Homeownership Pathway Agreement

THIS AGREEMENT (hereinafter referred to as the "Agreement") is made and entered on X/XX/XXXX by and between Landis
Proper9es I, LLC (hereinafter referred to as "Landis") and XXXX (hereina=er referred to as "Customer").

WHEREAS Customer has agreed to purchase the property located at XXXX


(hereinafter referred to as “Property”) and Landis has agreed to rent Property to Customer to allow Customer to complete
the purchase:

1. EFFECTIVE PERIOD. This agreement will become effective immediately and will terminate (i) after twelve months or (ii)
upon complete purchase of Property by Customer, whichever comes first.

2. INITIAL PAYMENTS. Customer agrees to pay Landis within seven days of acceptance of Agreement a total of $XXXX,
broken down as follows:

i. A security deposit of $XXXX

ii. An ini%al payment of $X for Landis Homeownership Credits, to be counted towards the purchase of Property
upon comple%on

3. MONTHLY PAYMENTS. Starting on the payment due date for the first month of rent, Customer agrees to pay Landis a
total of $XXXX per month un9l Customer completes the purchase of property, including:

i. Rental payments of $XXXX per month

ii. An addi'onal payment of $XXX per month for Landis Homeownership Credits, to be counted towards the
purchase of Property upon comple'on

These amounts will be pro-rated for any partial months.

4. BEST EFFORTS. Customer agrees to make best efforts to complete the purchase of Property. In particular, Customer
agrees not to engage in bankruptcy proceedings while this agreement is effective without the prior written consent of
Landis.

5. MAINTENANCE. In the spirit of Customer’s intent to own Property, Customer agrees to take responsibility for
maintaining Property. During the duration of the lease agreement, Customer is responsible for 100% of any Property
repairs up to $200 and 50% of amounts in excess of $200. Any repairs necessitated by the Tenant's intentional or
negligent misuse of Property shall be Customer’s full responsibility.

6. INFORMATION. Customer agrees to give Landis notice of any change in financial circumstance which materially impacts
their ability to complete the purchase of Property, including material changes to Customer’s income, debt, recurring
expenditures (e.g. alimony), bankruptcy status and credit score. These notices can be submitted electronically at
customers@landis.com.
7. FAILURE TO COMPLETE THE PURCHASE. If customer fails to complete the purchase of Property within effective period
of this agreement, having otherwise abided by the terms of this agreement, Landis will refund Customer half of the
sum of the security deposit and Landis Homeownership Credits as per clauses (2)(iii) and (3)(ii) (not including rent),
minus any deductions from the security deposit as stipulated by the lease agreement.

8. BREACH OF AGREEMENT. If customer breaches the terms of this agreement, Landis reserves the right to retain 100% of
Landis Homeownership Credits set forth in clauses (2)(iii) and (3)(ii).

9. CONTINGENCY. If Landis isn't in possession of the Property at the end of the first day of rent, this agreement alongside
all other agreements between Landis and Customer will be void. Landis will refund to customer 100% of Landis
Homeownership Credits set forth in clauses (2)(iii) and (3)(ii).

10. ARBITRATION. All claims and disputes arising under or relating to this Agreement are to be settled by binding
arbitration in the State in which Property is located or another location mutually agreeable to the parties. An award of
arbitration may be confirmed in a court of competent jurisdiction.

11. GOVERNING LAW. This Agreement will be governed by the laws of the State in which Property is located.

12. SEVERABILITY. If any provision of this Agreement or the application thereof shall, for any reason and to any extent, be
invalid or unenforceable, neither the remainder of this Agreement nor the application of the provision to other
persons, entities or circumstances shall be affected thereby, but instead shall be enforced to the maximum extent
permitted by law.
