o BIDDING INVITATION-
o INSTRUCTION TO BIDDERS - REQUIREMENTS, EXPECTATIONS, PROCEDURES AND
OTHER INFORMATION DEEMED NECESSARY TO AID BIDDERS IN PRESENTING THEIR
BIDS
- CONSTRUCTION PHASE –
o MAKES DECISIONS ON ALL CLAIMS OF THE OWNER AND CONTRACTORS
o PREPARES CHANGE ORDERS, ECT.
o MAKES PERIODIC VISITS TO THE RPOJECT SITE TO FAMILIARIZE HIMSELF WITH THE
GENERAL PROGRESS AND QUALITY OF WORK.
o DETERMINES THE CERTIFICATES FOR PAYMENT
o FULL-TIME SUPERVISION IS NOT INCLUDED TO THIS SERVICE.

o ACOUSTIC DESIGN
DETAILED PLANNING AND DESIGN TO CONTROL SOUND TRANSMISSION FOR
COMPATIBILITY WITH THE ARCHITECTURAL DESIGN CONCEPT.
o FORENSIC ARCHITECTURE
UNDERTAKES SCIENTIFIC STUDY ON THE BUIL ENVIRONMENT’S WELL-BEING,
WHICH ALLOWS THE ARCHITECT TO FOCUS ON THE WAYS IN WHICH THE
BUILDING/STRUCTURE CAN BEST MAINTAIN ITSELF AND PROLONG ITS LIFE
IN A COST-EFFICIENT MANNER, AND FINALLY PROVIDE RECOMMENDATIONS
TO THE OWNER/CLIENT.
o BUILDING APPRAISAL
ACT OR PROCESS OF ESTIMATING VALUE ON THE BUILDING / STRUCTURE
CONDITION AND DEFECTS, AND ON ITS REPAIR AND MAINTENANCE,
INCLUSING THE REQUIRED IMPROVEMENTS.
o STRUCTURAL SONCEPTUALIZATION
CONCEIVES, CHOOSES AND DEVELOPS THE TYPE, DISPOSITION,
ARRANGEMENT AND PROPORTIONING OF THE STRUCTURAL ELEMENTS OF
AN ARCHITECTURAL WORK, GIVING DUE CONSIDERATIONS TO SAFETY,
COST-EFFECTIVENESS, FUNCTIONALITY AND AESTHETICS.
o PRELIMINARY SERVICES
MUST HAVE MUCH MORE THAN THE BASIC KNOWLEDGE OF THE SITE
ANALYSIS, SPACE PLANNING AND MANAGEMENT, ARCHITECTURAL
PROGRAMMING AND THE OTHER SERVICEC UNDER SPP DOC 201.
o CONTRACT DOCUMENTATION AND REVIEW
MUST HAVE MORE THAN BASIC KNOWLEDGE OF SPECIFICATION WRITING,
ESTIMATION AND QUALITY SURVEY, ARCHITECTURAL PRODUCTION,
ARCHITECTURAL SOFTWARE, ARCHITECTURAL SUPPROT SERVICES AND
CONTRACT DOCUMENT REVIEW.
o BUILDING COMPONENTS
MUST HAVE MUCH MORE THAN THE BASIC KNOWLEDGE OF BUILDING
MATERIALS AND FINISHES, CONSTRCUTION METHODOLOGIES, BUILDING
ENVELOPES INCLUDING CLADDING, ROOFING SYSTEMS, ARCHITECTURAL
FENESTRATIONS AND ARCHITECTURAL HARDWARE, FIXTURES AND
FITTINGS.

OF-RECORD.
QUALIFICATIONS
a. A BS ARCHITECTURE DEGREE
b. EXTENSIVE EXPERIENCE IN DESIGN AND BUILDING CONSTRUCTION AND MUST
BE VERY KNOWLEDGEABLE IN BUILDING MATERIALS AND CONSTRUCTION
DETAILING
SPP DOC. 204 B- ON CONSTRUCTION MANAGEMENT
SERVICES
CONSTRUCTION MANAGER (CM) COULD EITHER BE:
a. A MEMBER OF THE STAFF OF THE OWNER
b. AN INDIPENDENT INDIVIDUAL, OR
c. A FIRM HIRED BY THE OWNER TO MANAGE THE CONSTRUCTION OF A
PARTICULAR PROJECT.
LIMITATION OF AUTHORITY
a. SHALL NOT INVOLVE HIMSELF DIRECTLY WITH THE WORK OF THE CONTRACTOR.
b. SHALL NOT IMPOSE METHODS, SYSTEMS OR DESIGNS THAT WILL
SUBSTANTIALLY THE CONSTRUCTION SCHEDULE AND IMPAIR THE DESIGN
CONCEPT OF THE ARCHITECT.
LEGAL RESPONSIBILITY
a. DIRECTLY RESPONSIBLE TO THE OWNER ON ALL ASPECTS OF THE
CONSTRUCTION WORK.
b. NO LIABILITY IN CASE EQUIPMENT FAIL TO FUNCTION OR IF A PORTION
OF THE BUILDING COLLAPSE:
i. DUE TO DEFICIENCIES IN THE PLAN/DESIGN
ii. DUE TO DEFICIENCIES IN THE MANNER OF CONSTRUCTION
QUALIFICATIONS
c. REGISTERED AND LICENSED ARCHITECTS W/ IAPOA
d. ARCHITECTS WHO ARE CONTRACTORS
SPP DOC. 205- ON POST-CONSTRUCTION SERVICES
ARCHITECT MAY BE ENGAGED AS THE BUILDING ADMINISTRATOR AND/ OR PROPERTY
MANAGER.

METHOD OF COMPENSATION
- PERCENTAGE OF GROSS OF RENTALS, MAINTENANCE AND SECURITY FEES; AND/OR
o RENTAL 4% - 6%
- MONTHLY SALARY
o FIXED FEE
- PRE-CONSTRUCTION PHASE
o CONDUCT REGULAR CONSULTATIONS WITH THE OWNER AND WITH THE
ARCHITECTS AND ENGINEERS ON ALL ASPECTS OF PLANNING FOR THE PROJECT.
- CONSTRUCTION PHASE
o OVERSEE TIME, COST AND QUALITY CONTROL DURING THE CONSTRUCTION OF THE
PROJECTS.
COMPENSATION – 2% - 5%
SPP DOC. 207 - DESIGN-BUILD SERVICES
- DESIGN BUILD BY ADMINISTRATION
o INCLUDES SPP DOC. 202
o COMPENSATION
10% DESIGN FEE
7% BUILD FEE
- MAXIMUM GUARANTEED COST
o GIVES OWNER/CLIENT AN ESTIMATE OF THE PROJECT.
o SAVINGS IS DIVIDED EQUALLY BETWEEN OWNER/CLIENT AND THE ARCHITECT.
