AUTHORITY TO SELL PROPERTY

Gentlemen:
This is to authorize you as a team of brokers to negotiate for the sale of the properties located at Carmona,
Cavite covered by Transfer Certificate of Title described below:

Land Owner TCT NO. AREA SQM

Selling Price:
Asking Price: P3500 per sqm., which is good for one (1) year from date of this ATS, but negotiable
depending on the terms of payment.

Terms of Payment
• Down payment – 30% of contract price payable upon execution of Contract to Sell.
• Balance – payable in twelve (12) equal monthly amortizations without interest and with PDCs.
• Any deviation from the foregoing price and terms shall be subject to written approval from the
undersigned as owner.
Taxes and Registration Fees:

SELLER’S ACCOUNT:
1. Capital Gains Tax,
2. 5% broker’s commission based on contract price;
3. Real estate tax up to the calendar quarter of signing of CTS
BUYER’S ACCOUNT:
1. Documentary stamp tax, transfer fees and registration expenses
2. Other incidental expenses related to the transfer of ownership shall be for the account of the Buyer.
Sales Commission:
The SELLER shall pay the 5% commission based on contract price, upon the closing of the sale
transaction and execution of documents of sale. The distribution of broker’s commission is equally to the
following principal brokers:

The sales commission is payable to the principal brokers in proportion to the actual amounts paid by
the BUYER to the Seller starting from the execution of the CTS up to the full payment of contract price by
the BUYER and signing of Deed of Absolute Sale by the parties. In this connection, the SELLER shall
authorize the BUYER to deduct from the sales proceeds and pay directly to the Brokers the appropriate amount
of commission from each payment made by the BUYER to the SELLER.

Authorization Period:
This ATS is NON- EXCLUSIVE and good for Six (6) months from date hereof and renewable
automatically for another six (6) months unless terminated for valid causes by the undersigned, after giving
30 days written notice to the team.

Registration of prospective buyer:


You shall register the names of your prospective buyers during the period covered by this Authority.
However, notwithstanding the expiration of this Authority, if the Buyer you previously registered and
negotiated with shall finally buy the same properties within one year from the expiration of ATS, your team
will still be entitled to the commission stated above and agreed upon.
