A. PROJECT HISTORY AND BACKGROUND

Iloilo is a province of the Philippines, located in the center of the Philippine archipelago, also
known as the "Heart of the Philippines”. The province comprises the southeastern part of Panay
Island with island-province of Guimaras just across its coast. The capital city of the province of
Iloilo is the City of Iloilo, which is also one of the major urban centers in the Philippines.

With the current economic situation of Iloilo that it is continuously developing, now is the best
time to have this kind of business. Having a boarding house business at the right location offers a
high possibility of profit. Like most businesses, location is the most important aspect of putting
up a boarding house. You want to be closer to the areas where your possible tenants are, such as
schools, offices, and malls are.

I.I Name of project promoter

These ideas led the Hua Siong College of Iloilo students, Trexean Jane Gabriel Gavileño, Trixie
Louie Lamprea, Kristal Ann Panique, Nicole Quiambao, Shania Aileen Pedrola, and Angel Anne
Sotocinal to promote this project.

I.II Reasons of promoting the project

Considering, Iloilo City has been a center for education and employment for the neighboring
provinces of Aklan, Antique, Capiz, and Guimaras, thus, students and employees seek abode in
the city, making boarding houses an essential demand.

I.III Project Orientation

The type of business to be used is partnership, wherein two or more individuals pool money,
skills, and other resources, and share profit and loss in accordance with terms of the partnership
agreement.

I.IV Market Orientation

This project will operate in Sambag, Jaro, Iloilo City - a domestic business, the kind of
trade that is limited geographically within a country. A domestic business involves commercial
exchanges that are only done within that country. A business which can also be referred to as an
internal business involves a producer and a client, who live within the same nation. This means
that the laws, business practices and customs used in a business transaction shall be of the
designated country.

I.V Economic and Industrial Policies Supporting the Project

Department of Trade and Industry. The Philippine DTI is the executive department of the
Philippine Government tasked as the main economic catalyst that enables innovative,
competitive, job generating, inclusive business, and empowers consumers.

Bureau of Internal Revenue. The BIR is an agency of Department of Finance. BIR collects more
than half of the total revenues of the government through the regulations of taxes.

Securities and Exchange Commission. The SEC is an independent federal government agency
responsible for protecting investors, maintaining fair and orderly functioning of securities
markets and facilitating capital formation.

Bureau of Fire Protection. The BFP an agency of the Department of the Interior and Local
Government (DILG) responsible for implementing national policies related to Firefighting and
fire prevention as well as implementation of the Philippine Fire Code (PD 1185), which has been
repealed and replaced by the New Fire Code of the Philippines (RA 9514).

Department of Health. The DOH is the principal health agency in the Philippines. It is responsible
for ensuring access to basic public health services to all Filipinos through the provision of quality
health care and regulation of providers of health goods and services.

Bureau of Food and Drugs. The BFAD is now the Food and Drug Administration of the
Philippines was created under the Department of Health to license, monitor, and regulate the flow
of food, drugs, cosmetics, medical devices, and household hazardous waste in the Philippines.

Department of Labor and Employment. The DOLE is mandated as the primary policy-making,
programming, coordinating and administrative entity of the Executive Branch of the government
in the field of labor and employment. It assumes the primary responsibilities of promoting gainful
employment opportunity

Sanitary Permit.

I.VI Significance of the study

The significance of the study aims to provide a warm, supportive home for the boarders through
developing life skills such as social interactions and trust between them by being responsible for
themselves, their belongings and relationships with others. Additionally, letting them learn to
adjust and be considerate of one another. Our small boarding community promotes flexibility to
accommodate the individual needs of our tenants. Moreover, we are aiming for the welfare of the
families and individual boarders through providing maintenance and security services 24/7. As
we give our boarders lodging services, we also aspire to gain profit from it as well.

B. ECONOMIC ASPECT

In the 2015 census, Iloilo City had a population of 447,992 inhabitants, with a 1.02% population
annual growth rate. For the metropolitan area, the total population is 946,146 inhabitants. Iloilo
City has an area of 78.34 km2 (30.25 sq mi) and a metropolitan area of 1,105.53 km2 (426.85 sq
mi).

