DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF SALE is made and executed by and between:

DINDO GANDIA DIEGO, of legal age, Filipino citizen, widower and a resident of Brgy.
Doña Paulina, San Isidro, Isabela, Philippines, hereinafter called as the VENDOR;

-and-

MARDIE OWANG DAYACUS, of legal age, Filipino citizen, married, and a resident of
Brgy. Doña Paulina, San Isidro, Isabela, Philippines, hereinafter called the VENDEE;

WITNESSETH THAT

WHEREAS, the VENDOR is the absolute owner of a parcel of land situated in the Barrio
of Doña Paulina, Municipality of , Province of Isabela, covered by Transfer Certificate of Title
No. T-106052/SC-12327, more particularly described as follows:

A PARCEL OF LAND (Lot 1825-E-2, of the subdivision Plan (LRC) Psd-222801,


being a portion of Lot 1825-E (LRC) Psd-129163, L.R.C Rec. No. H-Pat situated in the
barrio of San Vicente, Municipality of Jones, Province of Isabela, Island of Luzon
containing an area of TWENTY FIVE THOUSAND SEVEN HUNDRED SIX (25, 706) sq. m. x
x x x.

That for and in consideration of the sum of TWO HUNDRED FIFTY THOUSAND PESOS
(PhP250,000.00), Philippine currency, cash in hand paid and delivered in cash and
acknowledged to have been received by the VENDOR to her entire satisfaction, and by these
presents hereby cedes, sells, conveys and transfers to the VENDEE, his heirs and assigns, all
claims, rights and interests over TWENTY FIVE THOUSAND SEVEN HUNDRED SIX (25,706 sq.m.)
parcel of land covered by TCT No. T-106052/SC-12327, free from all liens and encumbrances.

WHEREAS, the VENDOR hereby warrants that she is the lawful registered owner and
present possessor of the subject real property;

WHEREAS, the VENDOR further warrants that the subject real property is not tenanted
and free from any claim of any third person.

WHEREAS, the VENDOR hereby warrants peaceful and uninterrupted possessor over
the subject real property.

IN WITNESS WHEREOF, herein parties have hereunto affixed their signatures this ___

foregoing instrument, and they acknowledged to me that the same is their free and voluntary
act and deed. They exhibited to me Community Tax Certificate bearing their signatures as
competent proof of their identities.

This instrument, consisting of two (2) pages, including this page of which this
acknowledgment is written, has been signed by the vendor, and the instrumental witnesses on
the lower margin of the first page, and above their names on the second page.
