlet to nitrogen cylinder on one end and to Manifold Gauge on the other end.Connect the discha
outlet of manifold to outdoor unit suction service valve. Keep the manifold outlet closed.

STEP 2:
Open the shut off valve of the nitrogen cylinder with cylinder key and regulate the outlet pressure to 200 Psi.

STEP 3:
Open the manifold outlet slowly to allow entry of refrigerant gas into the system.

STEP 4:
Monitor the pressure reading in the discharge gauge, charge the system up to 150 Psi (as per manufacture’s recommend

Check for any leak in all joints using liquid detergent.

STEP 6:
If any leak is found release the pressure, repair and again repeat the process.

STEP 7:
Hold the pressure for 30 min and recheck the pressure, the reading should be submitted in the standard format for final

STEP 1:
After the pressure test is approved, release the nitrogen by opening suction & discharge service valves to release all the

Close the service valves and connect the suitable vacuum pump manifold gauge to the suction service valve.

Switch on the vacuum pump, open the manifold gauge valve and suction service valve, ensure that the manifold discharg

AIR BALANCING METHOD STATEMENT


A. INDOOR UNIT AIR BALANCING:

1. Prior to Testing & Commissioning all pre commissioning checks should be carried out.

2. Select the specified speed of the Indoor Unit.

3. Set all the dampers in the Grille outlet at full open position.

4. Take initial flow of the unit by adding up all the measured from of the design flow.

5. Compare the reading against the designed flow. Find out the percentage of the design flow.

6. Find out the index outlet (i.e. which has the very low percentage of reading) from the initial scan.

7. Keep the index outlet damper fully open.

8. Then throttle the air volume at each outlet to get the design percentage of flow proportionally by using the flow hood

9. Each time when you throttle the outlet by closing the diffuser/ grill damper, the index outlet air flow raises gradually.

B. BALANCING AIR TERMINALS PROCEDURE

Depending upon the location and access to air terminals, various types of air flow measuring instruments will be utilized t
the actual air flow at terminals.Assuming adequate access provided, a direct reading balometer would be used which give
reading in volume rather than velocity, which cancels out need for effective grill areas, terminal configuration considerati
velocity corrections.

If access is restricted then a rotating vane anemometer shall be used and the velocity reading obtained would be convert
volume (velocity X free area = volume).

1. Air quantities shall be measured according to CIBSE application Guide 3/89 standard.

2. Any main branch may be chosen to start with but as normal practice and having carried out a rough balance of main an

THE TEST REQUIREMENT:
“The water system shall be capable of withstanding an internal water pressure not less than 11/2 times the maximum pressure
installation or relevant part is designed to be subjected in operation.“ So, for water piping system that will operate at 3-bar the

necessary to dry out thepiping internally by passing hot air through it, (this can take some time to achieve).

7. All the readings are to the recorded on standard format and submitted for final approval.

Underground water mains are jointed using a variety of methods including socket and spigot, push-fit and mechanical fittin

PRE COMMISSIONING CHECK FOR DOMESTIC WATER SYSTEM:

i) Check whether domestic water system i.e. Pipes,Valves,Pumps,Heaters and Terminal Fitting are installed as per approve
shop drawings.

ii) Check for the proper supporting of pipe work.

iii) Check whether all installtion works have been carried out.

iv) Check whether pumps are properly aligned.

v) Check for the proper rotation of pumps.

vi) Check whether all the isolator are on.

vii) Check whether all power and control wiring for pumps & heaters is completed as per manufactures circuit diagram.

viii) Check whether declared voltage is available on all phases.

ix) Check whether all domestic water system has been cleaned of dust and debris.

PRE COMMISSIONING FOR DRAINAGE SYSTEM:

i) Check whether the drainage system i.e. Pipes,Cleanouts etc,. Are installed as per the approved shop drawings.

ii) Check whether all cleanouts are fitted, undamaged and accessible.

iii) Check whether terminal units are fitted and cleaned.

iv) Check whether all sanitarywares are set and sealed properly.

v) Check whether drainage system flushing and cleaning has been done as per the specialist contractor's procedures and
recommendations prior to start up of commissions.

GRAVTITY TEST PROCEDURE / METHOD STATEMENT:


i) After the completion of pre-commissining of drainage choose any section line.

ii) Fill the section with water, record the level of water column.

iii) After 2 hrs again record the level of water column if the levels are nearly same, the test for leakage shall be assummed as

iv) Release the water and visualy check whether the water is flowing in the right direction.

v) After successful completion of testing, submit the report on a standard format for final approval.

9. SAFETY PRECAUTIONS:

i) All work safety procedures should be followed during execution of Testing & Commissioning works.

ii) Only experienced & skilled technician shall be engaged for carrying out Testing & Commissioning of MEP system.

iii) Tools & Instruments shall be handled by authorized persons only.

iv) Usage of PPE such as safety shoes , safety helmets , safety harness , gloves , goggles , masks , earplugs etc. and any o
safety accessory as required during Commissioning works

v) Electrical power supply shall be isolated and panel switchgear shall be locked whenever carrying out work on any
rotating equipment or electrical panels.

vi) No Commissioning works shall be carried out without adequate lighting avilable.

vii) Approved project safety plan & procedures shall be followed through out the Tasting & Commissioning works.

viii) Necessary warning boards to provided as required during T & C works.

ix) Safety officer shall check & ensure that all safety pre-caution are followed.

x) Permit to work system shall be followed and the required permit shall be obtained wherever necessary.