This business will hire minimum of 3 persons who are qualified and competent to be employed
and have a job. This will lessen the unemployment of the country. It increases the economic
revenue in the form of tax which the government gained from taxation. It is a factor that can help
the government revenue increase, which they will use as a fund to the projects that would be
approved and implemented.

The professionals and students, which are our target market, contributes a lot in the growth of our
economy. Our goal as the promoters of this boarding house project is to sustain their need for a
comfortable place to stay at an affordable price.

C. MARKETING ASPECT

Product Description

This well furnished - 324 sq.m or 3487.507 sq.ft - minimal but modern boarding house is suitable
for families, students and professionals with up to 6 persons who want both, a comfortable place
to live in near some institutions and malls and at the same time, accessible to road transportation.

It is located in Brgy. Sambag, Jaro, Iloilo. The entrance is across the Ceres Liner Garage, Dungon
B. It is a 5 minute-drive away from the University of San Augustin Basic Education Department,
7 minutes away from Central Philippine University, 1 ride or 12 minutes away from SM City
Iloilo and 20 minutes away from Sta. Barbara International Airport. It is one of the places you
want to consider renting whether you are a student, an employee or even a tourist.

The newly-built house is a four-storey building with a roof deck. It consists of 47 rooms; 19
rooms for rent and 28 rooms for bedspace. The rooms for rent are located in the ground and
fourth floors while the rooms for bedspace are in the second and third floors.

To build a good rapport between the lodgers, the team has provided a spacious living room for
each floors where boarders can study, chill and hangout with others. The kitchen is provided in
every floor for the tenants' disposal. It also has a sink and common bathrooms separate for boys
and girls for the bedspacers. Every room that is rented has its own bathroom and sink inside the
room. The management supplied the needed furnitures such as beds, built-in cabinets, ceiling
fans, study tables and chairs for the boarders.

In this boarding house, priority has been given to high quality of comfort. The team offers other
services such as laundry and cafeteria. To maintain cleanliness, a housekeeper is cleaning the
house every weekend. For safety purposes, there are security guards on duty 24/7. It has a written
emergency procedures and wide access on the exits in times of emergency.

Industry Profile

A boarding house is a house,frequently a family home, in which lodgers rent one or more rooms
for one or more nights, and sometimes for extended periods of weeks, months, and years. The
common parts of the house are maintained, and some services, such as laundry and cleaning, may
be supplied. It can also be an entire building filled with rooms and complete basic amenities that
you can rent out to people who needed places to stay for a particular period of time. Lodgers
legally only obtain a licence to use their rooms, and not exclusive possession, so the landlord
retains the right of access.

There is a long history of housing arrangements that served as de facto social networks for new
urban transplants. Boarding houses were common in growing cities throughout the 19th century
and until the 1930s.In Boston in the 1830s, when the landlords and their boarders were added up,
between one-third and one-half of the city's entire population lived in a boarding house.

With the current economic situation of the country that is continuously developing, professionals
or non-professionals are driven to seek their carrer paths in the urban and students tend to choose

more advance secondary or tertiary instituitions. Moreover, we now live in a world of ever-tinier
micro-units, limited housing stock, and prohibitive rents. This is a world in which some
purportedly well-adjusted, perfectly sane grown people pay to share bunk beds. The boarding
house reinforced some social changes: it made it feasible for people to move to a large city, and
away from their families. Boarding out gave people the opportunity to meet other residents, so
they promoted some social mixing.

Demand

The demand for boarding houses in Iloilo City is largely dependent on the students and
consumers who needs a place where they can stay safe and comfortable in terms of their
hygiene and location which became the reason of rising the demand of boarding houses,
especially when opening of every semester and school year.

Generally, consumers usually want to have a place where they can totally call as their
home and where their every need is accommodated.

The annual demand for the business increase for about 25% every year based on the
survey conducted to the existing boarding houses in the City of Iloilo.

Supply:

As the promoter conducted the survey it was learned that the existing boarding house
establishments within the area can only supply about 80% of the demand.

Therefore, the promoter became aware for the supply of boarding houses annually. This
survey really helps the promoter do in conducting the said business in order to achieve
their common goals and objectives.

According to Gabiota, Iloilo City has been a center for education and employment for the
neighboring provinces of Aklan, Antique, Capiz, and Guimaras, thus, students and employees
seek abode in the city, making boarding houses an essential demand.

Moreover, Jaro is one of the seven districts of Iloilo City, in the province of Iloilo. Moreover, it is
the largest of all districts of Iloilo City. The district of La Paz was a former part of Jaro before it
became separated. In addition, Jaro is the cradle of Christian faiths with Roman Catholic and
Protestant institutions established and founded in the area. Jaro is not only rich with religious and
historic establishments but also rich with s large number of schools and universities. Such as
Central Philippine University (Founded 1905 - the first Baptist and second American University
in the Philippines and Asia.), Seminario de San Vicente Ferrer (Founded 1865 - the oldest
institution of higher education in Western Visayas), Colegio de San Jose (Founded 1872),
University of San Agustin- Basic Education Campus (Founded 1904), De Paul College (defunct),
Angelicum School Iloilo (Founded 1978), Pius XII Catechetical Institute (The first catechetical
school in the Philippines) and Philippine Science High School Western Visayas Campus (founded
1992). Also found in the district is the St. Joseph Regional Seminary, in Cubay. It is a theology
seminary, as St. Vincent Seminary is a juniorate and philosophy seminary. These different schools
located in Jaro had brought an impact to the high rate of students who preferred to study in Iloilo
City.

Therefore, the project promoters see this as an opportunity for them to promote a project
regarding this boarding house to be exactly located in Sambag, Jaro which will specifically cater
the needs of our target markets which are the students and the professionals who wants to live
comfortably and with a good and easy access to their destinations. Moreover, the location of this
boarding house is one of our advantage for it is along the road with an easy access to jeepneys,
taxis and other form of transportation. Also this boarding house offers a high quality of service
compared to other related businesses for there will be a study area offered exclusively for the
boarders, cafeteria, laudry shop and the boarding house is secured with cctv cameras and security
guards that will make their stay as safe and comfortable even if they are away from their families.
Also, the room area for males and females are to be seperated for safety purposes. Usually the
peak season for this type of business are during school days specifically from the month of June
to April. However, this business will still continue to operate because it is not only for students, it
is open for everyone such us workers or professionals who wish to avail our service.

In addition, marketing plays a central role in any company. But when it comes to a rooming and
boarding houses business, the ability to market the brand can be the deciding factor between
barely making it and achieving stellar industry success. Multiple marketing factors affect bottom
line profitability. But there is one trait that stands out above all the rest in terms of its ability to
deliver marketing success. Marketing plays a vital role in strategic planning. With marketing
pressure at an all-time high, every business needs to incorporate tactics and strategies designed to
position a rooming and boarding houses business at the top of the heap.

Viral marketing is one of the most elusive marketing techniques to be use. By including viral
elements in a campaign for a rooming and boarding houses business, there are no guarantees the

efforts will be rewarded. But despite the risk, viral marketers can influence the likelihood of
success. Social media and other online vehicles can seed a viral marketing campaign, but you'll
need to nurture their development through direct customer interaction as well as other techniques.
So the promoters will utilize the social media as a medium to market this project specifically
through Facebook, Instagram, Twitter and other online applications. Moreover, this marketing
through social media can help a lot for the business for it is easy to apply and with lesser expense
to incur.

Cost-Plus Method will be use for the pricing strategy of this project. Cost plus pricing is a cost-
based method for setting the prices of goods and services. Under this approach, you add together
the direct material cost, direct labor cost, and overhead costs for a product, and add to it a markup
percentage to create a profit margin in order to derive the price of the product. Cost plus pricing
can also be used within a customer contract, where the customer reimburses the seller for all costs
incurred and also pays a negotiated profit in addition to the costs incurred...

Moreover, the promoters decided also to give discounts every semester for students who have an
excellent academic performance in their schools. By that, this strategy can be a motivation for
them to strive better along their journey towards their dreams.

D. TECHNICAL ASPECT

D.1 Product Characteristics (in Detail)

The product is a boarding house which concern about the needs of the students and
professionals as they stay in the city. The boarding house is located in front of Ceres Liner at
Sambag, Jaro, Iloilo City. The boarding house provides an easy access to schools, universities,
shops and malls because it is along the roads. The boarding house offers room for rent and bed
space. Wherein when it comes to bed space the rooms for girls and boys will be separated. Also
for the room for rent it is provided with its own sink and bathrooms. Moreover for those who
availed the bed space there will be bathrooms provided every floors with 4 cubicles and shower
each bathrooms offered separately for girls and boys. Also, there will be a study area provided in
every floors.

The boarding house is compose of 47 rooms and with 4 floors. In the ground floor, there
will be a cafeteria, laundry shop, maid’s quarter, kitchen, comfort rooms and a total of 7 rooms
for bed space with a size of 3.5x4m. The second and third floor have 14 rooms for bed space each
floor with a size of 3.5x4m. In fourth floor, 12 rooms for rent with a size of 3.5x6m with a
maximum capacity of 4-6 persons and 2 rooms for rent with a size 3.5x4m that can cater a
maximum of 4 persons. Every rooms are fully furnished and provided with complete necessary
facilities such as double deck bed, side table ceiling fan/aircon and storage cabinet. The comfort
rooms are equipped with toilet, sink, faucet, shower, shower curtain/divider, towel holder and
mirror. The room for bed space has the same size but it will vary only to the number or boarders
compose more specifically a maximum of 4 or 6 persons but there is no limits to the number of
person to stay for a room for rent as long as they do not disturb other boarders. Moreover, water
and electricity is exclusive for those who availed room for rent but for bed space only electricity
is exclusive.

In addition to this, the promoters had planned to contact a home builder that will handle
the construction at an agreed price and the promoters planned to lend money to a bank for the said
business.

There will be a janitor to be hired to maintain the cleanliness of the boarding


house, specifically the hallway, living area, sinks and public comfort rooms every 3 days.
More over the management will provide trashcans in every floor and the garbage will be
collected weekly. In addition, liquid waste has also its own septic tank. Therefore, every
boarders must be encouraged to be responsible enough to dispose their garbage properly
and maintain the clean environment in the boarding house for their own good.

E. ORGANIZATION AND MANAGEMENT

The kind of partnership the partners has is a limited partnership.

A limited partnership exists when two or more partners unite to conduct a business in
which one or more of the partners is liable only to the extent of the amount of money that
partner has invested. It is much like a general partnership, but with a few significant
differences.
Management of a limited partnership rests with the "general partner," who also bears
unlimited liability for the company's debt and obligations. A limited partnership allows
for any number of "limited partners," whose liability is limited to the total amount of their
investment in the company.
The partnership provides two security guards which are paid to the agency, 20,000 and
three maintenance personnel with a monthly salary of 10,000 each.

The propose business “The House of Us“ will bring satisfaction to boarders, who are looking for
reasonably priced boarding house that will give them comfort and suit their welfare needs. The
business is committed to promoting a safe and homelike place to live in by making a quality
affordable and secured boarding house available to all. This will also provide stalls like cafeteria,
laundry shop and water station beside for the convenience of the boarders.

Contribution to the Economy

The proposed business will benefit the economy through providing employment. This will give
the hired employees and their families their source of income for their living needs. That
consumers income will help keep the economy active. This business will help all class of people
to sustain their needs of accommodation because of the economic prices on the commercial
housing business but will still maintain the quality and security that the tenants need.

Contribution to the Government

The business owners and business will pay their tax obligation as provided by law. Tax will help
the government generate funds for the improvement of public service and government projects.

Contribution for the Society

The proposed business will provide help to the community and our countrymen. We recognize
that the nature of the business, especially the partners focus on quality affordable and secured
boarding house, gives us a unique opportunity to make a very positive contribution to the
accommodation of the community we serve.
